Featuring 4 spacious bedrooms and 3 bathrooms, the home offers the perfect balance of privacy and generous shared spaces. The 4 king beds can be split into 8 long singles, making it ideal for families, couples, friends, golf groups, tennis groups and girls’ getaways.



Walk to the main street, stroll along the lake foreshore, or cross the bridge to explore Mulwala from this perfectly positioned holiday home.



The impressive open-plan kitchen, living and dining area showcases beautiful water views and flows seamlessly onto the alfresco dining area — creating the perfect space to relax, entertain and enjoy time together.

Just a short drive or walk from the Yarrawonga town centre, guests can easily enjoy the local cafés, restaurants, pubs, supermarkets, boutique shopping and everything the town has to offer. The beautiful Lake Mulwala and Murray River are also close by, providing endless opportunities for boating, fishing, swimming, walking and relaxing by the water.



Golf enthusiasts are spoilt for choice, with the renowned Black Bull Golf Course nearby, while the Yarrawonga Mulwala Golf Club Resort offers an impressive 45 holes of championship golf just across the river.



For wine lovers, Squires Winery is just a short drive away, while the celebrated Rutherglen Wine Region is approximately 30 minutes from Yarrawonga, offering award-winning wineries, cellar doors and gourmet food experiences.

Yarrawonga, Mulwala and the surrounding region are easy to explore, with a local taxi service available for convenient transport. Many local clubs and selected hotels also provide complimentary courtesy bus services, making it easy for guests to enjoy dining, entertainment, golf, and social events without the need to drive. Whether you're heading to a restaurant, winery, golf course, or one of the area's popular clubs, transport options are readily available throughout your stay.



Other Things to Note:

Please consider if this property is right for you if you have children under the age of 13. The lake is unfenced.

Karen Mitchell heads up the team your Reservations Team, all specialists in premium holiday accommodation throughout Yarrawonga, Mulwala, Bundalong and Woodlands. Karen is a Murray Regional Tourism Ambassador and local tourism advocate who enjoys golf, water sports, food, wine, and showcasing everything the region has to offer. Along with local team members Jo, Kyla, and Karen is committed to ensuring every guest enjoys a memorable stay.



Important information you must consider:



Strict noise restrictions apply. No noise after 10pm. There is zero tolerance to disrespectful behaviour.

Age restrictions: Please contact us directly if you are under 28 years old.

Private functions and parties are not permitted.



Booking Terms and Conditions:

Photo ID with residential address is required within 24hrs of making a booking.



Standard Booking Cancellation Policy:



Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking.



Booking Cancellation Policy:



Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property.

Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund.



If a refund is requested, then a $150 administration fee will apply. Please note the 2% merchant fee and the 8% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded.



Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply.



Please note: For bookings placed via 3rd party websites.



The advertised nightly rack rate will be refunded, less the $150 cancellation processing fee.

Service fees, booking fees and merchant processing fees are non-refundable.

Bookings made via 3rd party websites and agents (including but not limited to Airbnb, Home away, booking, Trip Adviser and Expedia) these fees are approx. 25%



This is 25% of the booking tariff (ie if you booking tariff was 1000, the booking fees and commissions fee will be 250)



Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform.

Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance.



How to cancel:

For bookings made via AirBnB, Booking and Trip Advisor, you will need to request to cancel via your account with the respective website.

Please do not select ‘request’ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking.



How to postpone/change a booking.

You will need to request to amend your booking via your account with the respective website. Your Property Managers will then be contacted by the 3rd party website and will accept that request.



On 3rd party websites, changes to bookings cannot be made on the day of check-in.



We have a cancellation system in place and need to prioritise these requests in order of date of arrival. We thank you in advance for your patience.



Your Managing Agents and the office hours are 9.00am – 5.00pm Monday – Friday. Email and phone requests to change bookings will be responded to during these hours of operation only.

Please note, in the event where the security bond was paid in advance, this will be returned within 7 days without an administration fee.
