No resort fees !You’re going to love our family-friendly townhome. Sunnyside Up is perfectly located in Windsor Hills resort with easy access to all of Disney’s Parks, Downtown shopping nodes, and the major arterial roads in Orlando which make day trips to the coast and Cape Canaveral a cinch. Flat screen TV’s are standard in all 3 bedrooms. The townhome is perfect for families visiting Orlando and an easy 5 minute walk to the clubhouse at Windsor Hills.
The entire townhome is available for guests to use including a lovely screened pool. (Jan 2022) We have installed a pool heater and its available at the home for a cost of $15 per night - Pool heat is only available for the duration of your stay and needs to be paid for upfront. A washer and dryer is located in the townhome for guest convenience. Note that there is construction in the area during business hours.
Windsor Hills resort is a gated community. Have a valid drivers license card available for access to the resort. Perhaps also print out your reservation show you can get access for the duration of your stay. Please note that all drivers will need to be registered on the system to get access to the resort This Vacation Rental Contract is a legal agreement between Kissimmee Rentals and Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Guests” or “Renter”). This contract is entered into agreement as of the date when Renters place their reservation online and reservation is screened and accepted by the Property Manager. The rental home is a transient public lodging establishment and is regulated by Chapter 509 of the Florida Statutes.

1. PAYMENT TERMS AND CANCELLATION: All rental monies are due according to the payment policy outlined on the website. Please review these terms carefully. You may cancel your booking at any time before your stay, however amounts paid may not be refundable.
2. HOUSE RULES: The property may have specific rules regarding large groups, parties, pets, smoking and other items. These rules are detailed in the property description section of the website listing and or attachments thereto and are incorporated into this agreement. Please review these terms carefully, as a violation may result in additional fees or eviction without refund.
3. ARRIVAL DETAILS AND CHECK IN AND CHECK OUT: You will receive contact information for the primary contact for your stay once the booking is made. Your contact will assist with arrival, check in and coordinate any maintenance needs. Please note that the checkout time is 10:00am on your departure date unless otherwise agreed in writing with your local contact. Vacation homes are often booked on a back-to-back basis with the next guest arriving on the same day consequently any violation of the checkout time will result in $100 being taken from the deposit for every hour after 11:00am on the departure date.
4. DAMAGES AND SECURITY DEPOSIT: Please check the home for any damage on arrival and report it to your local contact immediately to avoid any deductions from your security deposit. Any damage made during your stay must be reported to your local contact before checkout. The home will be inspected on departure and the security deposit refunded within seven days net of any deductions for damages if applicable. Note that additional cleaning fees may be deducted from your security deposit if the home is found to be excessively dirty.
5. ADDITIONAL SERVICES: Pool (and spa if applicable) heat is an additional service for the home and will be charged separately when required. Pools do take a few days to heat in the winter months therefore advance notice is required to utilize this service. Pools are heated to 88F.
6. MAXIMUM OCCUPANCY: The maximum number of people and adults that may occupy the property is indicated in the listing. This rule applies to day visitors as well. Occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid unless approved in writing by your local contact. The renter may not sublet or switch out with other guests without the written permission of the Property Manager.
7. MAINTENANCE – We care very much about our vacation rentals and strive to keep it in excellent shape. If you notice any problems or maintenance issues, please notify your local contact immediately. All electrical, plumbing and appliances should be in working order. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Utilities (power, water, gas, cable and wifi) provided to the home may be interrupted by service providers on occasion. Such interruption of service will not form the basis of a refund if it occurs through no fault of the Property Manager.
8. CANCELLATIONS BY THE PROPERTY MANAGER – You will be refunded 100% of any amounts paid if the Property Manager cancels your booking for any reason. We highly recommend that you purchase trip insurance to protect against certain types of cancellations, among other risks.
9. CLEANLINESS – You are expected to treat the property with respect, keeping in mind that this is an individual’s home, not a hotel room. Even although a cleaning fee is charged, you are expected to leave the home in a clean, neat and orderly condition.
10. WAIVER AND RELEASE - Please note that this property has a pool and has safety measures in place in terms of Florida statutes which we urge you to use at all times- we further urge that all children have constant adult supervision when swimming. To the maximum extent permitted by applicable law, you agree to waive any and all claims in the future against the owner, property manager, their agents, employees and representatives (hereinafter referred to as the `Releasees` in respect of the use of the pool and the pool area. Further you agree to release the Releasees from any and all loss, damage, cost or expense whatsoever that may be suffered by you and/or anyone you invite to use the home as your guest.
11. INDEMNIFICATION – To the maximum extent permitted by applicable law, you agree to indemnify and hold harmless the Property Manager, property owner, their agents, employees and representatives for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the home and pool, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the home as your guest.
12. ATTORNEYS FEES AND COSTS – If the Property Manager employs the services of an attorney to enforce any conditions of this agreement, you shall be liable to the Property Manager for reasonable attorney’s fees and costs.
13. FALSIFIED BOOKINGS – If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.
14. PROPERTY MANAGER ACCESS – If requested, you shall allow the Property Manager access to the home during your stay. The Property Manager undertakes to exercise this right of access in a reasonable manner.
15. DISPUTES - Any dispute arising from this agreement shall be resolved through mediation. If the dispute cannot be resolved through mediation, then the dispute will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association.
16. GENERAL TERMS – If any section, clause, paragraph or term of the agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses or paragraphs herein shall be severed and remain in force and effect. Acknowledgement and acceptance of rental agreement required in order to confirm booking.

This property was in a very convenient location for both shopping/dining and Disney World. It was very easy to get around from the condo. The condo was much bigger than we needed, but was well-priced, so we booked it. It had everything that we needed for our stay.
The location of the property is exceptional. The amenities in the gated community were fantastic. The home does show signs of being well loved but it was extremely clean and had everything we needed. Communication with the owner was exceptional. We would definitely stay here again.
Rene was very easy to work with, we were able to check in early and we checked out at a'later time. Perfect location to dance competition. Will be back next year.

Nice facilities but problems checking in
Had to wait 30 minutes in the car with tired kids for the apartment manager to “update our reservation on the system” then cleaners were still there when we got to the house. Felt pretty amateur hour but we say no big deal, it happens and go enjoy Windsor Hills. The pool is awesome and everyone was super nice so I wasn’t even going to write this review then I get home and they hit us with a 200 cleaning fee like all rental scammers do. Find another place in Windsor hill’s there are plenty of them.

I am sorry to hear your review but the USD 200 is just a hold ( security deposit ) and not a cleaning fee and it is released after 5 business days as most of hotels and rentals in the area.
We had a check out at the same day and the house had been prepared for you.
Note that check in time is 5:00 pm and you arrived at 15:39 but even though we allowed you to enter and enjoy the Resort and all amenities.

Windsor hills is a beautiful community and we had friends in another town house across the street who's was amazing!
We showed up Thursday and everything we fine we woke up Friday morning to a leaking ceiling to insuffiencr proper work that you can was down to the building.. later I walked up stairs and the fooor in front of the AC was soaked and green spots covered by a welcome Matt up stairs I tried to contact the management company their phone numbers didn't work I can only get in touch with them through Vrbo.. highly u professional.. didn't offer a new place or anything I will be requesting a full refund as I have all the photos and videos of the property
We are stayed at Windsor Hills for the last several years. This property was very disappointing compared to all the others we have stayed at. The unit was in need of a deep cleaning and updating. The bedroom tv's were very small and hard to watch while in the bed. There were absolutely no wash cloths in the unit only hand towels that were too large to be used as wash cloths. When we emailed the owner she said most people use the washer and dryer, which would have been no problem is we had wash cloths. The mattresses were worn out. We have never been displeased with any of the previous properties. We will not recommend this property to anyone. The check in time was 5:00pm and the check out time was 10:00am.

We have now a big TV on masters bedroom and washcoths we do not provide as stated in our welcome letter.
Regarding check in time, since we have some check in and check out times at the same day, our staff needs time to prepare the home for you.
Most times we allow earlier check in if the house is ready before 5:00 pm.

Love Windsor Hills!!! Did not enjoy this property...
The property is uninspired and you can tell they put as little money into it as possible. That being said, it was an acceptable place to sleep.The major downside to this is communication with the property manager. We got to the security check in and the guard on duty could not find our names on the list. We spent 20 minutes trying to contact the property manager to no avail. The guard eventually did end up finding us on the list (whether we were on it already or the property manager put us on as I was frantically calling and messaging them, we will never know). After the security debacle, we arrive at the home to find the AC is not functioning and has not been functioning for awhile. Someone knew this as every one of the fans was on high when we walked into the door. Two days later, maintenance techs finally fixed the AC, but when they did, black gunk was blown out of every vent all over our stuff and wet towels were left in front of the washing machine. They made no effort to clean up after themselves.The property manager did offer some credit for our troubles. This place was cheap to rent. The furniture, communication, and attention to detail proved how cheap it was.

I do not know what happened in the gate but your name was on the list and for sure they found it, otherwise did they not allow you to enter.
Regarding A/C we managed to change the entire system and compensated you as you disclosed.
Regarding communication, it is one of our top priorities and as soon as they called me, I answered.
Unfortunately, there are things that is not under our control but we try our best to overcome it during your stay as we did.
