Discount for 7+ day stays. Our housekeeping activities entail an enhanced disinfection cleaning protocol. The Cottage is adjacent to the Appalachian Trail and Route #76 Biking Trail. Located in the East Coast Mountain Biking Capital Corridor of the Blue Ridge Mountains it is nestled on a 30 acre farm with access from the Town of Troutville, a designated Appalachian Trail Community. Easily accessible via I81, one mile from Exit 150B close to shopping and restaurants. High speed internet included.
This 1940 farm house has been fully restored with all modern conveniences. The luxury bedding and fine furniture give the cottage a feel of a top Bed and Breakfast venue minus the breakfast. The Appalachian Trail is just a short walk from the cottage where a spectacular high meadow awaits with panoramic mountain views. The farm is enclosed by actively managed forestry sporting much wildlife including hives of honeybees. The orchard entails many heritage apple and pear trees. The Black Twig Garden is a ¼ acre enclosed organic working square foot garden for growing a variety of vegetables, berries, and flowers.
Local activities include hiking, biking, birding, fabulous dining, wineries, craft breweries, Greenfield Sports Center, Attic Productions, and historical sites within short driving distances. Fishing, canoeing, kayaking and tubing on the James River and boating on Claytor Lake are the preferred watersports. Hollins University, Roanoke College, Virginia Tech, and Radford University are easily reached via I81.
The Cottage has one formal Monticello inspired Chippendale porch and one casual porch outfitted with a gas grill. Campfire opportunities can be made available on top of the orchard overlooking the property. The first floor entails the Queen Size Bedroom with double sized closets, Full Bath with walk in shower, Dining Room, Kitchen with Nook, Living Room, Laundry room, and Den with game table/writing desk. The upstairs has a large King Size Bedroom with a walk in closet, a Twin Sized Bedroom with two beds, and another Full Bath with a skylight.

My husband Mark and I purchased our little farm from his parents in 2004. We are the third generation to own and live on this property. I moved here from Germany almost 40 years ago and worked in the banking industry for most of my professional career. Mark’s career was primarily in the machine tool industry. Both of us decided to leave our traditional corporate careers to focus on our farm related businesses and community. We now spend our days raising Labrador Retrievers to primarily become Service Dogs, gardening, and volunteering as Pet Therapy Teams in our community. We always wanted to have a Bed and Breakfast venue on our property as we enjoy meeting people from all over the world and love to travel ourselves. When it was time to renovate the original cottage we decided to convert it into a vacation rental as we have loved staying in these venues ourselves more than traditional hotels. We are looking forward to sharing our “little park-like farm” with others and hope to provide a great experience for all our guests!

When new visitors come on the property we often hear “wow, I never knew this place was back here, it feels as if you are out in the country in a park but you are so close to everything”. Our driveway is only 1 mile away from interstate 81 at exit 150- B making it extremely convenient to get to Roanoke and the surrounding areas. We are a short drive from lakes and rivers, Breweries, Wineries, The Blue Ridge Parkway as well as numerous other attractions. We are also a convenient location when visiting the Universities: Virginia Tech, Radford, Hollins, VWCC, VMI, and Roanoke College. The property offers many opportunities to relax and just enjoy nature and the great outdoors. Our 30 acres border the Appalachian Trail, which can be used to walk to a local Coffee house or local Brewery. You can explore our large garden or just sit in our swing house and sip wine. What makes this property unique

We love living in Botetourt County of Virginia. Our family ties, friends, and an environment rich in history are our roots. Our little park-like farm and visitors fill our hearts! The Town of Troutville, is a designated Appalachian Trail Community, where Trails Days are hosted in the Town Park every year in the month of June. AT hikers can be seen all around town throughout the hiking season from March to October. We are located just a short distance from some of the most spectacular view points of the Appalachian Trail: McAffee Knob, Dragoons Tooth, and Tinker Cliffs. The town is also part of the Roanoke Regional Rail Heritage district and as such an occasional train will pass through the town. Come and visit with us in the Town of Troutville, and experience a “small town with a big heart”!
