Right on the Sand! Photos are of this unit. Ocean view of the world famous wedge to the Balboa Pier, you can't beat this location. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee at one of the many cafe's, or a bite to eat one of the restaurants.

There are 3 other ocean front units available in this building, one right across the hall, perfect for a multi-family vacation or a romantic getaway.

This is an efficiency unit, appropriate for 2 adults and up to 2 children max.

Coin operated community laundry is on the first level next to the stair well.

Min age of responsible guest 25.

This unit does not have AC, most ocean close units in Newport Beach do not.

Other Things to Note:
We want to be honest and transparent with you about this building. It is an old building with a lot of character and history, but it also has a few drawbacks. The units are cozy and compact, which may not suit everyone's preferences. The walls are not very thick, so you may hear some sounds from your neighbors or the street. This may not be a problem for most people, but if you are very sensitive to noise, you may find it challenging to stay here. We hope you understand and appreciate our honesty. Please, don't leave less than a 5 star review because of this.

We loved our week here! Right on the beach and easy to walk to a couple restaurants and piers! Would recommend renting a bike and riding around balboa and balboa island. Will definitely be back !

Was an ok place to stay
The location is great. You can't see the water from the place but it is just across the sand. The building itself has about 10 very small apts in it and is pretty run down. The main lock to the building did not lock so that felt less than safe and we couldn't find a smoke alarm, but there is a carbon dioxide alarm. It is a very small space, so we used it to sleep but there was not enough room to "hang out". There is a small patio with 2 adirondack chairs and a few broken folding/beach chairs. There was a previous guest's underwear on the patio - they may not clean that area between guests. The bed is comfortable and there is a small futon in the living room which is not comfortable for sleeping. TV in bedroom and living room with access to prime, netflix, etc. Updated cabinets and appliances and bathroom. Nice shower.
