Embrace the best of all four seasons at our vibrant lakeside retreat, designed for unforgettable family vacations. Perkins Pond is the perfect spot for a leisurely swim, a day of fishing, or exploring the tranquil surroundings by kayaking or canoeing. Our private dock offers the perfect spot to launch your aquatic escapades. Mount Sunapee is a short 15-minute drive away. Retreat indoors to the light-filled sanctuary of our cottage after a day of outdoor fun, where comfort and relaxation await.

Our cheerful and light-filled cottage was designed with family vacations in mind, from the bunk beds and board games to the well-organized kitchen and no-tears kids' shampoo.

The main floor features an open floor plan with a wall of windows so you can take in the fabulous lake views while you...

• Cook a family meal in the well-equipped kitchen with a gas range, dishwasher, full-size refrigerator, microwave, Keurig, kettle, and all the pots and pans you could possibly need.
• Netflix and chill in front of the smart TV under cozy throw blankets
• Connect your phone to the sound system and enjoy music through the in-ceiling speakers
• Eat and play board and card games at the dining table that seats 8 comfortably.
• Enjoy the ambiance of the electric fireplace - with or without heat.

OUTSIDE....
Open the glass doors to sip your morning coffee (or evening glass of wine) in the Adirondack chairs on the lakeside lawn and take in the stunning views of Perkins Pond and the neighboring hills. At night, roast marshmallows in the Solo Stove fire pit (we provide the skewers!) while star-gazing.

At the private dock you can go for a swim; fish for chain pickerel, bass, bluegill, and more; search for cute little salamanders in the shallows, and take a trip around Perkins Pond in our red canoe or fishing kayak! A variety of life jackets are available.

If you want to bring your own boat (powerboats are allowed, and water-skiing is fun!), the public boat ramp is just up the street.

When it's time to unwind, stretch out on the outdoor sofa and enjoy the mountain breeze.

The patio also features a charcoal grill and outdoor dining set for 6, a comfortable outdoor sofa and chairs for lounging, and string lights overhead to illuminate nighttime conversations.

BED & BATH....
At the end of the day, head upstairs where you'll find a full bath (walk-in shower) and two spacious bedrooms.

The light-filled master bedroom features large windows with beautiful water views, a king bed with a Nectar Luxe memory foam mattress, a ceiling fan, and black-out shades so you can sleep in. Air conditioning in summer and heating in winter are through the in-ceiling mini-split unit, operated by remote control.

Need to get some work done? The master bedroom also boasts a desk with a USB charging station as well as a computer monitor, mouse, and keyboard.

There's also a nook with a washer and dryer in the master bedroom, and we provide you with laundry detergent, wool dryer balls, and a drying rack.

With flexible sleeping arrangements for families or two couples traveling together, the second bedroom is the perfect spot for kids with two bunk beds, plus a queen bed with a Casper mattress. Two dressers offer ample room for storage, and the window has a blackout shade. Air conditioning in summer and heating in winter are through the in-ceiling mini-split unit, operated by remote control.

FOR DOG OWNERS:

We're dog owners, and we know how tough it is to find a nice vacation rental that welcomes our furry friend. That's why your house-trained pooch is a welcomed guest at Perkins Pond Cottage.

Food and water bowls, a crate big enough for large breeds, and a 20-ft in-ground lead are available for your pooch. Your dog must be disclosed in your booking request, and there is a $50 fee per pet to cover the extra cleaning costs (because shed happens!).

A NOTE ABOUT GROUP SIZE:
The town of Sunapee recently restricted the number of guests that may be hosted in vacation rentals. No more than five guests are permitted, despite the number of beds that we offer. Please describe the number of people when booking - many thanks!

You must be at least 25 years old to rent. Absolutely no parties, and no smoking on the property. The use of fireworks is not permitted. Please respect the neighbors and leave our home in the great condition you found it.

Other things to note
• July & August: Weekly rentals only, Saturday to Saturday.

• All other months have a 2-night or 3-night minimum as noted.

• $50 per dog per stay fee to cover additional cleaning (because shed happens!). Your dog(s) MUST be disclosed during booking.

• Cell phone service is variable at the cottage. Depending on your carrier, you may not have any cellular reception. Connect to our free WiFi for calls and internet access. The WiFi is excellent and can be used for streaming and video calls.

• The cottage is in a natural setting, so you should expect spiders, mosquitoes, ants, and the like to occasionally make their way inside the home.

• The lake is home to fish, turtles, birds, crayfish, frogs, and other creatures who may pop by to say hello. You may want to wear water shoes if you don't like the squishy feeling of lake weed between your toes (that's what I do!).

• There's a welcome book for guests with a copy of the house rules, WiFi access and appliance instructions, and local guides.

• Fun fact: there is an unfinished artist's studio on the property that will greet you right when you drive in - it's a big tarped foundation - so you can use that as the marker that you've found the right spot, but then quickly forget about it and get distracted by the view of the pond. :)

Amazing View & Perfect Cottage for a weekend ski getaway

We had a lovely time at the cottage - perfect size for two families with young/small children The house is clean, cozy and has all the supplies you need. Our girls loved the place, so did our Golden Retriever :). Will definitely return again...hopefully soon!

Total Relaxation

From the moment we walked in to see the breathtaking view of the lake, we knew we had made a good choice with this lake home. It was very clean, the beds were very comfortable, and the owners made sure we had everything we needed and were quick to respond if we had a question. We spent two weeks enjoying the view and relaxing in the fabulous chairs on the dock. We didn’t want to leave and hope to come back in the future!

A wonderful lake front property in New Hampshire.

This is a wonderful lake front property. Very clean. Good location. Very quite. Great supply of clean towel. Nice fire pit. Charcoal grill. Two bed rooms on with a large picture window that looks out on the lake. Highly recommended.

Topnotch - Wonderful 5 Star Stay

We loved every minute of our long weekend stay. The house is easy to find and located on a quiet street. Everything was confortable and clean. The kitchen is well stocked and by well stocked I mean has everything you need including a lovely coffee bar. The living room has these fabulous swivel chairs that are perfect for enjoying a morning cup of coffee while watching the local wildlife skitter by. The beds are comfortable and the bathrooms are well stocked with more then enough towels and hooks! The entire family enjoyed playing board games at the dining room table. We hope to return and enjoy the house in the summer months. The owners have thought of everything and created a wonderful retreat.

February Break Ski Vacation

This house is an absolute delight and Laura is a consummate host! The location is perfect with stunning views of the mountains across Perkins Pond and just a short 17 minute drive to Mt. Sunapee for skiing. We even had the extra bonus of ice skating the day after a little rain fell to create a perfect surface for my kids (age 9 and 6), who hadn't ice skated before. The house is well appointed with lots of white fluffy towels -- and thoughtfully provided with dark towels for those of us who travel with dogs and need to wipe off snowy paws ;-) The beds are comfy and the open plan space make it ideal for hanging out and enjoying one another's company. There are many thoughtful touches like teas, coffees, and spices provided as well as labels on all the lights so you don't drive yourself nuts trying to learn the set up. We'd definitely stay here again! :-)

Wanted a change of scenery, found serenity and joy

My husband, sons (6&8), our golden retriever, and I just returned from a wonderful week at Perkins Pond. We were so comfortable and at peace while at the cottage that instead of 7 nights, we stayed 8. The cottage was larger than we expected, clean, and beautifully (yet comfortably!) appointed. The open floor plan on the main living level, high ceilings, and abundant natural light all day long ensured that we didn't feel cooped up or on top of each other. The bedrooms are both spacious and comfortable. The linens and towels are crisp, clean, soft, and plentiful, and the bathrooms are stocked with many of the same soaps and shampoos that we use at home. The kitchen had it all, from a wide variety of quality pots, pans, and cooking utensils, to cleaning supplies and paper products, basic cooking oils and simple spices, to a drawer stocked with aluminum foil and ziploc bags, to cute silicone ice cube trays in the freezer, we truly found everything we needed. We spent our mornings participating in the boys remote learning via the strong WiFi signal, our days skiing at Mount Sunapee (truly only 15 minutes away), and our evenings enjoying phenomenal sunsets while building an igloo on the frozen pond before cozying up to watch a movie on the smart TV in the family room. We texted a few minor questions to the owner, Laura, during our stay, and never waited more than 15 minutes for a friendly and helpful response from her. Perkins Pond Cottage is an absolute gem - we will most certainly return!

This is a no fuss, no frill kind of place. It was exactly what my husband and I needed!

We initially booked the lakefront cottage as a place to stay while working in the area. Our work ended up being rescheduled but because of the refund policy, we decided to keep the reservation anyway and I am so glad we did! Gorgeous mornings enjoying a cup of coffee and a view of the lake with its light blanket of mist. Afternoons playing in and on the lake. We brought our own Stand Up Paddleboards and paddled around the perimeter. The kitchen is spacious and bright and has most everything you need. We made healthy and delicious meals with food we brought and got at the nearby market. We also mapped out a run and ran around the neighborhood. We were there Mon-Thursday morning and it was very quiet. A pontoon boat here and there, a few kayakers, a couple in a padddleboat and young family fishing out of a canoe...that was about it. Very peaceful during the week we were there. At night, we loved the spectacular sunsets. We ate dinner down on the dock until the sun went down and there were very few bugs. The cottage queen bed was comfortable and had nice linens. The shower, albeit small, is cute and has great pressure and ample amounts of hot water. We played cards (which is something we never do) and just recharged! The cottage is perfect if you’re looking to get away. It feels private, open and airy. The ac’s work well. I know the owners just bought it and will continue to make upgrades. I have allergies so not a big fan of the burber carpet but everything else was really good enough. The mid-century, minimalist decor was just fine. The owner was always there when I had a question and was very attentive to our needs and open to suggestions. We will recommend this cottage to our friends and family seeking this type of retreat and we will likely return when time permits.

Perfect lakeside stay

We have a lovely quick trip to Perkins Pond. The house was very comfortable and had everything we needed. We loved being able to take a morning canoe ride. My young son loved all the games to play with. I highly recommend staying here and hope to come back again soon!

wonderful week on the pond!

Everything was easy….from renting, to checking in and out. There were useful binders of information, spices and staples making the kitchen functional. The neighbors are friendly and the house is lovely, with plenty of outdoor seating to enjoy the view. The pond is pretty quiet with a few motor boats or jet skies. Overall we had a very relaxing week. Thank you!!!

Amazing place!

We had the best time staying here. We barely left the house because it was so comfortable. The views were spectacular! We spent our mornings and evenings on the dock. It was breathtaking! The host was super responsive and nice. Everything we needed in the house was there. We appreciated all the labeling in the house that new it easy to find things. We would return to stay here in a heartbeat. It was amazing!!!

Wonderful spot

We stayed here during the winter for a ski weekend and I was eager to come back to check it out during the summer. Water view is stunning. It’s a perfect size for our family of 4 + water obsessed lab, and grandmother visiting a few days. House is updated and bright, has all the amenities. Lots of fun things to do in the area. Owner’s super responsive. Great spot.

Why they chose this property

As a child, I spent many vacations at my relatives' former Perkins Pond cottage and made great memories swimming, water-skiing, and cross-country skiing on the lake. It's been my lifelong dream to own a lake house in New Hampshire! So, after renting this very same Perkins Pond home as guests in 2019, we jumped at the chance to own it ourselves a year later to create the ideal vacation home for our family.

My husband and I have two children who love to swim and fish at the cottage and ski at nearby Mount Sunapee. Our dog, Sadie, is a big fan of the local ducks and chipmunks.

We're in a unique position of being both guests and hosts of the same property - and we're excited to welcome you to create wonderful memories of your own.

What makes this property unique

What drew us to this home - first as renters, and then as owners - is the open concept main floor with high ceilings, and floor-to-ceiling windows looking out over the lake. Even if you're washing dishes at the kitchen sink you still have an amazing view! It's so relaxing to watch the ducks float by, or take the canoe out for a trip to the lake's lone little island.

Additionally, the location can't be beat for 4-season family fun. In warmer months there's boating, waterskiing, swimming, and fishing on the lake, and in the winter you can cross-country ski on the frozen lake, ice-fish, snow-shoe, or drive just a few minutes to Mount Sunapee for downhill skiing. Not only that, but it's just two miles down to quaint Sunapee Harbor where you can hang out by the dock while eating a delicious ice cream cone.
