About this property

28th Street Beach House steps to sand, Air Conditioning, beach gear provided!

This downstairs unit on 28th Street is just 5 houses from the sand and walking distance to everything including the Newport Pier, shops and restaurants. The location can't be beat!

This downstairs unit has 3 bedrooms and 2 bathrooms, a big patio, great Air Conditioning, and tons of beach gear. There is an ocean view from the front of the house. We provide all of the boogie boards, surf boards, wet suits, beach towels, sand toys, wagons, coolers, pop up tents and umbrellas, basically everything you need for the beach and it's all in good condition. You get one parking space in the garage and there is free street parking in front of the house and all around. Like any beach community parking is difficult during summer months and weekends.

The master bedroom is spacious and has large walk in closet and attached bathroom with a great shower. The second bedroom has a queen bed with mirrored closet doors. The third room has a queen and a twin with mirrored closet doors. All bedrooms have SmarTV's.

The second bathroom has a tub/shower and is located in the hallway next to the two bedrooms.

The sofa bed is a full size memory foam mattress.

If you haven't visited Newport Beach and the Peninsula before it is a lot of fun. It's very laid back here. Just bring your bathing suit and some flip flops. You can rent paddle boards, Duffy boats, take sunset cruises, whale watch and so much more. Disneyland is only 20 minutes away, Legoland is 1 hour away, and Los Angeles is 1 hour away. Balboa Island, Lido Island should not be missed during your stay. And from here you can get to so many other amazing beaches including Laguna Beach, Monarch Beach, Corona Del Mar, Huntington Beach and more!

Guest who books the house must be at least 28 years old and must be staying at the house (no booking for under age kids).

Please note....this is a downstairs unit. It is possible you could hear noise from the upstairs unit (depending on the guests at the time). If you are sensitive to noise, please rent an upstairs unit. Most vacation rentals in Newport are duplexes and most downstairs apartments do have some noise transfer.

We have been going to Newport Beach for 40 years. This is one of the best stays we have ever had. Air conditioning, comfy beds, towels, beach toys, wetsuits, surfboards, boogie boards, basically everything you need to make the stay great. Lisa is very responsive and helpful. This home has been remodeled so nice and clean. Owner has thought of your every need.

It was such a wonderful family vacation home, very comfortable, close to the beach and close walking distance to Newport pier and shops and restaurants. We are already trying to book for next summer. I probably shouldn’t tell you how nice it is, I might not be able to get a rental week there myself, lol

Overall the experience was awesome this is a totally remodeled unit and it shows , small miscommunication with the bikes so make sure you tell Lisa up front that you for sure want bikes at this location otherwise you will not get any , we ended up not getting any bikes , small problem with the master door - would not close , I had to tighten the hinge bolts that were very loose, that fixed the problem. Overall a great experience and will stay again there most likely.

Perfect Newport Property

We had a great stay in Newport and at this property. Lisa was so responsive and accommodating. We had an early flight into California and she generously let us check in early on the day if our arrival. The house was just as described, clean, updated and comfortable. Literally steps from the beach and close walking distance to restaurants and shopping. We especially appreciate that the garage was completely stocked with everything we needed to lounge and play on the beach. I would definitely recommend this property to anyone planning a trip to Newport Beach.

Great location and fabulous unit!

This was a great find for our family. Lisa was very responsive to all my questions leading up to our visit and during. The unit itself was beautiful. Very well cleaned and kitchen was fully stocked. There were plenty of beach towels, beach toys and child accessories available. For instance, there was a high chair, pack-n-play and step stools for kiddos to reach the sink. We truly enjoyed our time there. The upstairs noise certainly travels downstairs so just something to be aware if you are sensitive to noise. I wish check out was a little later simply because we wanted to enjoy the unit a few more hours. But other than that everything was great! We will certainly return for another family vacation.

Wonderful Beach Property

We have stayed in many VRBOs at Newport, and this home was our favorite. It has been beautifully remodeled, and it was so spacious. It was perfect for our family with 4 kids. The kitchen was well-stocked for cooking meals with lots of dishes. There were tons of bath and beach towels, as well as soap, shampoo, and laundry detergent! And, my husband's favorite feature - AC!!! Another awesome feature was the free laundry. The house was also well stocked with beach chairs, boogie boards, wetsuits, and beach toys. Lisa was amazing to communicate with. She was very friendly and attentive. I noticed that the washer seemed to be leaking, and she had a plumber there immediately. The location of the house was also great - 30 second walk to the beach and boardwalk and walking distance to the pier, grocery store, and some of our favorite restaurants. We will definitely stay here again in the future.

Perfect location for a girls getaway

This property is well maintained, updated, and has a fantastic location. Steps from the beach and walking distance from restaurants and shopping. The beds are comfortable and the décor adorable. A little about us....we are owners/property managers and work really hard to provide a top notch experience for our guests. We have impeccably clean units which are inspected by us after each cleaning. We often spend hours organizing, cleaning out drawers and replacing equipment to make sure that each guest has the best experience possible. We own and manage 2 other properties and have been doing this since 2014. It's pretty great to be meeting people when they are at their best, relaxed and happy to be on vacation. The best part is when people arrive to the house for the first time and are so happy that the house looks like the pictures. We have many return visitors which means the world to us. After every wonderful review, we get a renewed energy to keep working hard and are reminded that we are helping families make great vacations memories.

Why they chose this property

The location can't be beat. You can walk to everything! It's also nice that we are close to the pier and shopping, restaurants but not right on the pier where you can get too much noise and traffic. This is about as close as you can get without all of the chaos around the pier. It's pretty terrific!

What makes this property unique

A unique benefit of all of our properties is that we have A/C. Please don't be fooled by others that you don't need it in Newport. You do need it in Newport especially with these older houses that were not built for weather and don't have much insulation.

Another great benefit is that we provide you with all of the beach equipment including boogie boards, surf boards, beach chairs, umbrellas, beach towels, etc... It's such a pain to pack this stuff or rent it, not to mention expensive. We provide it all at no cost and we take good care of the equipment and purchase new when needed.

We also stock a great kitchen so you can cook for yourselves easily. And we stock all of the linens you'll need including extra blankets and pillows.
