New addition and renovation debuting June, 2025 with expanded kitchen and dining area, with seven added windows. A/C throughout. Charming Cape style home featuring large deck with panoramic views of Martha's Vineyard Sound. Perfect for big families. Living and dining areas with water view, three bedrooms have water views, outdoor dining table, gas grill, W/D, Smart TV for your streaming apps. Steps to our own beach and an association beach. All linens included; fully stocked with beach towels, chairs, umbrellas, toys and games.
Two miles to ferry for easy day trips to Martha's Vineyard. Nearby : Shining Sea Bike path, Woods Hole Aquarium, golf at many public courses, 2 miles to tennis, walk to Green Pond Marina.

Such a lovely home in a wonderful neighborhood with friendly people, not far from shops and restaurants, but the best part was the private beach which we all enjoyed every day. Communication with the owners was prompt and they were super helpful. Would definitely recommend!

The location of this house is fantastic. Steps to the beach. Lovely open living space that actually seats 10 and has the perfect view. Well stocked kitchen. Linens included is such a bonus. We had a great stay. The location was beautiful and steps from the beach. It was perfect for having 4 kids under 4 with us. Lots of toys and other things we needed were available to use. The bed rooms had enough space for all 8 of us as well. We had a great stay.

Still reeling over our visit

We had an amazing time at Joe and Kim's property. Everything was just as described but the VIEW was 10x better than expected. The private beach was perfect for us and even allowed our small pup! This was a great house that our family used to attend a wedding in Falmouth. The property manager checked in to be sure we had everything needed and responded immediately when we had a question. I would definitely recommend!

Gorgeous views of ocean inside and outside of this home. Neighborhood is beautiful. We had great weather for October but did not go swimming. The beach is just steps from the house. Great deck. Comfortable house. Upstairs bedrooms have 3 sides of windows and views with great air circulation. Outdoor shower with good water pressure. Close to good seafood restaurants and golf courses. Very functional kitchen. Nice deck with views. Additional beaches close by as well as a dog park. Family of 6 adults plus dog had a great time. Martha’s Vineyard is across the water. Winery and brew pub close.

Our family enjoyed a wonderful week at this lovely cottage. It is charming, comfortable, clean, and restful. The ocean breeze through open windows allows you the best sleep ever!
