Multiple separates sleeping spaces for multiple family units. 28 Beds can add 6 more with third Hse. "Cottage," Private Deep-Water Dock, Peir, Beaches, Opens Spaces, Fields. If you need it for a Family Reunion, we have it. We will also make individual houses available for smaller groups No Graduation Parties, High Scholl Reunions, and other similar groups. Since this is a residential location, we cannot handle larger groups. No Tents, Bands etc. Linens not provided Rent or bring your own. Cannot accommodate RV's over 20 feet. Parking only - cannot use vehicle for living functions.

Beautiful Bass River waterfront estate looking out to Bass River and Nantucket Sound is an ideal vacation getaway for large family gatherings. The property features a private beach, private dock for up to 2 boats, a large yard, and gorgeous views. Located on the estate are two houses. Antique farmhouse (Old House) with 9 bedrooms, 3 baths [1 handicap accessible] as well as a cozy Boathouse with 5 bedrooms, 1 1/2 baths. The houses are offered together to comfortably accommodate extended family groups of up to 28. A third House that sleeps 6 people is also on the same property if you need more room. Each home is equipped with a full kitchen, laundry, outdoor shower, porch, outdoor furniture for outdoor dining and much more. Ten minutes from supermarkets, and restaurants. Houses are available separately .
Beds - Old House; 2 Rooms with Queen beds, 1 room with Queen bed and a Single bed, 3 rooms with single beds, 1 room with 2 twin beds, 1 room with Queen Bed and a walk through room with 2 twin beds, 1 Common Room downstairs with Queen size Futon and a wheel chair access Bathroom.
Boat House: 2 rooms with queen beds, 2 rooms with two twin beds each, one room with 1 bunk bed (two beds).

The old rambling house, large outdoor area, and dock made for a perfect vacation for our family come from Norway, California, and NYC. The ages ranged from 1-88 and there was something for everyone, spontaneous lawn games, swimming off the dock, or reading on the porch. A lovely week that passed much too quickly
Large property to spread out on. Waterfront dock to relax on. Firepit for evening campfires and conversation.
Old House Kitchen was great with 2 double sinks, dishwasher and large gas stove and ovenovenw
There were 32 of us. My family, children, grandchildren and 2 great grandchildren. We loved the house, the many rooms and yard. We gathered at the end of the days around the fire pit and relaxed after a day of seeing your wonderful area.
You are not renting a house. You are being invited into an ancestral home. This is not a remodeled home with ac. This is a time capsule with open windows and lots of fans. We had hot summer temps while we stayed and the fans kept us cool. We stayed for 2 weeks with dreams of returning it was the perfect spot. We gathered in the screen porches for dinner and late night chats. We spent hours on the dock, jumping in and throwing fishing lines out to catch all kinds of fun marine life. We played games in the large grass yard and went for walks in the neighborhood. We cherished the outdoor showers, the modern gas stove and the washer/dryers. We were gentle with this old house- feeling so lucky to call it home for a couple of weeks.

We have just spent an amazing week in this wonderful property with friends and family from Europe and US.
It is the perfect place for a large group of all ages with lots of privacy if you want it and lots of space to be together too.
The dock makes the house extra special and the kids thoroughly enjoyed jumping of it or to use it for fishing day and night.
The house is extremely well kitted out with comfortable beds and an enormous new stove in the kitchen.
We really really enjoyed our time here and want to thank Fred and his family for our fabulous stay!

An ideal spot for our reunion of 24 extended family members, mostly 20-somethings and their partners plus parents aged 60+. The sprawling 1880s house on grassy acreage and its newer outbuildings ("Boathouse" + "Baby Boathouse" plus barn for storage of bikes/balls/lawn toys) have an old-world ambiance. Kitchen is so well outfitted, we easily sliced, cooked + grilled dinners for a crowd (and even baked a cake). Multiple porches, screened and not, enabled our large group to eat together.
The owners generously made available vast collections of balls + sports gear from the barn, grill propane, wood pile for fire pit, spare blankets, 2 sets of laundry machines. No locked closets, "owners only" labels, nor fussy checkout rules. We felt like family.
Owner/mgr Fred, lives nearby and is welcoming and responsive. Brought cucumbers from his garden. When we flagged confusing listing-page info on bed sizes) and BYO linens rule (formerly hard to find), he acted to fix right away. (We ended up renting sheets + towels from the local firm Fred recommends.)
If you are looking to stay in a shiny McMansion with spa showers + memory-foam mattresses, this isn't it. Most bedrooms have a 'summer camp' vibe: wood-paneled floors + walls, many twin or full-size beds + simple bureaus. We mostly relied on outdoor showers, but by preference! It's a beach-house luxury--esp. after swimming in lovely, semi-salty river on "our" private pier just across the road.

Beautiful location. Loved being right on the river/dock and large yard. Covered deck with picnic tables was a great place during our rainy rainy week. Loved the updates including stove, TV, and dishwasher. Having enough fridges and washer/dryer was great.
The bedrooms were tough. Not enough air flow and hot. The size and condition of the bedrooms were too uneven in equity which caused family complaints.
Our extended family of 28 adults and teens plus dogs and babies loved loved loved this place. Its ramshackle character suited us totally: history in every corner. There was fantastic yard space for games, perfect private dock for kayaking, covered deck space for dining that seated us all, plenty of appliances among the three houses, and lots of nooks and crannies for time alone. Fred was a very responsive host, able to address the inevitable glitches that occur in a 200 year old house. We hope to return in the future.

Incredible!
These houses were absolutely incredible! We had a group of almost 30 people and stayed for 4 nights in early September and were blown away by the estate. It had everything we could have wanted including an incredible amount of yard space for outdoor games, outdoor and indoor patio seating in the back for everyone at dinner, multiple charcoal grills, outdoor showers, industrial cooking stove, multiple refrigerators, and so much more that allowed us to have an amazing weekend.
The main house along with the Boat House/Baby Boat house were all spacious and well maintained. The dock across the road was perfect for night time start gazing and for jumping in the river to cool off.
The ocean beach was only about a 10-15 minute walk away which was great. The beach even has three volley ball courts as well as plenty of sand front for setting up your beach towels.
Only thing to mention is to read the note section, linens are not included! Fred can recommend a nearby rental place which delivers and picks up which worked out great.
Overall a beautiful home that we are hoping to come back to next year!
