Our three-story lake home has everything necessary for a relaxing and memorable vacation on the shores of Keoka Lake in the heart of Waterford, Maine. The house is situated on 1.25 acres of wooded forest, nestled between majestic pine & hemlock trees and is 100 feet from the waters edge. With 250 feet of private shore frontage, two docks, canoes, paddle boards, kayaks, wood-burning fire pit, BBQ area, hammock, lawn area with shed full of yard games and deck with shaded patio below, guests will love outdoor living at Loon Echo Lodge. We even include a bin full of lobster cooking supplies and an outdoor lobster cooking area for guest use for a traditional Maine lobster bake!
Inside the home, there is plenty to do with a pool table, karaoke machine, huge TV with DVD player and movie collection, XBox 360, foosball table and board games in lower level game room. Our property is just minutes when traveling by car to a plethora of hiking trails, nature preserves and lakes and mountains as well as great local eateries and boutiques in Norway, Bridgton and Bethel. We are also just a couple of miles away from two wedding barns in Waterford and one in Norway. Sunday River ski area is a 35 minute drive and Pleasant Mountain Ski Area is 25 minutes away. Outlet shopping in tax free North Conway, NH is only a 45 minute drive.

GUESTS BEST SUITED FOR THIS PROPERTY:
Loon Echo Lodge is not a typical “vacation rental" that is rented out to vacationers year round. Our family enjoys using the home frequently throughout the year and we open the rental calendar sparingly during the summer and autumn months so that others can create memories while relaxing in our beautiful state.

We love to host responsible, non-smoking/non-vaping guests who are over the age of 25 (children age 5 and older are welcome with parents) and are looking to experience all that the Maine summer and autumn seasons have to offer. We rent solely to families with older children in groups of six (6) or less. While we love animals, we do not allow pets at our home. Due to allergies in our family, we strive to keep our home pet free & smoke/vape free. If you or anyone in your group smoke/vape (even outside) or plan to bring pets, please do not choose our property. We do not rent to groups of couples or friends, only families, as our home is not one for parties or gatherings. Please choose another property if partying is your intent.

***OTHER IMPORTANT DETAILS TO NOTE***

**GUEST AGE**
All guests who stay at Loon Echo Lodge must be at least 25 years of age (with the exception of children age five (5) and older staying with their parents.) We do not allow children under the of five (5) as our home and property is not safe or suitable for them. We will ask for all guests ages when reservation request is made. Children under the age of eighteen (18) must be supervised at all times and are not to be left alone without parental supervision in the home or on the property at any time.

**RENTAL AGREEMENT**
For insurance reasons, the primary booking guest is required to read, agree to, E-sign and return our rental agreement to confirm reservation and stay at the property. After reservation has been accepted by host, rental agreement will be sent to guest email for electronic signature. Failure of guest to e-sign and return rental agreement within 48 hours of booking will result in cancellation of booking.

**SMOKING/VAPING**
We do not allow individuals who smoke to stay at our property. There is no smoking or vaping allowed anywhere in our home or on our property. If anyone in your booking group smokes or vapes, please do not send a request to book.

**GUEST MOBILITY/SAFETY**
Guests will need to be physically able to safely traverse up and down a moderately steep incline/decline over a rock pathway to the lake. There is a hand rail but please make sure to view all photos to ensure that all guests in booking group are able to walk up and down the stairway to the lake. This walkway may pose a hazard to the elderly, those with physical mobility issues and young children.

**PARTIES/GATHERINGS/VISITORS**
Parties/gatherings are not allowed. A "party/gathering" is defined as any additional people beyond the number of people listed on the reservation. Furthermore, due to insurance purposes, no one other than the persons listed on the rental agreement are allowed to be on the property. We allow a maximum of SIX (6) guests on the property at all times & all guests names and ages must be disclosed/registered with us prior to booking request. To further clarify, this means that no one except for the registered people on the initial booking are allowed to visit the property at any time, whether “just for the day” or over night. Please honor this and do not try to sneak in additional people.

**PETS**
Pets are not allowed. If you try to break this rule and sneak in a pet, you will be charged an additional $500 and will be evicted immediately.

**REFUNDS**
No refunds will be issued for weather/natural disasters/power outages or other events that are beyond our control. We recommend that you purchase the optional travel insurance that is offered by the platform. This is rural Maine and we do lose power from time to time during a thunderstorm and power/internet may be lost for a few hours in the summer and fall months. We recommend purchasing additional travel insurance offered by this booking platform.

**INTERNET**
Due to the remote location, internet options are limited. The home does have WIFI provided by our cellular provider for streaming tv/movies and browsing, however programs that require higher speeds and data may have difficulty. If guests plan to “work” while vacationing here, we encourage the use of personal hotspots for work tasks. Hopefully, all guests are able to “unplug” from work while they stay at Loon Echo Lodge.

**OTHER**
Due to the remote location of our home, we have four (4) EXTERIOR video/audio surveillance cameras. Two (2) are located near and facing each of the two lower/basement level entry doors. One (1) is located near and facing the main entry door on the front porch and one (1) is mounted on a tree in the upper front of the lot viewing the road/traffic. We do NOT have any cameras located inside or on the exterior that are facing the inside of the home. While the cameras record audio & motion 24/7, and are mainly there as a theft deterrent while the home is vacant, they are not continuously monitored and should not be relied on for guest personal safety. As hosts, we only monitor these cameras during guest arrival and departure and to ensure that pets and/or extra guests are not entering the home.

Family Stay
The house is beautifully maintained and was perfect for our family of 5. The lake was very quiet with very little boat traffic - our boys could fish, paddleboard and kayak and we could have an eye on them their entire time from the dock. The only thing to be aware of here is that the WiFi is not great if you are someone that needs to work while on vacation. It wasn't a big deal as we could rely on our phones as hotspots, but it is something to keep in mind. Would definitely recommend this home!

Absolutely beautiful home, one of our best vacations ever.
As a family of four adults, we have been on many trips staying at properties listed through Vrbo and this one rates 10/10. The home was meticulously clean, comfortable & well organized. It has everything you'll need for a fun family oriented vacation! We went kayaking, swimming, fishing & watched stunning sunsets from the dock. Inside the house we watched movies on the big comfy sectional, played pool, and had several family meals using their modern kitchen appliances. We also sat on the upper deck & lower patio and enjoyed the spectacular views while reading or having our morning coffee. We went into town one night and bought fresh lobsters at Maine Lobster Express in Bridgton. The owners had a tote full of everything you'd need to prepare a yummy lobster dinner - large pot, outdoor propane burner, plates, utensils and plastic bibs. It was amazing! There is so much to do. We cooked on the bbq grill, played corn hole and had a blast. The most enjoyable moments however were listening to the loons! We heard them day and night. My husband is a wild life/bird photographer and was out every morning in his kayak taking photos of the loons, eagles & their young, and other various types of birds. We took one day to make the drive to Boothbay Harbor and went on a Cap'n Fish Whale Watching and Puffin tour. We saw whales and puffins galore, ate dinner in town and did some shopping. I cannot say enough about this outstanding property! Thank you so much Amy and Todd!

Well equipped lovely updated house on beautiful lake
The house is well equipped, and nicely decorated, in a classic Adirondack lake house in the woods style. The kitchen and bathrooms are in mint condition and have everything you could want, (a good coffee maker, ice cream maker, spacious new refrigerator, ice maker, full cookware, etc). The house was immaculate and perfectly maintained. The beds were comfortable. The lakefront area is stunning and perfect for swimming, Kayaking and canoeing. We had lovely sunny (very hot) August days, perfect for swimming in the lake. My husband swam all the way to the Keoke campground beach and back- approx 2 miles and I kayaked it. Our adult kids enjoyed diving off the deeper dock across the way, and relaxing in the hammocks by the beautiful lake, and star gazing at night. They enjoyed the books about Lake and it’s history. The patios were tastefully arranged and well lit, a peaceful spot to view gorgeous sunsets and dine outside. We were pleased to find many extra fun activities included on the rental for example the lower level pool table, and a shed full of life jackets and games like bocci, which we played, but there were many other outside games too. The house felt like it’s own lakeside resort. We loved picking blueberries and a local farm and making Burberry muffins, and enjoyed trips to the quaint towns of Norway and Bridgeton ( each about 18 min away) as well as short hikes, not too far away on trails that were kind to all levels. If you want a lakehouse in the woods, surrounded by natural beauty but full of the comforts of home, this is prefect place and ideal for a family retreat.

We are both native "Mainers" and own a handful of long term and short term rental properties here in Waterford and are so proud to make this town our home.

Why they chose this property

Loon Echo Lodge has been a dream of ours for many years. We love our small rural town of Waterford and especially Keoka Lake. Loon Echo Lodge is our second home in Waterford and we have made some amazing memories here. We want to find a few select and special families to share it with, who will make their own special memories and may decide to return year after year.

We love to sit on the dock at sunset and watch the sunset behind Mt. Tir'em.
Enjoying early morning coffee on the deck listening to the loons, chipmunks and birds is magical.
