This home is thoughtfully equipped for all seasons. In winter, enjoy the cosy ambiance of the Jetmaster wood fire and ducted central heating. In the warmer months, ceiling fans and breezy indoor-outdoor living ensure a cool and comfortable stay.

FEES The base tariff includes 4 people, and extra guests are charged an additional fee per person, per night. Electric car charging is $20 per use, payable separately after booking.
ELECTRIC CAR CHARGING FEE Please advise if you intend to use the house electricity for charging your electric car. There is a fee of $20 per charge, which is charged separately. Kindly inform us of the number of times you plan to charge your car during your stay. There is no dedicated EV port at the property. Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.
CLEANING FEE The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.
FIREWOOD SEASON 1st May - 30th September. During firewood season, a starter pack of firewood, kindling, firelighters, and matches are provided for your first night. More firewood and supplies can be purchased locally from petrol stations.
TELEVISION Please note that poor weather conditions may affect live free-to-air channels. We cannot guarantee a consistent television signal. On-demand channels and streaming apps are available through the Smart TV using your accounts.
9PM OUTDOOR NOISE RESTRICTION CURFEW For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas. We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY This property is exclusively for registered guests. It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY We enforce a strict no-party and no-noise disruption policy. As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date. Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date. Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking. Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond. Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement. Agreement: By making payments, you agree to our terms and conditions. Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee. Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date. Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy. COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.

We had a lovely stay at this property, plenty of blankets and heating to keep cosy. Really tidy and clean, we were so relaxed staying here and will definitely be back!

Great location that was quiet and on the edge of the National Park. Birds and possums also came to visit. We appreciated the extra touches, such as extra towels, firewood and kitchen consumables. We will be back!
The property is well equipped, warm and cosy. It was perfect for two old friends who like to have their own bedroom and bathroom. And the open fireplace is magnificent. This was our third time staying at Rocky Mountain Cottage and it won't be our last.

The thing we enjoyed, most of all, was the incredible stone work open fireplace and the fact that wood was supplied. The house is spacious and the bedrooms are really nice with two bathrooms. We liked the dining room, which is large, and the deck right off it. all the appliances in the kitchen (and laundry) are very up to date and immaculate. The central heating is absolutely awesome, especially for the cold nights, & we were very impressed.

We had a fantastic stay at the property! The home was exactly as described clean, spacious, and well-equipped with everything we needed for a comfortable visit with the fireplace being a standout. The beds were comfortable, the kitchen had all the essentials pus the extensive library of books, movies and board games were fantastic for a family vacation away. The house was perfectly located in a quiet street but close enough to Blackheath itself if you needed food or just to walk around and enjoy. Check-in was smooth and communication with the host was clear, quick and friendly throughout. Would return and highly recommend to anyone looking for a relaxing and well-appointed place to stay.
My family and I just loved the property, it had everything we needed for a great stay. The kitchen was well equipped for making family meals. We all enjoyed sitting around the fireplace while our four year old granddaughter enjoyed playing with the toys, and books. The beds were very comfortable with quality linen. Also it was a pleasant walk down into Blackheath. I would highly recommend this property to anyone looking for a very peaceful and pleasant stay.
The cottage was perfectly positioned in Blackheath, in amongst the quiet of the trees, but still close to the shops. We experienced 3 black cockatoos on the property, which was very exciting.
The house was warm and cosy and the kitchen well equipped. My two teenage boys loved the house and surrounding areas and can’t wait to return.
The home was very comfortable with great heating once we worked it out, open fire with plenty of wood for our first night as per description. We enjoyed our stay immensly. We couldn't use the BBQ because of the wind, no-ones fault and couldn't get the outside light to work at the back, which of course could have been us. The kitchen was so well equipped with crockery, cutlery and glasses it was fabulous. Only one suggestion for the kitchen - steak knives but that of course is very personal. Fabulous place thank you.
This property is in a quiet street and pretty much is as advertised on the website. It was well stocked with kitchen items, books, dvds and plenty of linen and blankets. It was also centrally heated. It was a very comfortable place to stay.
Beware though of the "fees" charged on credit card transactions - 2.9% - and you cannot pay any other way. The managing agent was also less than pleasant to deal with. We will not be booking any property managed by him again.

We are sorry for your experience, however, it is listed in the advertising before you book that there is a 2.9% non-refundable Stripe payment gateway fee. It is unfair that you became disgruntled at us on this matter when all the information was clearly listed before you booked.
Well designed home in a great location to explore all that the Blue Mountains has to offer. The weather was fairly miserable and cold for late October but with the fabulous central heating we were snug and warm (we too failed at fire making!). The house has everything you could want for a comfortable stay. With all the fabulous cafes and restaurants in the area we ate most of our main meals out. High Tea at the Hydromajestic was just one of our great eating-out experiences. The local Blackheath shops are also well worth a visit with lots of little boutiques/gift shops and friendly locals to chat to. The Blackheath Rhododendron Gardens is also a must-see and we did manage to do most of the mountain viewing look-outs and short walks. We didn’t get to see and do everything so plan on a return visit to this lovely house in the near future. Thank you Heidi and Luke for a lovely stay.
We thoroughly enjoyed staying here. It had everything we needed for a short stay with a young family. It was very clean and spacious and we were warm and toasty with the central heating option (because we failed at lighting the fire! ). Close to shops/restaurants and the beautiful scenery. Just fabulous, thank you.
Is a great property with everything you need to feel at home. So nice to be in the mountains in winter but not notice the cold, thanks to the great heating.
