Single story Cape cottage overlooking kettle pond. Rear window wall and sliders looks out at wraparound rear deck which overlooks the Pond. Original knotty pine, throughout, inside which gives a rare 1949 "Olde Cape Cod Charm" to your stay. The rear window wall offers a continuous vista of a glacially formed Cape Cod "Kettle Pond"
Landscaping stairs lead down to the private sandy beach on the Pond. A wood dock allows access fishing and boat access. Jenkins Pond is noted for excellent fishing, swimming, and boating (non-power). The Pond is approximately 1 mile long and 0.1 mile wide. Falmouth has a great downtown, with quant but updated shops and restaurants. The downtown also offers easy access to Martha's Vineyard and Woods Hole Ferries. Falmouth also boasts some excellent ocean beaches, including Shining Sea Bike Path, and 15 minutes to the Cape Cod Canal Bike Path, Old Silver Beach (arguably the Cape's best beach on Buzzard's Bay), and Town Beach, which are less than 6 miles away; and Falmouth Mall, Cape Cod Winery which are within 3 miles. Kayaks, canoe, row dingy, and paddleboat and paddle board available.
PLEASE NOTE: Given the cottage is in a seasonal tourist location, we tend to avoid booking weekends in the summer for stays less than 3 nights. We do consider shorter stays toward late spring, if it is available.

Right on the lake with private dock. Comes with boat access. Very quiet at night. Insure is nothing fancy but has everything you could need besides AC. Would absolutely stay again! Very easy communication.

Thanks, Rachel for leaving the house in such good condition. We'd be happy to host you two again!
Loved our stay here. Perfect for two active bpys and they provided life jackets, kayaks and everything needed for family fun. We'd love to stay again. Please consider blackout shades and ceiling fans to make the place even more comfortable. Note there is no ac in the unit but nice breezes when doors/windows are open.

We are not surprised you enjoyed your stay, and the boats, etc. That’s a typical review for us.
Unfortunately, for the reasons we already discussed, we would certainly not rent to you again.
The house was not treated with the level of respect that we have come to expect from our VRBO guests, to say the least.
We contacted you immediately because of the dirty dishes, pots, and pans, the stagnant water in the sink, the open food containers, the broken items and other problems.
It was surprising that you rearranged the furniture inside, outside, and at the beach (boats, paddles, etc), and did not take the time to put them back.
We appreciate your offer to replace the sheets, pillows, and blankets, which had vomit on them—-and WHICH YOU INCREDULOUSLY LEFT ON THE Bed, but we will go through the VRBO insurance to replace these and the other broken items.
We hope you learned something and that you will reconsider how you treat VRBO rentals, when and if you rent again.
As far as the air conditioning, Our posting clearly states there is none, And we did discuss this with you during your booking process. We also suggested you find a different rental, if A/C was an issue, but you chose to stay.

Thank you so much! The cottage is a place we love too. It is a remnant from an older time, but still seems to please! Our cleaning lady said you left it great shape!! So thank you for that!
We had a wonderful time. The cottage had plenty of space for our family of 4, and had everything we needed. We spent plenty of time on the pond using the provided paddleboat, kayaks, and floats. The pond was a perfect spot for our kids to try paddle boarding (rented). Vic and Carmel made things so easy! Thank you!!

We came in to a charming and inviting cottage. The windows were open so we can enjoy a cool breeze coming off the pond. We quickly realized that this house was a perfect get away for my family. The accommodations were perfect for us, nice open kitchen with a deck that even the most skilled three year old could not escape, perfect views of the pond and bed rooms that were cool and comfortable at night. The kitchen was well equipped for all of our cooking and cleaning needs. The house is perfectly located 15 minutes from everything Falmouth has to offer, beaches, downtown, bike trails, and most important, ice cream shops. The owners were excellent with communicating every detail to us and quick to answer all of our questions. Check in and check out where breeze. All in all the vacation was the best family vacation we ever had.

This is the first tie ever staying at this small house in Cape Cod and I was unsure of the trip, As I have never been to the Cape in my life. My friend assured me I would enjoy it. I have to say I did enjoy it. I was going to fish in the pond every day but we ended up doing so many thing's that I never got to fish the pond.
We did however get to take a dip as it was the hottest week Of the summer so far. The nice sand beach, Tubes, and floating raft made it the perfect place to hangout in the evening and cool off. After the dip a quick shower outside then retreat to the deck for some cocktails before bed. To be honest if I ever make it back to the Cape I would rent From Victor and His wife Again rather than stay anyplace else. I will throw this in on Behalf of the owner. I am a Firm Believer in Treat it as you Own it you self. So please clean up and take care it is the best way to enjoy a True Vacation Rental and ensure you have a place to stay on your next vacation.
Thank You for your Hospitality

Ed, We are very glad to read your review, and to hear about the good time you had at our place. As you can imagine, we enjoy it ourselves with our kids and grand kids often enough. But we also like to allow others to enjoy it.
It was also a pleasure to see how perfect you left it---just as you found it! People like you make the vacation rental business work...so--THANK YOU. Anytime you want to return to fish, please let us know. I don't fish, myself, but hear it is a good pond for it.
This is our second time staying at Vic and Carmel property. We loved coming back and had a great time. The outdoor shower was a nice addition and the fireplace(my husbands favorite)was perfect for s’mores. The view is amazing and the kids enjoyed swimming, fishing, kayaking and paddle boarding. We enjoyed walks around the neighborhood. Very quiet with friendly people. Can’t wait to come back again.
Beautifully located house on Jenkins Pond in Falmouth
We enjoyed the peace, quiet and beautiful view from this small but comfortable and well equipped house. The kayaks and other boats were so delightful as was swimming in the pond. The bedrooms were very small and could have used larger fans. We experienced some rough weather one night and the house was very safe and secure. Our hosts were accessible and welcoming.
The house is loved by its owners, adored with pictures of their kids and grandkids, you can certainly see why this Cape Cottage is such a find. On the older side, the front of the house looks like any other cape house but within it hides an open plan living/kitchen/sitting room area with two comfy couches, two small bedrooms off the living room and a view to die for. With just one bathroom it is good the patio area opens to an expansive deck with a new outdoor shower below. With a wondrous view of the lake, Vic and Carmel have thought of everything for lake life. As you walk down the stairs there are solar lights, if you want to take a dip late at night, there is private beach and dock. There is plenty to do including a paddle boat, a canoe, two kayaks, floaties, toys, and life jackets all on hand. We spent a very relaxing four days and have to say we will return when time permits to enjoy the sunsets over Jenkins pond, the floating dock to sunbath on, and the very nice neighbors who gave us suggestions for buying fish, and biking around the pond. This Cape Cottage is a little gem for a quiet family getaway and the hosts are so very accommodating, communicative and nice.

Dawn,
Thanks for staying with us, and we are glad things worked out so well.
I did redo the outdoor shower line per your husband’s suggestion!
What a wonderful cottage- so comfortable and cozy with a nice pond view! We liked its openness and eating outside on the deck to enjoy the view. We were able to swim, kayak and canoe around the pond. My husband and son especially enjoyed the fishing! Carmel and Vic are great hosts-very responsive to my questions and providing some good suggestions like getting lobsters from The Clam Man. Thanks for sharing your cottage! We had a great week!
The property is small with minimal amenities, but it has a private beach on a lovely lake and is fully equipped with canoe, surfboard, paddle boat etc.
It is located a quiet street, but only a few minutes from the beautiful Falmouth center.

Wonderful stay, peaceful and relaxing. Kids loved the outdoor shower, deck space was perfect for family meals with great scenery. The floating dock was great for kids- got them to work on swimming! Will hope to be returning!

Glad you had a great time! We were so pleased to see the Cottage left in such great condition, you are welcome back anytime!
We could not have been happier with the cozy cabin we stayed in. It was clean, right on Jenkins Pond (so we were able to use the canoe), and Falmouth was the perfect area to accomodate our day trips we had planned for Cape Cod. Owners were very nice and available for whatever we needed. We highly recommend this property and would love to come back again next year!
We really enjoyed our stay at this cottage. It was clean, well kept and had everything we needed. The owners were kind and helpful. Jenkins Pond is a hidden treasure. It is a lovely, serene setting. We enjoyed swimming and kayaking. The sunsets from the dock were amazing. We spent a lot of time on the deck, which overlooks the water. Great place to read, and we loved having morning coffee there, listening to the birds and gazing at the pond. All in all - quite a soul soothing treat!
The house is simple and cozy. The setting on Jenkins Pond (the best in Falmouth, IMO) is truly spectacular with great views, shade, and the best waterfront hangout on the entire pond. Beautiful flowers all around the property. Ideally suited for swimming, tubing, kayaking, paddle boarding, etc. The owners are friendly, responsive and respecting of privacy. Highly recommended.
We had a wonderful vacation in East Falmouth! The property was exactly as advertised, if not better! Unfortunately, the weather didnt cooperate so we didnt do as much swimming as planned, but other than that, it was perfect. We created some amazing memories with our daughter.
This was a wonderful escape for our family. We enjoyed swimming, and fishing. My kids preferred to stay at the lake than to go to the beach! Very peaceful with a beautiful sunset. Great location! Very accommodating host. My family will definitely stay here again.
Great location, ideal setting, and accommodating hosts.

We stayed a month and had everything we needed (except air conditioning!)
The cottage needs a lot of repairs (which I had to prevent my handyman husband from attempting). But that really did not interfer with our enjoyment; maybe even added to the charm of the experience. Location is great for exploring the Cape, quiet & private for relaxing. The steps to the water proved a bit much for me, but good exercise for husband. All in all, this was a good choice for us.

About the host
Your host
We are two Boston area professionals who love to travel. We are lucky enough to own two Cape Cod cottages, which we love to use when we are not renting them on VRBO. This cottage is on a "kettle" pond, and the other has Private Beach Rights on the same pond. Both cottages have deeded beach rights. We have been on the pond since the 1960s.
Why they chose this property
Great pond access with private beach. The view from the deck is theraputic.
