Great home in a very nice, quiet neighborhood. The yard was perfect for our dog (Lab) and gave her plenty of room to exercise, etc. The Mount Sanitas Trail System is a short 5 block walk and has a lot to offer with beautiful views and a variety of skill requirements. Kitchen is well stocked, the dining room is great with plenty of sun, very clean and comfortable house! This is a great jumping off to a lot of different areas - Estes Park, Pike National Forest, Denver, etc.
CarolAnne was great! Checked in to ensure we were doing well and was always very responsive.
Highly recommend staying here!

Overall - a good place to stay
This home is in a wonderful, historical neighborhood ideally located near the Pearl Street Mall in Boulder. It is spacious and light! The owner is readily available and works hard to make sure one's stay is satisfying. While the furnishings are minimal, they are sufficient. It would be helpful if dish towels were provided (or paper towels) and additional bath towels - and if there were more lighting in the kitchen for nighttime work. There are ample glasses, dishes and
silverware and all in excellent condition. The backyard is enormous; we were there in the winter so didn't use it, but a group or family renting this home in the spring, summer, fall would delight in it! The off-street parking is very helpful.
The channels available on the TV are few - though the owner did increase the number for us - so this is perhaps not the rental for vacation television watchers.

Dirty Furnishings & interior
Sorry, Can't be positive about this one. We have rented VRBO's all over the world. There are different standards and expectations everywhere you go, however, cleanliness is EXPECTED. This home is in a beautiful spot in Boulder. We were there for six days with our family, however, no one felt comfortable sitting on the filthy sofa in living room, and the bedrooms were stark, dark, and less than inviting or comfortable. (one "bedroom" is a bed on the floor) For the price, felt that the home should have adequate lighting (like bedside lamps, for pete's sake) and a good cleaning (woodwork, furniture, windows, doors)...just was not a comfortable place to be.

upsetting
i booked this home with great expectations only to be disappointed on many levels. This was the first trip i have taken with my boys and so many things went wrong here. First, the owner had just left minutes before we arrived only to find that the heat was set (locked) on some extremely low temperature. The night was freezing! We were able to fix the next day, but as an owner you would think she would have verified this??? the home was very sparsely furnished with pretty beat up stuff. no end tables?? Where does one set a drink??? There was a snow storm, very drippy roof so extremely icy stairs, no shovel or anything to take care of? Then the hot water heater broke! After a long day of hiking we had no hot water... The jets for the hot tub did not work and very poor lighting in back yard. The kitchen was another story, the cupboards were filty and i wouldn't have cooked in one pan, all very old and dirty. I did try to reach out to the seller for a response and asked for a day or two refund and no reply... should not be renting out if this is the type of care you give to someone....

the heat is controlled by two arrows, one points up the other points down, I went out and bought Trish end tables, showed her where the light switch is for the back yard (which is also in the welcome instructions). All attempts to please her just made her more rude and fabricate more complaints. She ignored the house rules and checked out an hour and half late casually eating breakfast, then leaving the kitchen and dining room a complete mess, while the cleaning service was attempting a same day turn, causing us to be late for the arriving guests. I almost lost my valuable cleaner due to her behavior. after her departure she sent emails wanting a partial refund while she was "withholding a review"

definitely would not rent from owner again
The location was excellent and the yard was beautiful.
The owner was unreliable and unresponsive and failed to mention that the house was FOR SALE and that she listed the house 2 days prior to our arrival. She asked us to leave for showings more than once per day, on 4 out of 10 days. She offered to reimburse part of our fee for this inconvenience and it was pulling teeth to get her to follow through.
When I initially booked, I planned to bring our dog. When we decided not to bring him, she agreed to refund the pet fee. She still hasn't followed through.
Her cabin is in the yard of this house so she was constantly in our rented space and there was little privacy. Every time she wanted to show the house, she would rearrange our things in the manner she preferred. At one point my teenage daughter found herself in the shower and the curtains covering the window facing the street had been put away in a bedroom closet. Quite awkward.
There was no closet space (it was filled with her things) and the upstairs shower drains all the hot water for 45 minutes. Further we had no hot water at all for 3 days because during one of the house showings, someone must have turned the hot water thermostat off.
Most unpleasant has been dealing with the owner and her inability to keep her word. She is very agreeable until she has to follow through.

my home is no longer on the market, I have over 100 five star reviews between vrbo and airbnb.
Quaint and lovely old house. Beautiful back yard and front porch. Each room had a portable a/c unit vented through the windows and very loud. No place for suitcases which is problematic when you are staying for extended period of time as we were.
Internet and phone signal not so good. Difficult to work from house.
Honestly, it is a lovely house in a lovely neighborhood, but not worth the asking price. I expected more for the money.

Boulder House
The house was roomy and as described, and initially the owner was very communicative and accommodating, but on the day I was meant to check in, I could not get in contact with her. The ONLY reason I had the code to enter the house was because she had mistakenly sent it to me a couple of weeks earlier.
Additionally, it states to put the trash out in the back alley which is at the end of the yard. When I went to open the gate, it nearly fell on me as it was literally being held on by one nail!
Not only that, but it was a bear-proof trash can with no instructions on how to open it. Luckily, I'm slightly smarter than a bear and figured out you have to put your finger inside the round part of the metal bar to operate the release mechanism. Tough to do in the dark.
There were no little solar lights along the path in the back to safely light the way, so I had to use my phone while carrying bags of trash.
There are many, many maintenance things which need to be attended to. One includes the fact there there are outlet and lightswitch covers which are not on their outlets and one of them is behind a bed which could potentially catch fire under the right circumstance.
And the stairs are covered with a softer carpet which literally caused a friend of mine who was visiting to slip down the stairs! I would recommend being really careful since you are expected to not wear shoes in the house.
As a former B&B owner of a 6 bedroom/6 bath older home, I understand the amount of maintenance and upkeep required for a property this size, but for the amount of money you are paying, you may find a property that is put together a bit better.
Despite the house looking charming and having a lovely garden there was no air conditioning. Inadequate floor models installed by the owner after I’d moved in did not cool the house. I was distressed by the situation but didn’t know what to do. On the 15th. I moved in with my daughter for one night and rented a suite at a local hotel. I am 75 years old and found found the situation stressful particularly when the owner refused to give me a refund and VRBO was not helpful at all. Long holds and mind numbing conversations with agents were exhausting.
Read this listing carefully. It is a two bedroom house.
We loved this property - it was much bigger than we needed and even better than the photos! Great location and great communication. Can't wait to come back in the spring or summer!
CarolAnn's house is a great option for staying in Boulder. Very clean and uncluttered. Plenty of room to spread out and a HUGE backyard. Walking distance to just about everything in this part of Boulder. CarolAnn was very helpful and always responded quickly to any questions. Highly recommended!
This was the worst VRBO experience. The house was listed as a 3 bedroom but was a 2 bedroom with a mattress in the dining room. My 2 year old daughter had to sleep on the floor in the dining room. There were no dressers or closets to use. The upstairs bath shower cold water did not work so the water was scalding hot- I had to bathe my children in the kitchen sink. There were only 4 forks and 2 spoons in the entire house. The dishwasher was full of plates. The freezer and refrigerator were not cleaned out. The thermostat was not attached to the wall and I had to call the owner because the house was 58 degrees. My family had to leave our 14 day vacation after the first night because this house was not as advertised. The owner refuses to give a refund of the very expensive fee for the 1 night that we stayed. I would suggest a different house if you are looking at Boulder

note that VRBO, unlike other short-term rental companies, does not include in its invoice the very sizable Boulder city tax on short-term rentals. nor does it disclose that tax to you, although CarolAnn does, toward the bottom of her property description. you, as the renter, will have to pay that tax on top of the taxes and fees that Vrbo does collect.
Great location! You can walk everywhere from here. 5 blocks to the bus station and 4 blocks to pearl street. 3-4 blocks to trails. CarolAnn is very responsive when needed. Overall a great stay!
You can't beat the location of this home. We enjoyed a short walk to Pearl Street, quick access to Mt. Sanitas, and an easy drive to Folsom Field. The backyard is great if you have the weather to enjoy it and CarolAnn was very pleasant to work with.

Not quite what we expected.
Upon our arrival we noticed a few things about this house, the upstairs shower/tub water faucet was tricky to adjust. Carol was alerted to the issue and replied that she had parts on order to repair it. If that was the case why weren't we notified prior to our arrival that the main shower/bathroom was not fully functional. After our stay, I did go back and read some of the reviews and noticed back in April another renter had reported the same issue. This would not be too bad if the other shower had been full size and in an actual full size bathroom, it was cramped and the shower small. Three of us had to share it. While the kitchen and house had the necessities, we felt it could have been furnished a bit better. We had one skillet too cook with and it looked to be very old. There were other pots but no skillets. We also incurred bugs in the house, some sort of Beatles.
Carol was nice enough to refund a small amount of money but I feel I should make people aware the house is in need of some work.
We recently stayed at CarolAnn's home and completely enjoyed ourselves. The garden is large and wonderful when you have a house full as well as a 1 year old. We spent a great deal of time hanging out there, grilling and enjoying the wonderful weather. The proximity to Pearl Street is a short walk so you easily have access to local restaurants and shops. The house is an older property however everything worked beautifully and was in great condition. Thank you, CarolAnn!
We stayed 3 nights at CarolAnn's house in Boulder. We were very pleased with our stay. The house is old and there are minor things here and there that could have been fixed. But overall the house worked well for our family of 5. The garden is large and quite private. The location is really good, with both hiking (Mount Sanitas for instance) and restaurants (like Pearl Street) within short walking distance.
