In the heart of Florence, just steps from the Medici Chapels and the Basilica of San Lorenzo, a bright apartment on the third floor (no lift) of a historic building, with views of the San Lorenzo dome from two of the bedrooms. Modern in style and recently renovated, it combines a very central location with surprising peace and quiet: it sleeps up to 6 guests across 3 bedrooms and 2 bathrooms, ideal for families and groups of friends who want to experience the city on foot.
A spacious apartment of about 110 m², designed for up to 6 guests: a living room with a dining area next to the kitchenette, offering two comfortable dining tables, and a fully equipped, newly renovated kitchen (oven, induction hob, microwave, fridge/freezer, kettle and toaster). All 3 bedrooms have separable beds and large wardrobes or closet space; one has a private bathroom with shower, while the second full bathroom with shower is next to the living area. The home has a washing machine and WiFi and, on request, a cot. On arrival you will find a courtesy kit (shampoo, soap, toilet paper) for your first essentials.
Unique features
As many guests point out, the location is the real strength: extremely central and very handy for Santa Maria Novella station, the Duomo, restaurants, shops and supermarkets, yet quiet and tucked away from the tourist bustle. The generous size and harmonious layout of the interior are also noteworthy.

Perfect for families and groups of friends, and also suitable for those travelling with pets or for smart working, thanks to the generous spaces and the very convenient proximity to the station.
Good to know: The apartment is on the third floor with no lift. Check-in by appointment from 2:00 pm to 8:00 pm; for arrivals after 8:00 pm a supplement applies and we are always reachable. The home has a boiler: for maximum comfort we recommend using the shower one at a time, as simultaneous use of hot water may temporarily reduce its temperature. The apartment is in a Limited Traffic Zone (ZTL). The tourist tax is EUR 6.00 per person per night, payable at check-in.

Check-in and check-out
Check-in: from 14:00 to 20:00, by appointment. We ask you to let us know your arrival time in advance, so as to better coordinate us. Check-out: by 10:00 a.m. Check-in after 20:00: possible subject to the availability of our staff, with a supplement: 50€ until 22:00 · 80€ from 22:00 to midnight · 100€ from midnight to 02:00. Check-in after 02:00 is not possible.
Guest registration (legal requirement)
Italian law (art. 109 TULPS — R.D. 773/1931) requires us to communicate the identity of all guests to the public security authority. Upon check-in, we will then ask you for a valid identity document for each guest (for foreign guests, a passport). Without this data, we cannot deliver the accommodation to you. This is a requirement for all accommodation facilities in Italy: we record data only for the purpose of public security control.
Tourist tax
The City of Florence applies a tourist tax of 6.00€ per person per night, for a maximum of 7 consecutive nights. Minors up to 12 years old are exempt. (To be paid at check-in/already collected from the platform — adapt according to the booking channel.)
What is included in the rate
Air conditioning, heating, electricity, water, bed linen and towels, use of the washing machine.
Pets not allowed
Coexistence and neighborhood
The apartment is located in a residential building, so:
No parties or events are allowed. We ask you to respect the silence after 23:00 and avoid slamming doors. Smoking is prohibited inside the apartment. Any additional guests other than those indicated in the booking must be agreed with us in advance.
Heating and air conditioning
Heating: as required by national legislation (D.M. 383 of 06/10/2022), for the City of Florence, the system can be turned on from November 8 to April 7, for a maximum of 11 hours a day, with a temperature adjusted between 19 °C and 21 °C (tolerance included). Air conditioning: to reduce consumption and respect the environment, we ask you to use the air conditioner responsibly, maintaining a temperature of 19—21 °C and turning it off when you leave.

Keep your keys carefully. In case of loss or failure to return, for security reasons it will be necessary to replace the lock, with a charge of 50.00€.
Overtime interventions
For urgent interventions made necessary by improper use by the guest and requested outside office hours (22:00 — 08:00), a fee of 100.00€ will be applied.

If anything breaks or stops working, let us know: we'll check it out. No problem with minor inconveniences — we only ask for transparency.
Parking and ZTL
The apartment is located in the Limited Traffic Zone (ZTL), reserved for residents: it is not possible to park freely on the street without incurring a fine. There are two options: a paid private garage in the immediate vicinity (convenient but more expensive), or a car park outside the center (cheaper), from which to reach the apartment by public transport. If you arrive by car, contact us first: we will show you the best solution.
