This 2 bedroom/2 bathroom condo is located in the well-known PortoFino Building on a quiet private street, a short 5 minute walk away from all the amenities of the charming village of Puerto Aventuras. Just steps outside your front door is shopping, restaurants, bars, dolphins etc. The second floor balcony provides stunning views overlooking the waters of the marina and the amazing resort style pool. One of the largest pools in Puerto. With the front wall that opens up fully, you can sit in the kitchen or living room and feel the breeze while overlooking the pool and water. This condo is located in a very secure gated community, across the street from the ocean and a short walk to the sandy beach.

We supply all the ingredients for your ultimate vacation home away from home. With 1,725 square-feet of tastefully decorated living space, this unit is a great size for a family or couples traveling together. 2 spacious bedrooms, 2 fully equipped bathrooms, kitchen and living space, and an outdoor patio that includes comfortable seating and entertaining area and a BBQ. The condo is fully equipped for your stay and includes satellite TV, wi-fi, washer/dryer. Also included is a parking spot if you rent a car! The PortoFino building also offers a gym for its’ guests, and a large resort style pool that includes in-water loungers, daybeds and patio space for your enjoyment.

Puerto Aventuras is a charming community nestled in the heart of Mexico’s Rivera Maya on the Mexico Caribbean coast. Beaches are fantastic, with powdery, white sand, and there's excellent fishing as well. For a fun day, explore the eco-archeological park Xcaret, or snorkel at Xel-ha, a natural inlet water park. The Mayan ruins and the famous beaches of Tulum are only 20 minutes away. If you’re looking for a little excitement, Playa del Carmen is only about 10 minutes away and there are taxis running back and forth on the highway all day for your convenience.

While in Puerto Aventuras you can interact with the dolphins or simply enjoy watching the dolphins and sea lions as you sip your favorite beverage on a local patio. In the village you will find a variety of nice cafes and restaurants with a variety of cuisines to choose from. Next to the restaurants is the “downtown” of the complex, which is where you’ll find the tourism offices, in case you wish to go snorkeling, scuba diving, hiking, or embark on some other kind of guided expedition. Puerto Aventuras offers the amenities of home such as medical clinics, banks and ATM’s, and a fantastic grocery store where you can get all of your supplies and your favourite Tequila !

We really enjoyed our stay. The condo was very spacious and in great condition. The view of the pool and marina was amazing and we spent the majority of our time on the balcony. The pool was huge and we had it to ourselves the majority of the time. Lots of restaurants and shops within walking distance. Carol, the owner was responsive to our questions and Gabby, the property manager was very nice.

Great location

Easy place to stay, nicely laid out. Fun to watch the catamarans go out. Lots of places to walk around this condo, plus this complex has an elevator, which is not common. We enjoyed our stay very much

A perfect view, pool, and condo!

This is our second stay here for a month and once again, we LOVED it! The condo is so well furnished and everything up to date. Such an easy, quick walk to all the shops and restaurants. A new refrigerator and washer and dryer were delivered while we were here. Great new appliances!! We would highly recommend this condo and Portofino. Wonderful pool setting and such fun to watch all the activities on our inlet finger.

They wanted to move here!

The home was the perfect location and the attention to detail was amazing. They had everything we needed for a family of 5. 2 grandchildren 14 and 6 and their parents and I the Nona. We were tucked in the safe community of Puerto Aventuras a town with more to do than an all inclusive. From restaurants, parks, ocean, marina, boats, beach. Dolphins manatees sea lions all in walking distance from the condo. The pool was the kids and adults favorite, It pandered around the property and was shallow so you could swim but didn't have to tread water. The pool beds were an added luxury. The condo was kid friendly with pool toys and even things for babies.The beautiful birds and wild life were an added entertainment. We loved our 8 night stay and would definitely stay there again.

Du bruit de travaux donc, du lundi au vendredi, lorsque nous étions sur la terrasse et au bord de la piscine (séjour en août 2025). Un peu dommage donc car l'environnement est vraiment chouette et aurait pu être très reposant.

Relaxing winter break

We had a great time in Puerto Aventuras and one of the reasons was our enjoyment of this well appointed and fully equipped condo. The place is very comfortable and nicely decorated. We especially enjoyed the balcony which has comfortable seating and a fabulous view of the pool and the canal. It was very clean and very safe. The complex is well maintained and the pool is large and a great place to spend a quiet afternoon. It was an easy walk to the main part of Puerto Aventuras and we found the restaurants and bakeries very reasonable and enjoyable. We plan to return to PA next winter and would have liked to stay at this condo but it was booked for our time -maybe in 2022/

Spacious & Great Location

We spent a month in this lovely condo and really enjoyed it. We have stayed in many condos in Mexico and this is by far the best. It is well equipped, nicely decorated and has a great location. Puerto Aventuras is a safe gated community with lots to offer. Groceries are easily obtained at the Chedraui just outside the gates across the highway. We would love to return.

The unit was exactly as described and the owners were a pleasure to deal with. They have an on-site property manager who met us at the property (right on time) and spoke perfect english. Our group consisted of my fiance, her sister, and myself and we were all very happy with the unit. This was our first time staying in Puerto Aventuras (PA) although we have rented a car and taken a day trip down from Cancun in the past. The community is VERY safe and there is security at the main gate and at countless places within the community. The location of this unit is such that you do not need a golf cart to go anywhere downtown - it is at most a 10 minute walk. The condominium itself is kept very clean. They have full-time maintenance at the complex and the hallways, landscaping, pool are kept very neat and clean. It is very quiet at this complex. Most times we were the only ones at the pools. No problem getting lounge chairs with an umbrella and the "beds" hanging over the pool were a perfect place for an afternoon snooze. One other thing of note: We elected to get daily housekeeping so none of us had to clean, sweep, mop, do dishes, wash towels/sheets, etc. The housekeeper/maid was Flori (short for Floribel) and she was excellent and very, very nice. So glad we did that and the cost was very, very reasonable. Oh yes, one last thing. All of us agreed the beds were VERY comflrtable, the sheets were soft, and we slept great!

A perfect find

We loved our stay here. The condo was so well furnished that we never needed for anything in the kitchen or elsewhere. The view of the inlet and pool was fantastic and fun to watch the catamarans go out and come in each day. Plenty of room for four of us. The location to the hub of Puerto Aventuras is great also. Just a short walk to the restaurants, or the beach and only a 15-20 min walk to the big grocery store. An easy, easy stay and we are renting the same place next year!!

This was a stunningly beautiful condo , completely furnished with high end everything.

It is located in the gated commmunity of Puerto Adventuros ...The condo itself felt very warm and homey , it had a nice Tv and DVD,s for after those long hard days at the beach ....As an avid traveller who has been many places i would have to rate this as one of the best ever areas to visit ...It was like we were in a little town and we felt very safe , there seemed to be a restaurant at every corner and the food was fabulous ...My spouse ordered a Rib-eye steak and each and everytime it was at least a pound and impossible to eat at one sitting ..2 day steaks , much to our surprise we asked where tbey bought their meat and much to our surprise it was Alberta Grade A from Costco ....T We stayed for 3 weeks and feel we have only scratched the surface of things to do ..The condo itself has a gourmet kitchen if you ever felt like cooking in ....It has a large outdoor patio with curtain wall patio doors so you can open up at night and get the fresh breeeze from the carribean ( no need for air conditioning even though its there if needed , it was not ) Our unit overlooked the pool which in itself was not to deep but set up beautifully with lounge chairs everywhere and hanging , shaded beds for afternoon Siestas . ...Its location was perfect but as area is quite large i do reccomend renting a golf cart ...We found a secret absolutely incredible lagoon off the newer part of town that the locals use. They discourage iits use by tourists by posting a " Beware of Crocodile" sign. Of course this crocodile is non existent .....lol...The lagoon has genuine Mayan Ruins ....There really is only so much you can say with words as everywhere you look it is a visual feast for your eyes ...We are thinking of making this an annual vacation away from the icy cold of Canada....I cant say enough ...everything from the condo to the entertainment to the food/ resteraunts to all thé friendly people, also its location for daily excursions if wanted ..Its 5 star all the way ...Thank you very much Cathy Decarlo and family for allowing us the pleasure of renting your beautiful residence ....you had it so it felt like a home away from home. Working with Cathy was great. As others have said she's helpful, and very quick to respond to any questions or concerns. The condo is meticulously maintained and supplies absolutely everything that you'd need in a rental and even things you never thought you'd need. There were even basic pantry items to use which was especially appreciated and we were sure to add to the pantry for the next guests. We rented an electric golf cart for the duration of our stay but there is no where in this complex to re-charge it. We knew this before we arrived so we made alternate arrangements with the person we rented the cart from for charging, but would recommend that you rent a gas powered cart if you rent one. There is a gas station close by at the community's front gate. There was only one downside to this condo rental and its that there is construction going on directly across the street which starts every morning promptly at 8am which we were not aware of. There was constant noise and banging which was really unfortunate and definitely lessened our enjoyment of this location in the morning. This is not the fault of the owner of course, but we would have liked to know that in advance. It looks like its a home being built and its no where near completion so I couldn't guess how much longer the noise will continue. As we were out of the condo most of the day the noise wasn't an issue except for in the morning. Over all I would highly recommend this unit, Cathy has really thought of everything to make your holiday complete.

Beautiful condo with everything you need

We spent a week at this beautiful condo. It was clean, well equipped and close to local amenities. We loved being able to walk to the marina and out for dinner with lots of restaurants to choose from. The pool was fantastic and would be great for kids. We would definitely book again!

Very very nice

We stayed in the Cathy's condo for a week in April. Booking was very easy. Cathy is remarkable in her communications: she responded quickly, answered all our questions, arranged check-in with property manager and gave us useful information about Puerto Aventuras. It feels that she cares about her tenants and wants them to have great time. Condo is very nice, spacious and has beautiful view of marina. There is plenty of towels, dishes, kitchen equipment, etc. in the condo. Everything is clean and neatly arranged. Location was perfect for us - across from Dreams hotel which has diving center. Commercial marina, restaurants and shops are close by - 5 min walk and you are there. We definitely would recommend this condo for anybody visiting Puerto Aventuras!

Amazing...

It was just totally great to stay in this place. Full equipped comfortable clear apartment with everything you need. For us, the best place to stay in Puerto Aventuras, so close to our favourite Planet Scuba dive shop. So close to all restaurants, shops and to the beach. The owner Cathy communicates well and give you any instructions you need. The property manager Gaby is able to cares about everything you need, if you need something. The pool in front is little bit shallow, but it refresh you if you need it and it is nice for children if you want to go there with family. If you are looking about some place to stay in Puerto Aventuras, I definitely recommend this one!

Home away from home!

This place has everything needed for a great vacation. Whether you're there for a week, a month or more. You have an amazing pool, the marina, and the entire Puerto Aventuras area within walking distance. Inside, an excellent layout features everything from comfortable bedrooms, good-sized bathrooms, a full kitchen, large dining room table and comfy living room setup. We really enjoyed spending the time on the walk-out patio, overlooking everything. Will definitely return!
