Your location is just perfect! It is walkable to transportation, dining, sites and it is safe. The property where it is located on Rose Street is currently restoring buildings and in a year or two will be more bustling. I highly recommend this property. The bed and the sheets are comfortable. We have what we need functionally (washer, kitchenette, clean bathroom) The furnitures (sofa and armchair) just needs a l'il upgrading. Thank you for making our stay enjoyable.

We had a very good time in Edinburgh. The apartment has clearly been remodeled, but there are some deficiencies that need to be sorted out: showerhead, problems, treacherous, shower floor, slipperiness, towel rack gets boiling, hot way overheated, overhead lights, missing in kitchen, I’m acceptable squeaky flooring, as it was not levelled before the planking was installed, and significant under reporting of the unbelievable noise from the bar below till 1 AM in the morning.Otherwise, the place was clean, adorable, and we love the location.

Great stay in a great location

The apartment on Rose Ln is a perfect location to explore Edinburgh. Great central location to walk around with everything within a 10-20 min walk including the palace, parks, Royal Mile, and great restaurants. The apartment is suitable for a couple, includes cooking space, a cozy living room and comfortable bedroom. Keep in mind it is above a restaurant/bar that plays live music, but we got used to it and the owner thoughtfully has plenty of ear plugs to use when you're sleeping. We would visit again

Great Location

This accommodation is in a great location for easy walk ability of Edinburgh. Lots of shops & restaurants. The flat is nicely done with all the amenities you need. Keep in mind, you need to walk up a flight of stairs to the flat, & there is a pub just below you. But for us this was fine, as we just stepped out the door, & we’re right in the middle of town. We had a great time.

This apt is 100% location, location, location, close to all the bars and restaurants, attractions etc However, the pictures are not an accurate portrayal of the condition of this unit.It is a little seedier than represented and the shower could be better but the rooms are a decent size and the heating is good.

The location was good. Very central. However, the shower was awful. Water flow was very low and pulsated. Theres a bar underneath that had live music and was loud, and people leaving the bar were also loud. The floor felt unstable underfoot. The entry smelt unclean, and the flat smelt musty.

For late nighters only

The location was well equipped with everything you would need for cooking. There was no fitted sheet on the bed. The floor was somewhat unstable. Check in process was simple. The number one issue was the location. It is situated just above a nightclub and across from, other late night, eating and drinking establishments. The noise was unsettling and would continue well until the early hours of the morning. Sometimes conversations were discernible. It made for a restless stay. Even with earplugs and pillows over my head sleep was next to impossible.

Great Place

I wanted to give this a 5 but had to give it a 4 because of the loud crowd below. What is a 5 is the communication process, the adorable apartment, easy use of utilizes, firm and comfortable beds, spacious apartment, adorable furniture, well stocked kitchen able to cook meals and easy access to the grocery stores around the corner. The location is fantastic however each night at 8 pm the crowd below the flat would gather in the pub and were loud till about 3 am. We found that we needed our ear plugs which helped but we were there to get up early and out to see things early the late night noises made it difficult for us to sleep. You could hear the conversations, music and loud activities of the pub. If you are a late night out at the pubs and come back it will not be a problem but we are earlier to bed and up early and it made it for not a great nights sleep. I wonder if at different times of year the location is open as late or may shut down earlier. Overall this is a fantastic location, great owners to work with, clean and comfortable flat.

the worst month I have spent anywhere in my entire life

The flat featured… • A steep, broken-up asphalt path to the flat. • Bar across the alley, loud with echo. Very popular bar with karaoke 11PM to 3AM, followed by shouting, crying, and sometimes bagpipes. • Restaurant rubbish bins teeming with flies. • Floorboards that bend with every step; shrieking sounds in the floor when anyone walks in the flat. • When we arrived, we found that the sheets were not clean (There were BODILY FLUIDS on them), the floor hadn’t been swept, the bathroom and kitchen were filthy. • Only the living room windows opened at all, about 6 inches, and it was muggy and damp at all times (steam from the kettle, clothes drying, hot showers, etc). No ventilation at all. • The stove is baffling. No instructions to be found in the flat. • No comfortable place to sit in the whole flat. The loveseat should have been fine, but it was filthy and it smelled bad, and sagged in the center. • We couldn’t use the television for streaming. The Firestick had been programmed in German and we couldn’t change it to English. No instructions. The most horrifying part was noticing, a few days before our departure, that black mold was growing out the kitchen tap. Using a sponge and cleanser, I cleaned far into the tap . Disgusting chunks of black mold came out on the sponge. This explains why I had diarrhea for the last two weeks that we lived in this horrible flat. We departed two days early. Whoever owns, cleans, and manages this flat should be ashamed of themselves.

Great stay in a great location.

The property was great. Well sized, clean, had everything I could possibly need. I was very comfortable and happy at this let. My only difficulties were with the stairs, which is out of the owners hands of course, but as an older person I felt all 26 of them, and Friday and Saturday nights got pretty noisy from the pub down below. However, it was nothing untenable, and I still managed to sleep well and enjoyed my time in this property.
