We had a great time. It’s not very close to town but we only left to get groceries so it was perfect for us. It was a football weekend and there is only one TV upstairs so we didn’t get to watch football but other than that, it was perfect! We would stay here again.

Family Time

We had a great time and had pla ty of space. The property was very flexible for the group. The outdoor areas were amazing and the pool would be even better in hot Texas weather. The location was somewhat remote but gave us privacy and was close enough to get to our favorite wineries and Luchenback

The host was responsive but several key issues stood out, especially considering the premium price point for the property. Cleanliness - several of the rooms seem to have not been properly cleaned as they had many dead bugs on the floor. There was also some black mold under the sinks. Amenities - the stovetops didn't work properly which is a requirement for such a remote property. We had the maintenance come out to ensure that the property wasn't leaking gas. Some of the showers didn't get warm and the patio had a grill with no propane, so we couldn't make use of it. One of the bedrooms is so small you can't walk from one side of the bed to the other without crawling over the bed, and the soundproofing for some of the rooms is non existent where you can hear every conversation in the living area. The overall property is nice but considering the price point, the amenities felt severely uncared for and the cleanliness was sub par

Comfortable and secluded

Come well prepared with anything you may need. The nearest Walmart / HEB is at least 25 minutes away , with no gas station or small convenience store before . It is on a property that is on acreage so we had a few dead and live bugs, spiders and even a live scorpion in the house. There are 6 bedrooms in the main house. The two on the first floor each have their on bathroom although one of those bathrooms must be shared with the public areas of the house. On the second floor there are 4 bedrooms and only one bathroom for all four. There is a separate small house ( Bunk house ) it has four beds all in the same room and a large bathroom with two showers . However those bugs I talked about before some were there . The kitchen is large . The hot tub and pool are very nice. We were for the most part comfortable but if your idea is to be close to Fredricksburg I would not choose this property .

We very much enjoyed our stay. The house is spacious and perfect for our needs. The hot tub and pool are fantastic. The property is quiet and secluded. There were a few issues that proved to be a nuisances and could use improvement:1. There is no hot water running to any of the showers in the main house. (Guest house was fine and strangely so were sink faucets in the main house)2. The gas stovetop burners did not work. The gas was disconnected and the valve key was missing. We planned on cooking several nights so this was a serious curveball for us. Thankfully there were a few standalone electric cooktops we could plug in. Which means they know the range doesn’t work so it should probably be listed so people aren’t misled. The plugins work in a pinch but are a poor substitute. 3. The air conditioner in the guest house / gaming room has trouble keeping up in the heat of the day. It couldn’t stay below 80.
