Fabulous beach front condo at the luxurious Residencias Reef. Property area and rental co. rated EXCELLENT . Located on beautiful San Francisco beach.The beach runs for miles to do with what you please day or night.The crystal clear waters are in the top 5 in the world for diving and snorkling. Relax on a raft at the one of 2 pools. Come and ENJOY PARADISE. ALL INCLUSIVE AVAILABLE UPON REQUEST $78 per adult and $50 for children. Large, fully furnished kitchen- washer and dryer-large bedroon-king bed plus Murphy beds (queen size )in living room with privacy curtain. Condo sleeps 4, free long distance world wide calling. TVs, personal wall safe- balcony overlooking the pool and beach. Complex has 2 HEATED pools in winter, snorkel right off your beach, windsurfing, kayaking, jet skiing it is all right here! PRIVATE pier---large Flat screen Smart TV in living area with fire stick and 100’s of channels Large TV in bedroom with it's own channels. We just put new anti-gravity chairs on the patio as well.

Driving directions from airport: follow service road to traffic circle. make first right turn off circle onto airport road take this road until it ends at the sea (about 0.6 kilometers). At the sea turn left you are traveling south. Stay on this main road you will pass thru town. Keep going south until you reach the 13km sign look to the right you will see the sign residencias reef. Turn right on service road go left to guard shack. Show conformation for 8210. You will turn right at the circle follow road to parking for building 4 ahead on left. As you face the back side of the building you will see two stairways take the one to the left. Go up two flights of stairs to left you will see 8210. The door is on your right. Terrific property with beautiful well-maintained grounds, with the bonus of a great taco stand for bfast or lunch just a few hundred meters from the entrance. Great place to relax.

Great getaway, very quiet community

Very communicative and conscientious host. Condo as expected. This is not a party complex, it's crickets at night. You can walking down the beach for some nightlife if you're seeking more excitement. We went to the grocery store and cooked breakfast every day. The kitchen is well stocked. The condo community is about 15 minutes outside of downtown. Taxis and car rentals are readily available. Beach is well kept and sandy. We do prefer locations with crystal clear sandy bottomed water, but we're so thrilled to spend our time alternately exploring ther undeveloped side of the island in a jeep. It's stunning.

Host is horrible.

This host must be good when they are good but when they are bad they are really bad! We only had 3 days to rest and relax and apparently they overbooked their unit so we couldn't stay there the 1st night. They found us another place and expected is to interrupt our 3 nights by packing, moving and unpacking again. When I expressed I didn't like this idea I was told they were the ones put out because they had to pay double commissions and for our room the 1st Night. When I asked the place we were staying in if we could stay all 3 nights instead of moving they got mad and called me an ingrate and obtuse and told me he would blackball me from Residencia Reef! All because I was upset we had to move in the middle of our 3 nights. He felt I should be great full he helped me at all and that I was staying in a bigger place for no additional cost. It was just the 2 of us so bigger didn't matter to us! Very disappointing in how this host overbooked the condo then treatment we got when I was upset over it.

Residencias Reef 8210

My wife, adult daughter and I stayed at this property during Christmas week 2022 and it was great. Owners and their property manager were super responsive and helpful in answering questions. Unit is well appointed and stocked for your needs. The grounds of the complex are very well maintained. Every morning crews would be out tidying up the grounds, raking the beach and resetting all of the outdoor furniture. Pools and pool bathrooms were very clean. The complex has 24 hour security and we felt very safe and it is far enough away from the popular cruise destinations for day trippers you do not get people on the beach bothering you to buy things. A couple of items to be aware of when deciding to stay here, these are not negatives, but you need to be mindful of them. First, the location is well south of San Miguel, so a rental car in my opinion is a must. There is only one place to eat within walking distance, Dona Chely, which is a taco stand and while excellent, you can only eat so many tacos. Trips to town are about 30 minutes because of traffic. There are also no stores around the complex if you want or need food, medicine or other goods. And while there is internet at the unit and down by the pool area, it is not the best. So if you are planning on needing heavy duty internet you might be disappointed. However, for general use is was fine. Overall, it was a great unit and complex and would definitely return.

Beautiful property and accommodations. Everything was spot on. Had a bit of a hiccup at check-in but was resolved super fast. Great location, clean, safe, friendly and everything you need for a great time away. Hosts were very friendly and gave lots of tips and suggestions. Wonderful couple. Property manager gave more info and was wonderful with communication. Grounds were beautiful and the other tenants were very friendly. Quiet and perfect for a spot to unwind and relax. If you want to party go next door to Secrets.

The sunset's each evening from this location are amazing, you will not want to miss a single one... just stunning. *Helpful note, rent a car you will need it to get around. Taxies are fine, but you will enjoy the freedom of exploring the entire island if you rent a car.

There were pros and cons - but beautiful there

Lovely location, much closer to the beach than it appears in the photos (yeah!) Hiccups - Internet down when we arrived as well as TV problems, no water, no useable frying pan, 3 teaspoons, no kitchen size garbage can, etc. I would think these things would be verified before a new guest checks in. We were there for over 3 weeks, so some of this is pretty important. Quite dusty - I'm allergic to dust mites so that matters to me, probably not enough to bother most people. Miscommunication on water days, etc. Unit very nicely appointed and a great size. The owners just need an updated information book on site. The book there had old information so it was a bit of a battle figuring things out. The property manager is super nice, but things were forgotten. Nothing of course to ruin the vacation thankfully! 2 pools, one with Internet. the grounds are immaculate - very safe property. We rented a car so the distance from town was perfect - not too far or too close. Condo workers extremely friendly and helpful. Most appliances have been updated, unfortunately, guests are seeming not to respect their property. Most of the dishes and silverware was dirty. We pulled everything we would use out and ran it through the dishwasher. Do yourself a favor and make sure there is rinse aid! The water is hard and things come out much nicer. Good size bathroom too! Plenty of toilet paper and paper towels. Good bathroom towels. We didn't like the bed, but that's us. new pillows are needed - when I changed the sheets I found 2 with mold on them, so I put them in the closet and we didn't use them. Check out is supposed to be at 11, but housekeeping booted us out at 10am?????

Fantastic Stay

This condo was great It has a fully equipped kitchen for cooking meals, it was comfortable and clean. I couldn't of been happier with the location the beautiful views and sunsets I enjoy going to the amazing restaurant in Cozumel, I prefer not to do all inclusive, Carlos and Charlie's was just a short walk down the beach. The guards at the front gate were great and helpful with getting a taxi. And the security was nice too. It has phone service to the US which was also convenient. The dive boat picks you up on the dock and there is a nice place for cleaning your dive equipment. I will deffently stay here again.

The flowers were in full bloom and the new plants in front of the ocean front pool have grown dramatically from our August stay. The condo was as always very clean, air conditioners worked, bed comfortable, plenty of hot water for showers and doing laundry. They have movies saved on Dish DVR receiver so if you have a storm and signal is lost you can watch a movie. I suggest bringing some DVD's too for the DVD player. Internet service was very good along with free US phone calls on Vonage. Have no complaints of the unit or Reef property itself. Can't wait to be back in April. We really enjoy waking up, going out on the balcony and enjoying a perfect view of the ocean. Management is great and the owners are awesome people to work with. Hurry up and book your week in this unit. You will not be disappointed.

Top Notch Ground Maintenance at Reef Residencias

My last review I added how we were looking into booking August and December. Well we stayed at the same unit in building 4 again this August. What a blast. The Reef is again doing updates to the grounds. New white paint on the building, new brown paint on the railing and they replanted a very nice arrangement of plants in front of the oceanfront pool. The mangroves have been trimmed up for better views. Of course the condo itself is beautiful. An outdoor electric grill has been added on the balcony. The property manager Alex stopped by twice to make sure everything was up to our standards. The weather was great. The diving was even better. We love the location. Every morning we had a short walk on the paver sidewalk past the mangroves, flowers and pool to the pier. We were the last to get pick up for diving and the first to get dropped off. We saved about an hour and half each day not having to travel on the boat north back to the Caleta or other condos. Taking taxis back and forth from town are easy. Walk out past the front gate and flag down a taxi. They are constantly driving back and forth from town to beach clubs to the south of Reef. Again thanks to the owners for doing such a great job renting their condo. We have already booked our December trip in same condo.

Perfect Easter Getaway

It was our first time staying at Residencias Reef. Boy what a surprise. The unit is located on the left hand side of Unit 4 facing the ocean giving it a clear view of the ocean front pool and the ocean. The steps leading up to the second floor are wide and deep. It didn't even seem like we were really climbing steps to the Condo. From the second I opened the master bedroom door and looked through the condo out the patio there was the ocean. The master bedroom was decorated nicely, king size bed was comfortable with a big puffy comforter. A/C in master worked great. The bathroom has double vanity sinks, huge walk in shower with great water pressure and hot water. Plenty of closet space and washer/dryer came in handy. The kitchen has granite countertops, stainless steel appliances and all the cooking utensils needed. Plenty of room in the kitchen to cook Easter dinner. Nice dining room table that seats six. The living room has plenty of seating to enjoy a movie on the LG flat screen with free Dish Network. The condo also had great internet service and free Vonage telephone calls. Which, came in handy on Easter calling family back home. The balcony was awesome for drying dive gear, hanging out enjoying the view and taking a nap in the hammock. We had access to the roof top for beautiful sunsets. We took advantage of Chef Emily's grocery service. When we arrived all of our food/beverages were delivered and stocked in the cupboards or refrigerator. The property manager Alex was prompt on his welcoming time. We have already contacted Julie in regards to booking a week in August and again December 2014. Need I say more?

Another Great Holiday

We just returned from our holiday .. 2 weeks, Mar 26 -- Apr 9th / 2014. Cozumel is our go to island for our rest, relax, and dive vacations. After much research we ended up contacting Julie. She and Pawel happily helped us through the rental procedure .. easy. We arrived in Coz, grabbed a taxi and 15 minutes later we where at Residencias Reef Casa Julie. The condo is everything you would expect based on the description, pictures and written reviews. For my wife and I it was perfect, as close to home away from home as you can get. The complex is clean, well maintained, and very safe. Cozumel is very safe. The friendly maintenance crews keep a very low profile while going about their daily routine. For divers the rinse tank is filled daily, before you return from your morning dive. The condo itself is very bright and comfortable. Everything worked as it should, TV, washer, dryer, fridge, stove, mircowave, etc. The kitchen had everything we needed. The bathroom even has its own working hair blower. The second floor balcony is perfect for drying dive gear. The end walls each have a solid anchor point, probably for the hammock. We used these anchor points for putting up our rope clothes line for drying dive and swim gear. BC's we hung off the back of one of the balcony chairs .. perfect. Most of the other balconies don't have wall anchors for stringing up a clothes line. This one feature alone is enough to have us rent Julies condo on our next vacation. Wall to wall distance is about 18', take 20' of line if you plan on hanging your gear. We go to Coz twice a year, with the objective to rest, relax, dive and unwind. By staying at Julies condo we easily accomplished this. Thanks for everything Julie. We'll be in touch.

Pure serenity!

Loved, loved, loved it! Gorgeous location; so tropical. We were so pleased with the condo and happy that we could spend a month there. We've being going to Coz for almost 20 years. Decided to make a change this trip to see what else was available. Our previous condo was within a few yards of the ocean, whereas this condo was set back a bit. That was our only concern. Once we saw the condo and it's amenities, we were hooked! My favorite part was the balcony and the red anti-gravity chairs. I could have lived in them the entire time and been happy. The condo overlooks beautiful tropical foliage with a straight view of the ocean. Fun to sit out there and watch the parasailors with our binoculars. One of the things we enjoyed about this place were the different locations within the complex that we could go depending on our social mood that day; one of two pools, the sundeck on the roof of our building, or under a palapa on the beach. We loved taking our morning walks on the old road, although there were also many mornings we couldn't get out of our comfy bed! We loved this place so much that we booked a month for 2013 before we even left the place! The condo is furnished with everything you'll need. We're not packing our bulky beach towels next year! Very clean grounds and such nice staff. Any questions or concerns, just send an email or pick up the phone and call Alex or Margaret. Their response time is amazing! Having a phone available for free international calling was so great! Able to stay in touch with family the entire time. We can't wait to go back! Casa Julie is an incredible place

Casa Julie is truly a one of a kind experience. Perfect for those like myself just trying to get away for the weekend or for those who want a more involved trip. It's just steps to the beach and the beautiful amenities make you feel right at home. The owners are wonderful and easy to work with and the attention to details and creature comforts make this condo truly the best on Cozumel. This is the place to stay.

Excellent property, owner, and management!

We had the pleasure of staying in this lovely condo this fall and have nothing but good things to say. The owner and management staff were a pleasure to work with. Our travel plans changed due to the weather (tropical storm) and we ended up staying in the condo longer than planned. Margaret worked with our changing plans on a daily basis, allowing us to enjoy our vacation worry free. The condo had everything we could possibly need. The furniture is very comfortable. Everything is clean and well cared for. Security is very visible in the complex,but I think Cozumel is safer than most cities in the US. I accidentally left my iHome by the pool for an entire day. I came back fully expecting to never see it again, but the security staff had found it and had it in the guard shack. It was very peaceful at the complex, but a few minutes walk down the beach and you can get a massage, rent jet skis, parasail, etc. The location is great for fun and relaxation. We will be back!

Relaxing and intertaining!

This condo is in tip top shape and is beautifully decorated. Everything you need is there just take your clothes. It is located on the south end with the best beaches. There is a pier for dive and snorkel pick-up. There are jet skis and water equipment for rent. The grounds and area are beautifully landscaped. The restaurants were great. We liked this building the best because it has a solarium on top with a amazing view. This condo has a great view of the pool and beach. We are definately going back SOON.

2011 Vacation Perfecto

We certainly made the right choice staying at Joe and Julie's condo for our first trip to Cozumel. Location, location, location!!! We chose to rent a car which enabled us to come and go as we pleased and also tour the island. Access from the airport was easy sailing. Far enough from town that gave us the quiet that we were looking for. When we arrived at the condo we were thrilled to find all that we were hoping for was packaged all in one. The ocean front view was stunning. Five different colors of water at the same time. Just beautiful. The condo was just as nice. Very clean and tastefully decorated. My wife and I really loved the tropical decor and colors, especially the patio view and bedroom colors.We hit the grocery store so we could cook our early meals in, and dined out in the evenings, amenities were great. We took Joe's advice on a couple of restaurants that were close by. Our favorite was Alberto's just a short distance away. We had a lobster dinner, served right on the beach at sunset. Food and service was awesome. Thank you so much for an excellent vacation. Hope to return to Cozumel with our children. Danny, June, 2011

I could not believe our good fortune.

This condo was priced great and was beautifully decorated along with being stock with everything. We have stayed in this area before and have paid much more money and it was nothing compared to this unit. I felt compelled to write a review but told my wife we might be hurting ourselves by doing it b/c we don't want the price to go up or for it to get tons of bookings, we would really like to keep this place to ourselves. However, we did feel we owed it to the owners to give credit where credit is due. Keep it up Julie and Joe you are doing a great job and we WILL be back. Eeverything you told us about the area, places to go and places to eat at was dead on. Your info packet, condo, and area made for the greatest vacation we ever had!

BEAUTIFUL ANY DAY OF THE WEEK!!

whats not to love about cozumel and the jackson condo, they are both beautiful and relaxing, if you cant forget about any troubles while your here then you better stay home! the ocean was absolutly gorgeous blues and there was the most perfect breeze everyday. i am one that loves laying on the beach but i got to say, the pool is so awesome that i couldnt decide which place to lay my towel down. the locals we're polite and tolerant of us "non-spainish" speaking visitors. there are many beautiful spots to see on the island so i recommend getting a rental car, we are very happy that we did and will do again when we return. you lack for nothing while at the condo, it has all the comforts of home and more. Thanks again joe and julie, you have a fantastic place!
