Ti have stayed in town close to 20
Timea. This has to be one of my favorite units yet. Clean, cozy, plenty of space and bedding. Location is also a plus, near Vons, restaurants, and bars. Would definitely stay here again.

Easy check in with key in lock box. Furniture is comfortable and kitchen nicely updated. Had a couple issues getting the pellet stove to work correctly to heat the place, but the downstairs hall heater and the space heaters upstairs did a fine job. Shuttle stop right out front to get to the Village made it easy to enjoy two solid days of snowboarding on the mountain! Would highly recommend and hope to return.

Pros: Great location, two bathrooms and plenty of beds to accommodate a family.
Cons: Place is a bit outdated, which would not have been an issue if it was throughly cleaned. There were courtains that looked like they haven't been washed/replaced in a long time. Some blankets old and torn.
Very clean and very nice. Happy to pay the rate, just wish the advertised rate were the actual rate. On a four day stay, the advertised rate was only 60% of the actual rate after fees. Also, the list of "fines" for various potential shortcomings as petty as leaving lights on (how many?) at checkout was a little off-putting.
Independent of all things, the accommodations were excellent and worth the final price. Would recommend and would stay again.

This condo is priced appropriately in our market for its size, features and condition (including the furniture). If you are looking for a high end property, we offer those as well, they are priced accordingly. We have staff available by phone or email, 7 days/week, 9am-6pm (pacific) to ensure you book exactly the property you want.
As a professional property manager we post clear rules, expectations for departure, and potential fees or fines for ignoring those rules during your stay or after departure. We almost never actually fine anyone, because virtually all guests follow the rules. We don't ask for anything too hard: no linen stripping, no cleaning- just a few basics like trash removal, heat settings, run the dish washer, etc.).
All guests must sign a contract when booking and these rules and fines must specifically be initialed for approval before completing the booking procedure. These same rules and fines are posted inside the unit to ensure there are no surprises. We believe posting the rules up front so they are clearly understood to be the best way to meet our dual obligation to our renters, as well as to our homeowners, who expect us to protect their home and investment.
Our check out rules have good reasons for them. For example, failure to remove trash after your stay can invite bears to break in, causing thousands of dollars in property damage. Similarly, a vacant unit left unheated can have pipes burst; parking and noise violations can bring police or HOA fines on the property owner, etc. All our rules have similar logic, I don't have enough space here to explain them all, but call if you're concerned.

Decently clean, but outdated and no AC in summer means Hot
Property was as described, though more rundown then pictured and needs a deeper cleaning with dried shampoo on shower walls and somewhat dusty especially floors near furniture. There is also no AC or central air, so a fan in the upper loft is the only way to try to cool down on warmer summer days and because there are no screens on doors or windows, it becomes buggy if you try to let the outside air in.

Mammoth Five Star Lodging conducts the most detailed cleaning and inspection routine in Mammoth in order to ensure we provide a consistently outstanding guest experience, minimize the impact of damage and failures on our guests and protect the interests of our property owners. On every departure we dispatch 3-4 staff members to each property to strip linens, clean and perform the most detailed property inspection in our market. If the next guest arrival is more than a day out, we also conduct an additional Quality Control (QC) check on the day of the next guest’s arrival to ensure nothing has changed in the property since it was prepped. Cleaning mistakes are addressed before the property is approved for guest arrival. Our housekeeping supervisor is extremely diligent and she assures me this unit was properly cleaned prior to arrival (she did the QC check herself). since fewer than 1% of our guests leave an unfavorable review (our housekeeping/cleanliness reviews speak for themselves) I do trust her. With that said, if you do encounter a cleaning problem, please notify us and we will send the housekeeper back to correct it (this guest did not call us).
We manage about 65 properties and not one of them has central air conditioning (absolutely none are advertised as having A/C). We do provide fans in all the units and additional fans are available upon request (they made no such request). Mammoth Lakes is a mountain town at 9000’ above sea level. Our hottest days in the summer are in the 80’s. It is very breezy here year round. I am unaware of any property other than commercial spaces that are air conditioned in Mammoth. Like a beach town, you just need to open a couple windows.
In the event of unseasonably hot weather, we do stock several portable air conditioning units and they can be rented for a delay fee (includes the electricity costs) with about 24 hours notice. Please call in advance to inquire/schedule a rental if you think you will need an A/C unit.
If window screens were missing, it is likely due to the complex HOA performing seasonal maintenance. HOA's do not inform or coordinate with us on repairs/maintenance, unfortunately.
Good condo in Mammoth for the price. Clean with functional appliances, useful kitchenware, and well functioning bathrooms. Walking distance from restaurants in town.

Not the best we’ve stayed at in Sierra Park Villas
Just an ok place. We’re four 60+ guys who do an annual fly fishing trip. We don’t expect much but thought we’d get as good a place as we’ve had in previous years at Sierra Park Villas. Not the case.
Per the check in email I received, we brought blankets. That same email indicated that there would be kitchen utensils provided. This was not the case. We picked up dinner on the way back on the first night only to discover that there were no forks. Bummer. Also the internet was terrible. It couldn’t even keep up with Netflix. It seemed to be a router problem. This was not the case in the other units we’ve stayed at in the same complex. Also a note to the owner: put new batteries in the tv remotes!
In the late instructions that I received for the unit there were itemized cleaning fees. Outrageous extra charges for things such as leaving a light on. Keep in mind that I already paid a sizable cleaning fee. I received these instructions days before we left otherwise I would have skipped staying there. I’ll avoid this unit and owner next time.

Our staff are human of course, so even if we hit 95%, that can still leave some problems for guests. Unfortunately, this guest never called us to give us a chance to correct anything. We have 18 full time staff members in our housekeeping, maintenance and guest services departments who can help resolve problems during your stay.
All of our properties have utensils, I assure you. Under covid regulations we have been required to prove we cleaned them- so we deliver kitchen items in the dishwasher, which is where they were when this guest checked out. They never opened it, never read our instructions telling them where to look, and never called for help (or we would have told them). Fortunately the COVID regulations were cancelled the day this guest departed, and we are now in the process of fully restocking our properties as before the pandemic.
Mammoth Lakes is a small (4 square miles), rural town of just 7000 residents. We receive Internet service over one of just two fibre-optic trunks and the available bandwidth to the town as a whole is based on our small population. On weekends we can get 40,000 visitors and everyone in town must share the same Internet trunk. Mammoth's rural Internet works just like old style cable Internet- it slows when all the neighbors use it at once. We are unable to improve this, we're just a customer for another company's product. We require property owners to purchase high speed Internet with min speeds sufficient for streaming, and we test it on every inspection- but when competing with the neighbors, theres nothing we can do.
We have an obligation to present the property to you in proper condition for your arrival, and we have to charge everyone the same cleaning fee. To make that work, we need you to return the unit to us in a predictable condition on your departure. Different guests have different ideas about what is appropriate to leave for our housekeeping staff. We explain up front what we expect, and the additional costs we will charge if you don’t do certain things (the labor for those things is not built into our cleaning fee, so having to do them costs more, we pass that along to you.) Just follow our check out procedures, and you wont be fined anything.
It’s a great location on Old Mammoth Road! Great walking distance to Vons! The Wifi and streaming services don’t work the best. For example when using Netflix, the tv kept on freezing. There’s no heater up stairs but if you leave the downstairs heater on it still gets pretty warm upstairs.
The property was clean and comfortable. Check-in and Check-out was easy. Great location to easily drive to the slopes and walk to nearby restaurants and shops. Plenty of seating for everyone to lounge in the living room.
Awesome experience and really good hosts called to warn the road might be closed and offered refunds if we couldn’t make it due to high snow volume. Fortunately we made it and had a great weekend

We really enjoyed our stay here, and we're pleasantly surprised by how big the condo was - the pictures don't quite do it justice! It's right in the heart of town and an easy walk to shops, restaurants and the store. The one thing that was kind of a bummer was that the hot tub was closed due to COVID - which of course is out of their control but could have been mentioned in the description or by the property manager. But other than that everything was just as described - we'd be happy to stay here again!
This property was very comfortable and conveniently close to the local Vons and several restaurants. The kitchen sliding door has direct line of sight access to the parking lot, but the front door is actually around the corner in the center of the building where the connected units all share a central space which all entryways open into.
The layout wasn't super clear in the description, so I thought I'd mention it here in the comments. This property has essentially 3 floors, 2 of which are lofts. The 1st floor is entirely kitchen and living room with a bathroom, and stairs that lead up to a 2nd floor loft, semi-open to the living room with 2 sets of bunk beds(4 beds), a separate bedroom with a door (queen bed) and a bathroom. The 3rd floor is another set of stairs that lead up to essentially a 2nd loft, in that it's open to the 2nd floor (no door) but is another separate bedroom with no door (another queen bed).
The tablet information and check-in system was very good and clear, providing plenty of options for local dining and check-in and check-out were a breeze, done entirely through the tablet. Was even able to request a later check-out through the tablet!
I will definitely return to this location in the future and would highly recommend it to anybody who's looking for a stay in mammoth lakes!
The kitchen was super easy to use and multiple people can be in the kitchen at the same time. We had 5 adults in our party and every one was in a bed, not a pull out. Being close to the shuttles (red line) made it easy to park the car and still go skiing as long or short as desired. Easy to walk to the market/ movie theater.
Everything was great!!! Not a big deal, but maybe a few more dishwasher soaps, trash bags, pellets (for the pellet stove), & pot pads.
