In an extraordinary position, overlooking the gulf of Capo Zafferano, one of the most beautiful gulfs in Sicily, La Villa di Sofia is located 18 km from Palermo, in the summer residential area of the city of Bagheria, 150 meters from the crystal clear sea.
The Villa, completely renovated in April 2019, has two levels, each of which characterized by an enchanting view of the sea and the bay of Capo Zafferano.
The main floor of about 200 square meters accommodates up to eight people and is composed as follows:

- three double bedrooms with air conditioning, wall fan and smart satellite TV.
- lounge with large and bright windows that allow the view of the sea even from inside, table for 8 people, double sofa bed and fireplace,
- internal kitchen with wine cellar and audio system,
- outdoor kitchen with pizza oven and barbecue,
- two bathrooms with big size walk-in shower with chromotherapy and audio system,
- terrace with sofas and tables for 10 people overlooking the sea and swimming pool,
- Unlimited high speed Wi-Fi.


On the lower floor we find The Dependance with an independent entrance of about 50 square meters which can accommodate up to 3 people
is composed as follows:

- 50 square meters open space loft with double bed, one and a half sofa bed,
- kitchen with table for 6 places,
- bathroom with big size shower and sedula with chromotherapy,
- outdoor patio with table and chairs overlooking the sea and swimming pool.
- Unlimited high speed Wi-Fi.

Wonderful time!

We had a lovely week at the villa. Our host was outstanding, even helping us to order pizza on our first night. The villa is exactly as you see in the photos, and in a wonderful area. We hope to return in the future.

Wonderful Stay!

The villa is in a great location and easy to access other local towns/cities, we rented a car for our stay. We loved the views of the mountains, sea, coastline and enjoyed watching the sunrise! The villa is exactly as the pictures show and the pool was lovely. Manola, was a wonderful host! She welcomed us when we arrived, gave us a tour of the house and went over the rules. She was very responsive, helpful and kind! We really enjoyed our stay at Villa Di Sofia and would book again!

The website photos are a true reflection of how the villa is situated. Its location is spectacular with an uninterrupted view of the sea and the coastline for many miles to the east. The land rises steeply behind the villa which currently not overlooked by any another from the back. Inside, the villa is spacious with plenty of wardrobe space and unusually, no space taken by the owners things. It’s in good condition, tastefully decorated and has welcome air conditioning in all 3 bedrooms. Showers are excellent and very powerful. A special mention must be made for Manola, who was welcoming and helpful throughout, especially allowing us to leave our luggage securely to accommodate an early arrival by ferry on the Saturday and similarly a late departure a week later. This allowed us the freedom to have a leisurely meal without worrying about leaving the car full of luggage. She also had great recommendations for sightseeing and places to eat.

some major problems

Lots of confusing rules about rubbish, and the "threat " that if you didnt get it right you would be charged 50 Euros no indication i had to arrive on a sunday with 500 Euro deposit and no atms available the mosquitoes were a nightmare 23 bites on one leg on the first day i gave up counting after that. the number of anti mosquito devices indicate this is an ongoing problem. we were told on checkin that the gardeners would come . we were not told we had to be there to let them in. we had presumed they would have their own key. they came 4 of the 6 evenings we were there for 1-2 hours each time spraying chemicals around the terrace where we were sitting and putting chemicals into the pool at c 6pm preventing use of the pool. i note on vrbo website this property with 2 names at 2 different prices. hostess couldnt have been more helpful personally.

Tolle Villa mit Meersicht und Pool

Tolle Villa oberhalb des Meeres mit Pool, schöne Sicht auf den Capo Zafferano. Die Villa liegt in einem Wohnquartier, direkt an der Dorf-Verbindungsstrasse. Das Aussengelände des Hauses ist videoüberwacht. Der einfache Strand Lido del carabiniere ist in 5 Minuten zu Fuss erreichbar. Zum Dorf/Hafen Sant'Elia sind es ca. 12 Minuten zu Fuss. Die Gegend um den Hafen ist am Abend sehr belebt, vor allem am Wochenende. Das Haus ist schon etwas in die Jahre gekommen, aber sehr komfortabel und stilvoll dekoriert. Küchenutensilien etwas veraltet, aber bis auf den fehlenden Geschirrspüler vollständig. Gasherd. Kaffeemaschine vom Typ Nescafe Dolce Gusto. Obere (Haupt-) Wohnung mit drei Schlafzimmern und grossem Wohn- und Esszimmer sowie Veranda sehr grosszügig, wohnlich und luxuriös. Alle Räume klimatisiert. Untere Wohnung mit zusätzlichen fünf Schlafgelegenheiten eher muffelig (wurde von uns nicht genutzt). Fitnessgeräte schon etwas angerostet und wenig genutzt. Die Temperaturen waren so hoch, dass auch der Pool und Jacuzzi leider sehr warm waren und keine Abkühlung boten. Der Kontakt mit der Besitzerin Manola und dem Hausmeister Mimo war jederzeit unkompliziert, rasch und herzlich. Wegen Stromausfällen im Dorf (knapper Strom --> A/C bewirtschaften) war Manola immer rasch per WhatsApp zur Hilfe - Danke! Kleine Probleme mit kleinen Ameisen im Haus --> Alle offenen Esswaren im Kühlschrank.

Holiday Home

The villa was very nice with enough space for 6 people to enjoy and laze around the property. it is also conveniently located with great views of the sea from the upstairs balcony. The hosts are very nice people and were willing to help in all matters during our stay. It was a very enjoyable trip and it is highly recommended as well. Some points which I think will make the place even better are 1. the listing shows the house to be airconditioned but it is only in the bedrooms and therefore in the summer months the rest of the house gets quite warm 2. Some of the kitchen equipment needs replacement as they dont work quite well and 3. the villa has a ground floor which is separate and the occupants also share the same pool - that is not really mentioned in the listing. Having sais that we really had a good time there and would recommend it highly.

This house is a great spot to relax, eat and drink well, enjoy the views, and walk to the beach.

We really enjoyed staying at this villa. It is very large and comfortable (we stayed there with 5 adults and a baby with plenty of room to spare). Two of the three bedrooms have air conditioning, which is nice but the best parts of the house are the outdoor areas. The front veranda is WONDERFUL. There is lots of comfortable seating and the views are stunning. Once there, we worked with Manola, the owner's sister. She is absolutely lovely and was very responsive to messages. We had an issue with the toilet and the front gate, and she responded within minutes and got everything fixed very quickly. We enjoyed meeting her and were grateful for her care. The house is within walking distance of two beaches (a small private one, which is very close by, and a large public one, which is a bit further away). Both are easy to get to by foot and have chairs/umbrellas for rent (and they have food for sale). Additionally, you will enjoy simply spending time in the house taking in the views. However, I strongly recommend getting a car if you rent this villa. Beaches are really the only walkable place. You will need a car to get to the Super Market to pick up food, coffee, wine, and supplies (the market is a 5 minute drive away; and while it is walkable, it's a very hilly walk). Also, you will need a car to visit restaurants in the area or in the small town of Aspra (a 10 minute drive away) or in Bagheria (a 15 minute drive away). Also, there is a train station in Bagheria that you can park at if you wish to take day trips via train to Palermo, for example. Finally, there is a pharmacy and an ATM in Aspra should you need it. We would rent this place again should we find ourselves back in the area. We loved it and you will too! One item to note that I was unaware of (I must have missed it) - the owner requires a 250 Euro deposit upon arrival. The deposit was returned when we checked out, but make sure you have Euros to give up front!

Prachtig gelegen inderdaad aan de baai met een tuin met verschillende terrassen. 's ochtend tot begin middag zon (ligging terrassen op 't oosten). Van binnen ruim plus nog eens buiten een extra keuken/bbq en douche. De 2e badkamer heeft helaas wel een hele kleine douche. Eettafel is klein (te klein voor 8 pers). De zitstoel en bank zijn helaas slecht (doorgezakt) en het licht op een paar plekken (eetgedeelte) is te fel/onaangenaam scherp dan wel bijna afwezig (keuken). Al met al wel een prima plek, waarbij de tekortkomingen gemakkelijk snel te verhelpen zijn.l

Wonderful Christmas in Sicily

Just returned from a ten day stay over Christmas in this lovely place. Our accommodation was wonderful - very comfortable, spotlessly clean and with good heating for the cooler nights. The owners had very thoughtfully placed Christmas lights and decorations all around creating a festive atmosphere. It also has a huge terrace looking directly to the sea and the views were stunning every day. There were many things to see from there and the weather was sunny and bright every day with temperatures up to 17C so we walked a lot and visited nearby fishing villages, beaches, ancient sites and lovely cities and towns. Food was fantastic and we followed recommendations to excellent restaurants including one just down the road on arrival late at night and an outstanding meal at the Michelin star restaurant Ipuqi in Bagheria. The family were very welcoming, helpful and kind to us and directions etc all very clear. We really had an excellent holiday.

Beautiful villa overlooking the sea

We (2 couples) spent a wonderful week in November at Villa Sofia. Though the weather was changing from warm to cold and the days were short, we still thoroughly enjoyed the stay. The walk to the lighthouse is spectacular, and one day was warm enough for a swim in the sea, which is a short walk from the house. The villa has lots of outdoor space, but the indoor space is comfortable on chilly days. The lovely fishing village of Porticello is a short drive away, as well as the remarkable ruins of Solunto. Palermo, Monreale, and Cefalu are relatively close. Vincenzo and his sister Manola were very helpful and responsive. All in all, we had a very enjoyable week!

Comfortable villa with great amenities

Très agréable villa à proximité de Palerme

Nous avons séjourné 4 jours dans cette villa qui est au calme avec un cadre très agréable avec vue sur mer. La terrasse est très appréciable et calme. La proximité de Palerme et des sites de visite font de la villa une bonne base de départ pour explorer le nord de la Sicile. Juste une suggestion est d'agrémenter les éléments de cuisine un peu plus ( ustensiles en plus, grille pain, cafetière café pour plus d'une personne, lave vaisselle serait également bien venu pour 7 personnes ). Une petite réhabilitation des douches et en particulier de la suite parentale serait à prévoir. L'accès gratuit compris dans le prix de la location, du lave linge serait également bien venu. Nous avons eu une relation facile et un acueuil sans problème avec Vincenzo. Merci encore. Nicolas

E ti ritrovi a Capo Zafferano ...a godere di un paesaggio, da imprimere nella mente per trarne una poesia: Il Mare d'inverno ... I colori dell'estate ma visti in compagnia di Un Bel Camino...Ambiente Riscaldato! Quanta Magia in " Villa di Sofia "... E a pochi passi la Splendida Palermo e poi la Caratteristica Bagheria con i suoi sfarzi barocchi! Una Vacanza completa.

eine traumhafte Woche

4 Erwachsene, 2 Kinder und eine traumhafte Villa: beste Voraussetzungen für einen wunderbaren Urlaub. Die Hausbeschreibung trifft zu 100% zu. Besonderes Plus ist die große, zum Teil überdachte Terrasse, die uns sogar Regen genießen ließ und die Sommerküche, die für Hobbyköche ein Traum ist. Mit frischem Fisch direkt vom Hafen blieben keine Wünsche offen. Vincenzo ist ein sehr freundlicher, hilfsbereiter Gastgeber, der schon im Vorfeld jede Frage zuvorkommend beantwortet hat. Wir empfehlen die Villa sehr gern weiter.

We arrived at night. We got lost not following our directions. We called Vincenzo and he met us at an exit in Bagheria. We followed him to the villa. When we removed our luggage from the car he helped carry our luggage inside. The villa is gorgeous. Interior and exterior. The huge patio overlooks the Mediterranean with the majestic Sicialian Mountains on each side. The interior was beautiful with modern bathrooms and tastefully furnished bedrooms. There is beach access. Jus ask Vincenzo. Also in Bagheria there is a great bar, pastry shop and gelatoria called IL Bascio Bar. Very popular. A car is a necessity. We highly recommend this villa.

Un giusto compromesso tra divertimento e relax

Ormai prima di prenotare una vacanza osserviamo tantissime fotografie del posto sui vari siti che, purtroppo, spesso non rispecchiano la verità! La realtà della Villa è ancora piu affascinante dal vivo... è avvolta da un immenso giardino ben curato, una meravigliosa cucina all'aperto con forno a legna e barbecue ideale per chi ama cucinare e mangiare all'aria aperta. Fiore all'occhiello il panorama mozzafiato che si puo ammirare dalla terrazza della casa. All'interno un salotto molto accogliente e luminoso grazie alle 2 vetrate con vista sul mare. Anche le camere da letto molto spaziose, colorate e ben pulite. I proprietari sono estremamente gentili, sorridenti e professionali pronti a farti sentire subito in vacanza. Inoltre dalla villa puoi facilmente raggiungere a piedi il mare e visitare i paesi vicini e la splendida Palermo. Io ed i miei amici siamo molto soddisfatti di questa vacanza...ideale per chi come noi voleva unire il divertimento al relax. Ritorneremo sicuramente

A Home in Sicily

Myself and friends from Rome and Como spent a most enjoyable nine days at Villa Sofia. The owner is most gracious and accommodating. The house itself is very well appointed, especially the outdoor areas. In fact, other than sleeping, we spent the entire time outdoors enjoying the views and the convenience of the outdoor kitchen. The location is very good for those who want to see the area. Palermo is about 20 minutes away by car as is Monreale. Cefalu' is forty minutes east and the beautiful mountain town of Buoncastello is nearby as well. All in all, a great vacation at a lovely place with wonderful friends.

Splendida villa immersa nella natura!

La villa ha una vista sul mare spettacolare e dispone di tutti i comfort, è possibile mangiare in più punti della casa sia esterni che interni munita di barbecue fornelli e forno a legna esterno e di cucina interna, un mare meraviglioso a 2 passi dalla villa.
