The view was amazing and it’s a great location. Amenities were just what we needed. The water in shower was slow to get warm but I don’t think that has anything to do with the condo but rather the resort bc the spa was the same way.
We will definitely be back for the spectacular view, cleanliness, comfy bed and quiet location.
The two restaurants across the street served great food too!

They do not have a balcony however the huge windows open up in the dining room and bedroom which is nicer than a balcony as it gave us the view, sounds and breeze while out if the sun.
Agustin the property manager is great. Always responded quickly and took time with us on our arrival.

Overall, the location is just excellent, close to the airport, close to 3 lovely places to dine, bus stop right at the doorsteps of the hotel. Right on the beach, with usage of chairs and umbrellas. Agustin did a great job coordinating transportation and the catamaran cruise to Isla Mujeres. As far as the condo itself- the views are beautiful, it's nice to be able to slide open the windows to hear the ocean and see where the turtles have come in during the night to lay their eggs on the beach below! The elevators are hit or miss, often only one working so we took the stairs a lot. The condo is on the 5th floor. We bought lots of water to make our own ice with ice trays as there is no actual ice maker available. There is a small beach cooler available to take to the beach, that was great. I would suggest bringing your own beach towels. Possibly an xtra sheet for the couch. The condo is beginning to show signs of wear and tear and could use some freshening up. There is a fan in the bedroom which was great for sleeping!
Our meeting with Augustin was very informative. He responds and resolves problems quickly. We had a problem getting into the condo on one occasion. This condo has everything you need to be comfortable .The bedroom is cozy with a great view of the ocean from bed. The view is so spectacular from the living room. You can clearly hear the wave crashing and the view people in the water. Sun bathing and attempting to catch waves on the beach was part of the daily routine. Also the tennis court is clean and in good shape. Only played two days due to windy condition. Right next to the court is the gym. Also in good condition. Over all, we would return with a big smile.
Condo for Spectacular view of the Ocean, Warm Breezes and Sounds of the waves….
My review will be different than most as we stayed for a month unlike most who stay only for days at a time. The only negative thing about our stay is we stayed too long. The beach is beautiful and we loved the waves everyday and the warm breeze, which is the reason we came. The Condo being directly on the beach was wonderful. The reason I said we stayed too long is because we had hoped to have some of our meals in the Condo, which meant we had to get groceries every couple of days. This also meant we had to take the bus into Cancun and only bring back what we could carry and what would fit into the refrigerator. Because of the small refrigerator and practically no freezer we couldn’t bring back any frozen foods. There is a Convenience Store across the street but they only carry snack foods but we got our water there. There are 3 restaurants across the street as well which we went a few times and we had a few breakfasts at the Resort. There is also The Brown Bag in the resort which helped change things up a bit but all costly to eat out every night. We would however stay at this Condo again but perhaps next time not for so long…..
Enjoyed one whole week for a great price the room itself has amazing views. The hotel is alright not that big of a place which we enjoyed if you’re looking for a clam relaxed vacation.
This was an amazing vacation and everything went so smoothly thanks to our host Jacqueline. We definitely will be coming back to Oleo!

Cancun getaway
I struggled with the rating because the actual condo unit was very nice. Clean, updated, very comfortable bed, good storage and the view ... AMAZING! You can't get any closer to the ocean than this unit. We wished we had access to an ice machine (the freezer portion of the fridge was frozen over so difficult to make ice) and would recommend additional towels and pillows (altho the property manager did have them delivered the next day - we had 4 large towels for the pool/ocean AND bathing for a week stay). They don't clean the unit every day but they did come once during our 7 day stay. Communication with the owner was very responsive throughout the process but had to give them a 4 star because we asked several times about the all inclusive food package option the hotel provides and we could have gotten much better instructions/reality check so I will leave the details here...
Yes, the hotel offers the all inclusive meal package for $90/day/person BUT you have to go to the lobby every morning to purchase a new band AND you have to return the band by 10:30 each night or you get charged a $180 late fee (and no, it does not roll over to the next day rather it is a true penalty fee). The all inclusive includes drinks, access to the buffet and three other restaurants. We ate at the buffet one morning and it was horrible. Thankfully they have someone manning a grill so you can have fresh eggs otherwise the ones in the buffet were cold and sitting in water. The two specialty restaurants were not bad, especially the one next to the pool. It is first come first served and they don't take reservations. At least not for the condo users. The grill at the pool was delicious. There are two very good restaurants across the street and a convenience store for the days we didn't do all inclusive. Like most of the resorts, it is limited chairs and there is only small pool. They had music going pretty much all day by the pool and it may be an age thing, but it was non stop thudding sound kind of music. Thankfully there are beach chairs with cute tee pee type umbrellas. The seaweed was pretty bad (time of year) and they did their best to clean it up daily.
Overall the unit itself is 4 star but the hotel and amenities are closer to a 3 star.
The 2 thing that we'll remember were the location and the breeze. The huge windows provide gorgeous views of much of the beach at the southern end of the Hotel Zona, and an occasional frigate bird gliding by. The only sounds came from the surf over 6 floors below. The kitchen was compact but well equipped. The living room furnishings were comfortable and the wifi excellent—a real plus since this was a working vacation. The satellite TV offered many options and languages. Most of the time we left the windows open—we slept well! We appreciated the general cleanliness and security of the property and the parking area.
The only negatives were waiting for hot water, and having 3 pools, but none designed for lap swimming or easy access. The ocean was accessible from the pool area by a flight of stairs.
Our host Agustin met us, introduced us to the property and regularly checked back with us to be sure that our needs were being met. He also arranged for a nurse & her assistant to come to the suite the morning before our departure to perform our COVID test. The results were emailed to us in the afternoon. Overall, we would highly recommend this two-room property. Staying here was a "breeze!"
Guests should know that the onsite restaurants and bars can only be used if you purchase the all-inclusive package. However, there are three fantastic restaurants right across the street and/or down the street and a grocery store right there as well.
We did not opt-in for the package though it was a good option.
I loved it here for my honeymoon stay! The room and property is very clean. The scenery of the crystal blue waters and beach is beautiful to view from the room! Nice pools, spa, and gym. The host was very attentive and responsive to our needs. The location is about 10 mins from the lively spots but there is a bus passing about every 5 mins in front of the property that you can take for like $1. We prepared our meals for the majority of our stay but you can get an optional meal plan. I was very happy with the option to do either. There are also a few close restaurants within walking distance or down the road if you want to try dining outside the property. Overall, beautiful experience in a resort setting.
It was nice. I feel like the all-inclusive option should’ve been apart of the stay, and the bathroom needs to be remodeled. Specially the shower. Otherwise, it was nice.

Enjoy the sunrise and the gorgeous view of the turquoise ocean and white sand beach. Use the facilities wihtout purchasing the all inclusive or buy the wristband if you want to ask for unlimited food and drinks. Ask to your host to arrange activities for you and even transportation from-to the airport, so you can have a stress free vacation in this beautiful and remodeled Condominium in the southest part of the hotel zone in Cancun. Take a bus right off the building and you will be in beautiful restaurants or malls in less than 10 minutes
