"UT's" is a spectacular apartment nestled in one of Hampstead's premier and ambassadorial roads, just 10 minutes from Hampstead Village. Spacious rooms, a huge garden, EV charging and gated off-street parking make UT's a rare find in London.

UTs location is the best of both worlds - a haven in the hub of city life. Stepping into UT's you could easily forget you're in central London. The city buzz is a mere whisper away and cosmopolitan Hampstead is on your doorstep. Yet UTs setting gives complete peace and privacy, with views that are distinctly countryside like.

Superbly served by local transport links, it's a short distance from 15 minutes to an hour to get to most of the iconic and historical London sights, Soho, Brick Lane, Portobello, the City, Shoreditch, theatre land and the Thames. We like to think of us as sitting at the top of a triangle almost equidistant to all our favourite places with the Heath right behind us.

Hampstead locals' gentility has attracted a host of celebrity long term residents able to go about day-to-day life without being overly bothered. So don't be surprised if you turn a corner to bump into a face that is strangely familiar but do try to let them be!

Spread well over 100sqm, UT's offers two double bedrooms; (one en-suite); a family bathroom; a substantial open plan living area leading directly on to decking and further to a 25m long garden.

Designer touches abound - from Slate and Swedish Moss lined walls to original parquet floors, under tile heating and the granite clad Bosch fridge. Amenities are commensurate, for example under tile bathroom heating, Grohe fittings, Nespresso coffee maker, Bosch and Fisher Paykel appliances, Bose Bluetooth speaker, Samsung 4K HDR smart TV, bedside USB charge points and its own upright piano (please do let us know if you'd like it tuned in advance).

All views are of UTs’ expansive private decking and gardens bordered by bamboo, magnificent magnolias, rhododendrons, hydrangeas, eucalyptus, olive trees, mature (very) apple trees, Japanese maple and Jerusalem artichokes, to name a few.

Wildlife ranges from 'our' bats circling at dusk, marauding magpies, vocal night owls, the occasional woodpecker and the chatters of parakeets partial to our summer menu of apples and blackcurrants. We've been surprised by how many guests mention being unexpectedly entertained, taking a front row seat for the daily birdseed battle of squirrel vs 7 white doves (landed on the lawn after QEII's funeral and never left) and the characters at the dusk fox social .

A safe haven
I was in London dealing with a tricky family situation. Amanda and Phil were very helpful . The apartment was very comfortable and warm and well equipped . We had a very comfortable time .

Incredible Stay in an Amazing Location
My family and I stayed in Amanda's fantastic garden flat for a month and had a spectacular time. Amanda is an incredible host and truly went above and beyond to provide an amazing experience - from lovely welcome goodies upon arrival to providing loads of thoughtful touches (soccer ball, soccer net, frisbee, bubbles, lovely little gifts, and - wonderfully - her two dogs to play with!) - to help entertain my children. The flat is in a superb location - easy walking distance to loads of shops, restaurants, and the tube. The kitchen is also fully kitted out with everything you could need. We had a wonderful stay and can't wait to return. Thank you so much, Amanda! (Special thanks, too, to Andy who helped to look after us for the first part of our trip!)

We are very lucky to be long time Hampstead residents, renovating properties and managing our own rentals and properties in the area for over twenty years. Phil is a composer and also happens to be one of London's most sought after piano tuners.

We live above our latest project so guests can be reassured that a stay at UT's will run smoothly. At the same time, they won't be disturbed and can enjoy total privacy in their own accommodation with a completely separate entrance.

Occasionally guests ask if they can engage us to arrange or source something for their stay. We have thoroughly enjoyed dusting off and putting on various hats from our past careers to come up with something special. Whether that's been in sourcing tickets for Madonna's intimate show or getting VIP front row balcony seats for Trevor Noah, or being asked to get a 6ft Nordic Christmas tree, dress it in a Henri Bendell theme and have it lit up and perfect for when the guest's family arrived. we do love a challenge.

UT's has its own piano - which recognises it's no Steinway but basks in many fond memories. Please let us know if you want it tuned before your arrival.

Why they chose this property

We're obviously biased, but clearly not alone in thinking this place offers something special. In the short time since finishing the refurbishment, we've already had two guests return for a second visit.

The four floor ambassadorial building has been in the family since 1968. Originally one house set back from this quiet residential road behind a large gated driveway, the building now comprises of just one apartment per floor. UT's benefits from its own separate entrance to the side. Open the door, descend one flight of stairs and you're met by the light filled living room looking straight out to green gardens. It's easy to forget you're living in Central London.

Gutting and renovating UT's took over 18 months. 2020 was not a great time to start big construction, nor was summer 2021 the best to open up UT's. But in retrospect, the end result was very much the better for us having to adapt to the challenges, constraints and enforced slow pace of work.

What's not to like about Hampstead Heath being at the end of the road? In Hampstead itself, there's a sense of being perched above London; in a haven of history, open spaces and fresh air; with a touch of exclusivity where crowds and the hustle and bustle of the City are a choice, not a constant. At the same time, spontaneity isn't thwarted by distance. It's the same distance and just as stress-free to go West and dive in to Notting Hill Carnival as it is to go East for cocktails in Shoreditch. There's much to explore and discover...

What makes this property unique

UT's is unique in that it's a 2-bedroom apartment offering amenities of a family house.

- super spacious - big rooms and high ceilings, a fully kitted-out family sized kitchen with a 3m breakfast bar, 6-seater dining area, a bathroom for each bedroom, and double bedrooms that are proper doubles with built-in wardrobes.

- London is not alone in reducing availability of on-street parking options. Guests benefit from rarely available off-street parking on the secure gated driveway where there is also a private EV charging point.

It's not easy to find somewhere in London that offers the best of both worlds - urban and rural - whilst being easily accessible and in a prime location.. UT's massive garden make this place rather unique..
