Ideal for families, friends or 4 couples, this beach house is perfect for a golf, spa or winery weekend or a family holiday! Just a short walk to the Tyrone beach foreshore, and a few minutes’ drive to Blairgowrie Village, the Rye shops and Blairgowrie Yacht Squadron.

This spacious, light filled home is surrounded by coastal gardens and tall Moonah trees providing a tranquil coastal haven. Entertain family and friends in the delightful undercover alfresco dining area with gas BBQ, sit around the fire pit and toast marshmallows, or enjoy coffee on the Studio patio.



Freshly painted and renovated throughout, with soft neutral furnishings and coastal styling, the main house features 3 queen size bedrooms, a living and dining area, kitchen with dishwasher, oven and microwave, a bathroom with separate toilet and full laundry facilities. The lounge room has a cosy wood burning coonara, to keep you warm on cooler days and nights, plus there is split system heating and air conditioning in the living areas and master bedroom. The separate studio offers a queen size bed, large living area, kitchenette with bar fridge, microwave and L'Or coffee pod machine, bathroom and walk-in robe/study.



Mornington Peninsula's best offerings are right on your doorstep, with easy access to an array of beautiful beaches, world class golf courses, amazing wineries and restaurants, the Peninsula Hot Springs and Alba Thermal Springs, boutique shopping and the stunning spots to enjoy a picnic and watch the sun setting over the bay!

STRICT NO PARTY POLICY – No Schoolies, Bucks or Hens party groups or other such functions/events allowed. We prefer mature adults or family groups this is due to the strict code of conduct enforced by the Mornington Peninsula Shire for Short Stays. If you have any queries please contact us pre-booking so we can clarify.

Large younger groups (under 30 years old) if approved, may be required to pay an additional fully refundable direct bond and a daily supervision fee of $100.

Pets may be welcome with prior approval only. Strict pet conditions and $80 pet fee applies. Pets are not allowed on the garden beds at anytime. Additional cleaning fees may apply if pet hair, smells, droppings etc. are left at the property.

Please note: For safety purposes, there is a security camera located outside the front door of the main house. There are no security cameras inside the property.

The coastal town of Rye is a popular holiday destination, nestled between Rosebud and Blairgowrie, on the Mornington Peninsula.



Point Nepean Road is Rye’s main thoroughfare, with an eclectic mix of interesting shops, cafes and restaurants, and runs parallel to Rye’s main beach on the coast of Port Phillip Bay. Offering safe, sandy, family friendly beaches that are popular with swimmers, fishermen, yachtsmen and kite-surfers. There is also a jetty, several boat ramps, attractive foreshore facilities with picnic areas, playgrounds and walking/cycling tracks along the Bay Trail.



For those who prefer something more rustic, Rye has an impressive ocean beach on the Bass Strait coastline. This area is also home to ‘The Cups’ golf region, and the multi award winning Peninsula Hot Springs.

The hosts were fantastic. They were incredibly kind and we loved staying in this house. The house was amazing too, I personally think it looks much better in person. The couch was super long, the barbecue was clean and came with tools. The house was clean when we got there. It also came with plenty of firewood and some fire starter.The only real issue we had was that to our knowledge there was no mop. There was also a fairly limited supply of hand towels though this can easily be resolved by bringing a few of your own.Apart from that, I would seriously recommend staying here. We all had a fantastic time and the hosts and house were amazing.Thank you so much!

They are going to have to come up with a better name than Moonah Shades. On the second day of our stay a bulldozer leveled the entire block of Moonah trees next door which was creating all the shade.The garden is tired and unloved. The watering system was off and there isn't much greenery. The grass is pretty much dead, it's mostly dirt. The open space at the very back of the property, next to the studio is unkempt and basically unusable.People with pets beware the front gates don't latch closed. You need to faff around with rocks to keep them closed.Inside the property is nice, its clean and comfortable. The dining table seats 4 people, the property sleeps 9, so people end up eating off their laps. The dishwasher is tiny, you'll end up needing to hand wash. There are 1 million bowls but only 9 plates.Beware, there is a camera with a wide angle lens mounted in a way that would capture private spaces outdoors. The agents are aware of the camera and claim its only pointed at the entrance, it is not, it takes in most of the private yard.

We take pride in giving guests a special holiday experience, by providing beautiful cotton sheets and bedding, a selection of pillows for comfort, pet-friendly upon request, early check-in and late check-outs whenever possible and a complimentary bottle of wine and sparkling water to welcome you. We hope you enjoyed these little luxuries during your stay. Regarding the dining options, we are reviewing the inside dining area to increase seating for 9 guests. The property has ample outdoor dining options - a large 12-seat dining table under the verandah, positioned next to the "Beef Eater" BBQ, making it an ideal space for families and friends to enjoy delicious meals in a relaxed setting, there is another 6-seat outdoor dining table in a covered area outside the studio. Recently a lovely couple purchased the vacant block next door, and they are excited to make Rye their new home. Our property remains surrounded by beautiful Moonah trees, and we take great care in maintaining our landscape. We are happy to advise that the front gate has also been fixed. We would like to address your concern about the security camera at the front entrance; the camera is for security purposes, offering peace of mind to our guests and ourselves. There are no cameras inside the property. We hope to welcome you back one day, so you can enjoy all the amazing additions we are making to our beautiful, comfortable home.
