Rocky Hills Retreat - Off-Grid Luxury on Tasmania's East Coast

A single-bedroom retreat on 250 acres of protected conservation land, Rocky Hills sits above Great Oyster Bay with uninterrupted views across to the Freycinet Peninsula.

Designed by architect Craig Rosevear, the building is passive solar, fully off-grid and quietly extraordinary - solar powered, rainwater fed, and built to disappear into the landscape rather than impose on it. The land is registered under a conservation covenant in perpetuity. What happens here stays here.

Accommodation is for two guests only. Interiors are spare and considered - art, books, light, and the particular silence of 250 acres with no neighbours. Outside, a handcrafted Huon pine bath sits in the open air.

Rocky Hills is 10 minutes from Swansea, close to Freycinet National Park, and within reach of some of Tasmania's best food, wine, and coastline.

It is also, genuinely, the kind of place that is hard to leave.

Amazing place. So peaceful and amazing veiws . The bath on private deck was fantastic way to end the day. Would stay there again. If you want a private getaway with all the modern comforts and the best veiw with amazing host that give you full privacy. This is the place to stay . Thank you for a stay that was so relaxing.

What a wonderful property. We had a amazing stay. No need for the TV. The ever changing views were spectacular. The outdoor bath is in the perfect spot. The added extras made the stay extra special. The serenity, and peace and quiet is so refreshing perfect end to our weeks holiday.

This place is to die for. The accommodation and views are second to none. Add to the fact that your nearest neighbour is more than a kilometer away. It is heavenly. No better way to celebrate the new year.

Rocky Hills Retreat exists because we believed in what it already was - a piece of protected Tasmanian bushland with a quietly exceptional piece of architecture sitting in it. We care about it enormously. Every guest matters because there is only ever one at a time.

Why they chose this property

Rocky Hills sits above Great Oyster Bay on Tasmania's East Coast, midway between Swansea and Freycinet. It is one of the least developed stretches of coastline in Australia - the light is extraordinary, the oysters come straight from the water, and the pace is completely different from anywhere else. We chose it because it is genuinely irreplaceable.

What makes this property unique

The property is fully off-grid - solar powered, rainwater fed, and built on 250 acres of land registered under a conservation covenant in perpetuity. The architecture is by Craig Rosevear, who designed it as a passive solar building that earns its place in the landscape. There is one bedroom, a maximum of two guests, and a Huon pine outdoor bath handcrafted by Stuart Houghton. There is nothing quite like it.
