Bluestone Hill House is a modern, four-bedroom retreat set on 8 peaceful acres with beautiful views, a wraparound deck, and an open-concept layout. Whether you're looking to relax, explore the Catskills, or work remotely, this comfortable getaway is designed with everything you need.
It's the perfect spot for families, groups of friends, and even pups—with space to unwind, smart-home features, and easy access to nearby villages, dining, and year-round activities.
Located just minutes from Walton (4 miles), Hamden (10 miles), Delhi (15 miles), and Oneonta (22 miles), Bluestone Hill House offers both peaceful privacy and close proximity to charming Catskills towns.
Set on a scenic 8-acre parcel, this home is your base for all-season adventure. Hike, bike, kayak, and fish in the warmer months. When winter rolls in, enjoy skiing, snowboarding, and snowmobiling. A curated guidebook is included to help you find the best local spots during your stay.
The Space – Main Floor
Enter through the mudroom, which has a washer/dryer and space for coats and shoes.
Toward the back of the house, you'll find a queen bedroom with an ensuite bath, another queen bedroom, and an office/guest room with a daybed and trundle.
The front of the house opens into a bright, open-concept living area with a fully stocked kitchen, L-shaped prep bar, dining area, Smart TV, and two plush sofas. A floor-to-ceiling wall of windows lets in plenty of light and frames stunning views. Step out onto the wraparound deck for morning coffee or al fresco dining.
Upstairs Loft
A short staircase leads to a lofted queen bedroom overlooking the living area. This room also includes a desk with dual monitors, a half bath, and a separate table for work, puzzles, or games.

Outdoor Space
The property is surrounded by open lawn and woods, perfect for games, exploring, or letting your dog roam. A short hike takes you to a historic bluestone quarry, a wide, flat stone-covered area ideal for building cairns, chalk drawings, or simply relaxing by the fire pit.
The mostly flat driveway provides ample parking and is plowed in winter. The path to the entrance is shoveled for your arrival.
Guest Access
Guests have access to all areas of the home and yard, with the exception of the basement and a few locked storage closets.

Check-in is at 4:00 PM.
Check-out is at 11:00 AM.
Early check-in or late check-out may be available for a fee with 24+ hours’ notice. Last-minute requests are not guaranteed.
Please note: This is a private home, not a hotel. We’ll respond to any issues as promptly as possible, but no one lives on-site. We’re just a phone call or email away if anything comes up during your stay.
Cell Service & Arrival Tips
Cell reception is limited in the area. Please enable WiFi Calling on your phone to make and receive calls.
Save or write down the address, WiFi details, door code, and host contact info before you arrive in case you lose signal during travel.
Noise & Neighbors
The house is private, but sound carries easily in the countryside. Please respect quiet hours after 9 PM, especially outdoors.
Pet Policy
We welcome one well-behaved dog with prior approval and a pet fee. Sorry, no cats.
Guests & Gatherings
No parties or large gatherings. The number of guests must match the reservation.Daytime visitors are welcome—just let us know in advance.
Water & Septic System
The house uses a private well and septic system. To avoid strain on these systems:
Use water mindfully, especially in dry months
No sprinklers, kiddie pools, or water slides
Only flush toilet paper—no wipes or hygiene products
Smoking Policy
Smoking is allowed outdoors only.
Please do not discard cigarette butts on the lawn, deck, or driveway. Indoor smoking will result in a $500 cleaning fee.
Winter Travel Tips (October–April)
Delaware County is beautiful but can get snowy and icy. For safe winter travel:
Use AWD, FWD, or 4WD vehicles
Ensure tires have good winter or all-season tread
Avoid 2WD or RWD vehicles in wintry conditions
The driveway is plowed and shoveled, and a snow shovel is provided for your use. If you're unfamiliar with winter driving, consider checking out safety tips from AAA or similar sources before your trip.
Custom Cancellation Policy
We offer a custom cancellation policy for all reservations. If you cancel, a $25 cancellation fee applies. You’ll receive a 95% refund if you cancel at least 60 days before check-in. Cancellations made within 60 days of check-in are non-refundable.
All payments are securely processed through Stripe, a third-party provider.
