**Maximum permitted occupancy: 3 people — 2 adults plus 1 baseball player.**

This occupancy limit is strictly enforced. Please do not book this cottage if you are traveling with additional children, siblings, relatives, friends, or other persons who will be staying at or using the cottage beyond the permitted occupancy.

Additional guests may not sleep on the sofas, use air mattresses, sleep on the floor, or use the cottage for showers, laundry, or other residential purposes.

The occupancy restriction is necessary to comply with our short-term rental requirements and to protect the property's septic system.

**ARRIVING WITH UNDISCLOSED OR UNAUTHORIZED OCCUPANTS IS A VIOLATION OF THE HOUSE RULES. The reservation may be terminated and all guests may be required to vacate the property.**

Nestled in a tranquil setting just two minutes from CASV and a short 20-minute drive to Dreams Park, our cottage features a cozy firepit and a convenient BBQ for your enjoyment. Relax on the porch with your morning coffee while taking in the stunning views of the Country Club and the mountains, as well as the unobstructed sight of Cooperstown All Star Village's fields.

When it comes to dining, you'll find a variety of eateries just a stone's throw away, including Pizza 23, Sloans Steak House, Dante's Pizzeria, Jay's Place, Dairy Queen, and Dunkin Donuts.

Please note we are only accepting reservations following All Star Village's calendar, and 6 nights are required.

Only 2 guests allowed with the baseball player when needed. We cannot have more than 3 guests sleeping overnight. Airbeds are not permitted. Please respect our Code Enforcement policy as we can lose our permit.

Landscaper, and garbage removal service arrive once a week and will walk on the property.

Fenced in dog run with 2 large breed dogs touching the cottage's back yard. Do not approach the dogs. Thank you

Neighbor's across the street have dogs as well. Two horse farms nearby. You can hear the horses at times but never experienced any farm odor.

The cottage touches the golf course. You will see and hear golfers and their golf carts close to the cottage.

One outdoor visible camera with flood lights located by the front door path. Solar lights on the property for guidance, and safety, especially when dark at night. Second visible camera from dog run facing the cottage. Host's home has cameras around their home, all visible from outside. Absolutely no cameras are located inside the cottage. Outdoor cameras protect both the guests, host, and neighbors from each other, and wild life. Occasionally, we have foxes, coyotes, deer, and turkeys near our homes. No bear sightings!

Do not walk past the fire pit. There is a 10 ft drop wall.

Only one car is permitted in the drive way.

The cottage is fully stocked, however, contact your host if anything is missing, or stocked items are low.

Report any damages as soon as you find one, or create one!
