This newly remodeled private guesthouse is nestled in Denver’s vibrant Berkeley neighborhood (walk score of 94), just three blocks from lively Tennyson Street in the heart of the larger Highlands district. Detached from the main house with no shared walls or spaces, the guesthouse offers total privacy. With 600 square feet of indoor living space, it comfortably sleeps up to four guests and includes a fully fenced private outdoor area and a dedicated parking spot for one vehicle.
You’ll be just a short stroll (three blocks) from some of Denver’s best restaurants, bars, shops, and breweries. A grocery store is conveniently located just half a block away.
THE SPACE
Remodeled in 2022 and designed with comfort and style in mind—think West Elm and World Market vibes—this guesthouse serves as an ideal home base for your Denver or Colorado adventures.
Upstairs, you'll find a king-size memory foam bed (West Elm) in the bedroom. Downstairs, the living room features a queen-size pull-out couch. A dining table seats four, and a dedicated desk makes remote work a breeze. If you don’t need the desk, it folds up and can be easily stored in the living room closet.
Entertainment includes a 50” TV with Apple 4K TV and access to all the popular streaming apps. You'll need to log in with your own credentials. Don’t have an account? Just reach out, and I’ll help you out.
Please note: Dogs are not allowed on furniture, including the bed. A comfortable dog bed is provided. For families, I’ve also stocked the space with a baby gate, children’s toys, board games, cards, and books—all stored in the living room closet or beneath the TV stand.
While the guesthouse doesn’t have central AC, it’s equipped with three fans and two portable AC units totaling 17,000 BTU—more than enough to cool the entire space. Both AC units come with remote controls.
The kitchen is fully stocked with all the standard cookware and dishware you’ll need to feel right at home.
Step outside to enjoy your private patio, complete with a dining table for four and a gas BBQ grill—perfect for relaxing or dining al fresco.
GUEST ACCESS
You'll have private access to the guesthouse via a well-lit, dead-end alley. Since only a few homes have alley-facing garages, there’s very little traffic. A dedicated parking space is available for small to mid-sized vehicles (under 18 feet long). If you're driving a larger vehicle, you’re welcome to park for free on 39th Avenue between Wolff and Xavier. Be sure to check posted signs for street cleaning details. From there, it’s just an easy 80-foot walk to the guesthouse (see photos for reference).
Guests have full access to the entire indoor and outdoor areas of the guesthouse, with the exception of a small, locked utility closet.
OTHER DETAILS
As a fully remodeled home dating back more than 75 years, there are a few quirks worth noting:
* The bedroom doorway is 6 feet tall.
* The vaulted bedroom ceiling reaches 6'5" at its peak—those taller than average should be mindful of the slope to avoid bumping their heads.
* The staircase is steeper than usual but safe.
