The perfect staycation destination for couples, families, friends... Anyone! With 3 fair sized bedrooms- 2X double and 1 single (additional camp style bed avaiable on request)



Dawn Cottage is over 200 years old, we have ensured to keep original features to give you that old charm, whilst modern facilities have been fitted for your comfort.



Set in the quiet village of Middleton by Wirksworth, Dawn Cottage is tucked away off the main road to give you beautiful views of the surrounding Derbyshire countryside.... Don`t worry though, the pub is only 2 minutes from the door!

We are happy to allow well behaved dogs in the cottage! As we are surrounded by an abundance of walks from the front door, to all across the peaks .Middleton is a charming village, with tradional pubs, the stone centre, star disk, the millenium Wall and great access to the high Peak Trail, Black Rocks and Carsington Reservior. Nearby walks also include Robin Hoods Stride and 9 Ladies Stone Circle.

Attractions within a easy drive are Chatsworth, Matlock Bath, Cromford Mills and Matlock Bath! Also In the close distance to the gorgeous market town of Bakewell and Matlock

Please note the property is non-smoking. If you fail to adhere to any house rules, your deposit will not be returned and additional charges may apply. Partying and excessive noise is not permitted in this property, failure to comply will lead to a fine. Any Damage should be reported immediately and an appropriate charge will apply.

Whenever you leave the property please ensure that the cooker and lights are switched off.

We also have a policy against the use of EV Car charging from the property, due to the fire risk, which would void the insurance.

Safety and security
This cottage is fully non-smoking. Please do not light candles or any other items that may cause a fire. When leaving please ensure that all windows and doors are securely locked.


Ensure you do not lose your keys or lock them in the apartment as this may require a locksmith to attend which will be chargeable.

Pet Rules
We welcome pets at Dawn Cottage (for an additional fee) to enjoy a holiday with you, but we do have a few house rules!
Please no pets on the furniture
No pets upstairs
Please use own blankets and towels (unless provided)
No pets in the beds
Please tidy any mess in the garden (any mess left will be charged)
Please be aware that the outside walls are low, we ask that you be respectful of neighbours and do not allow dogs to pass onto neighbours properties.
The £150 security deposit will be refunded if all above is adhered to.

Housekeeping
Before vacating the property, we ask that you please leave the cottage how you found it upon arriving. Please ensure that it is left reasonable clean & tidy and the following has been completing before leaving;
If furniture moved, it is placed back
Clean & tidy
All perishable items removed and placed into outside bins
Fridge & cupboard empty of food items
Outside areas free of rubbish and debris
All windows closed & doors locked before leaving
Please note the bins;
All waste please goes in the trade waste bin by the front door.
Please DO NOT put waste in the bins located in the car parking space.
Failure to do so may result in charges being incurred.

Lovely old cottage

Very lovely clean well equipped cottage in a very pretty village with good pubs well within walking distance and a beautiful area.

Lovely Peak District Cottage holiday

Really comfy and clean cottage. Had everything we needed. Great location. Driveway is tight so a pre-warning would have been good.

Excelent communication from host with replies in minutes. The cottage is very cute and is in a very quiet spot with good parking and access to walking from the door. Due to head heights any body over 6 foot will need to be careful and wont be able to get under the shower, also anybody big would not be able to get into the shower cubicle as the screen is way too long. The cottage was not particularly clean though with mould in the small bedroom, dirty kitchen floor, dusty cups and plates. On stripping the beds i was horrified at the staining on the duvets and pillows. For the size of the cleaning fee it was disappointing. We certainly left it cleaner!

Cozy Quiet and Great Location

Lovely little cottage tucked in a small group of houses with no road passing by. Very quiet and peaceful but set in a village with 2 good pubs. Access to great walks from the cottage. Well equipped house but had a few basic things missing like any means to clean/sweep floors (had a dog with us). Washing machine leaked and informed our "local contact" who never replied. We also had other questions but again no reply. Shame as this let what was otherwise a great house down
