Location Peppercorns Riverside Farm Stay is located in beautiful Clarence Town (approx. 1 hour from Newcastle or 2.5 hours from Sydney). The property is on the banks of the Williams River and has magnificent views to the surrounding ranges of Wallaroo National Park. - Clarence Town village is a 5-minute drive with a supermarket (IGA), café, liquor store and pub (Erringhi Hotel). - The Clarence Town boat ramp is close by, and you can tie up on our private pontoon. - Raymond Terrace is located 20 minutes South of the property with Woolworths, Dan Murphy’s, Aldi and Big W.
Guest access The entire property is for your exclusive use during your stay. You can walk down to the river or through any of the paddocks. Please note: There is a small pantry locked in the house for our personal belongings and the garage is not accessible to guests. Other things to note - Unfortunately, the property is not able to be booked for parties or large events. We ask that you please keep noise to a minimum at night as we are in a very quiet valley and don’t want to disturb our neighbours. - Dogs are allowed but please keep them away from the animals on surrounding properties. Your dog is welcome in tiled areas of the house, but we do ask that they are kept off the furniture and carpet.

We had a lovely family break (kids, grandkids etc) and made good use of the pool. Lovely location and plenty of room in the house. I couldn't give five stars because the house is definitely in need of renovation. We also found the large amount of leaf debris across the decks and outside tables a bit disappointing.
Thoroughly enjoyed the property. Plenty of room to play cricket, badminton and other outdoor activities. The bikes had fun down by the river. And the kids had enjoyed feeding the cows
Was the right place for a relaxing weekend with family on the river. Beautiful setting for get together. Loved kayaking up the river. Saw a koala and plenty of kangaroos, birds.

Great property with ample room for a large group. The kids loved the swing into the river. A beautiful property and lovely outdoor area to sit and enjoy the views.Property was a little dirty. Outdoor entertaining areas and pool could have done with a clean before guests arrive, including the granny flat deck. Which was a little disappointing consider the cost to rent for the weekend.

We enjoyed kayaking and stand-up paddle boarding on the river. Kids loved the pool. The view is beautiful and the house has plenty of space for large groups. Kitchen is well-equipped and there were plenty of cleaning supplies, toilet paper, linens etc.
The perfect country setting for a big family to come together. We loved the property and the accommodation both the little house and the big house, it was perfect for our family gathering. Loved the outlook from the front of the driveway and the back of the property so picturesque. We had perfect weather for a fire pit and just lazing around on the verandah. Was very happy with the whole weekend, would definitely go back.

The property is perfect for our 3 families of 12 in total + a golden retriever (I think he enjoyed it the most!). We played cricket over sunset, swam in the pool under the mid-afternoon sun, cooked a bbq for lunch and dinner, the kids played board games in the living area whilst the adults chat or watch tv on the sofa. At night, we lit up a bonfire and roast marshmellows under a full moon. It was a great setting for my 3 sister's families to reconnect.

This home has plenty to offer from chill out spots to big spaces to be together for meals and games, Plenty of fires and blankets for outside sing alongs, and a great space to enjoy playing pool and playing beer pong.
when the weather is on your side the pool is perfect for a swim after a walk down to the river with the cows and kangaroos.

Lovely spacious home. Beautiful surroundings and peaceful. Pool was very nice but underwater light was hanging out exposed wire. Lawn could have used a mow as made it more difficult to keep house clean as feet getting wet all te time. Also harder to play cricket. Outdoor lounge has seen better days. Beds were comfortable. Everything you need in kitchen. Second fridge not working properly in house. Overall we had a wonderful stay.
Our family recently stayed at this Clarence Town property for a weekend to celebrate 2 birthdays (one for 80 and one for 42). The group consisted of 6 adults and 4 children (aged 3 - 13) with the layout of bedrooms perfect for our needs (we did not require the 5th bedroom or granny flat). The bathrooms, kitchen and family rooms provided us with comfort and spaciousness with appliances, utensils and condiments completing our requirements.
Being June the weather was not conducive to swimming in what looked like a fun place to be however the BBQ on the verandah was a winner.
Our host (Glen) was more than helpful and his responses to our queries was exceptional.
I can recommend this property to anyone seeking a pleasant and comfortable place to stay.

Great area , the young ones enjoyed the lovely pool, fishing and the outside area all having great time together.
Good size home for a large family gathering and well equipped in all areas with lots of room for all,
Little disappointed with some cleaning aspects -Bar B Q ,
Dishwasher had very bad smell we needed to run a hot/ long cycle through it , trays in oven with food still on them
Freezer in fridge had blood in it, and some items needed attention as wire door and draw broke blinds of runners etc,
Our family had very enjoyable time together catching up with good space for all , we appreciated the late checkout given .

We thoroughly enjoyed our stay at Peppercorns, located just 2.5 hours from Sydney on the picturesque Williams River. The property offers a delightful walk or a short off-road drive in a 4x4 to the river. Each morning, we were greeted by the sight of numerous kangaroos along the way. We brought our boat and found a convenient boat ramp just a couple of minutes’ drive from the property, along with a jetty at the bottom where we picked up our guests for an exciting day of wakeboarding. The stretch of river available for wakeboarding was perfect, offering plenty of flat water and minimal traffic.
The property itself is fantastic, with numerous entertaining areas, a cozy fire pit, and ample bedrooms and beds to accommodate everyone comfortably. Our evenings were spent around the fire pit, creating wonderful memories. A special highlight was meeting Eddie, the adorable 9-week-old calf, whom we had the pleasure of feeding—an unforgettable experience for all our guests.
