The property has easy access to transportation and is close to airport, West End, West Bay Beach and large grocery store. This tranquil property has breathtaking water views. The waters are calm, perfect for swimming, snorkeling, diving, paddle board, or kayaking. It has a community pool and a large 2 story dock, 300 feet out over the water. This spot is popular for watching sunsets. The protected waters are abundant with sea life and boasts some of the best snorkeling on the island. This villa sleeps 10. The Villa has plenty of indoor and outdoor living space, with a very large screened in lanai and open patio with outdoor dining table for outdoor meals. The space makes this very comfortable for everyone to spread out.
On the main level, the master bedroom with king size bed has a large, private on suite bathroom. Also on this level is a guest bathroom, kitchen, dining and living areas. Upstairs there are two additional large bedrooms, and a main bathroom. Bedroom 1 has a queen + 3 twin bed. Bedroom 2 has a queen + 1 twin size bed. There is also a bonus "crows nest viewing deck" on the 2nd floor.
The house is appointed with everything you need to make your stay comfortable. There are also paddle boards and kayaks available for rent.
The house has a lower 2 bedroom Casita with kitchen and separate entrance that can be rented as separately that sleeps an additional 6 people.

We loved our stay here…the house was perfect for us, comfortable and clean. Communication was easy and efficient. The views were spectacular. We could snorkel right from the property and had east access to groceries. The property manager was great! He communicated well with us and made us feel very welcome.
We will stay again on our next trip to the island!
Our group absolutely loved our stay. We rented the upstairs and downstairs and had plenty of room. The home had everything we could have possibly needed. We loved the views from the front porch and upper balcony. The beds were comfy. Linens were in good condition. And the house is beautifully decorated. The owner was very accomodating and our comfort and enjoyment was his priority. We can't wait to go back some day!
Great set up by host & manager. Very attentive to any issue that came up, even an unforeseen A/C repair was handled promptly & efficiently. Excellent top deck, loved the hummingbirds, got good use of the barbeque. Good recommendation on local driver who took us everywhere we needed to go all week. Fun kayaking & snorkeling right out from off our dock. New Years Eve in West End was a highlight as well. Would recommend this place to anyone!
The house is amazing, clean, spacious, quiet. The neighborhood is really what we were looking for… kids playing soccer on the beach at dusk, fishing, having fun… the peer right in front is the perfect spot to go snorkeling (bring your buoys, the reef is not right in front, but very close, swim pass the turtle grass and the fun begins!) Best snorkeling, tons of fish, rays and we saw turtles right on the channel which is amazing because a lot of deeper sea species thrive there… we rent a kayak to go further on the reef and it was great! The manager, Luke, was always there to answer our questions or help us out. I will definitly rent that place again… and the pool is also really nice! Shared among a few properties but a good way to meet your neighbours and get rid of the salt!!!!! Everyone on this island was absolutly kind and helpful… (there is a bar at the entrance of the road if you want to have more fun, and if you walk 10 minutes east on the beach there is Sol y Mar, where if you buy a drink, you have access to the clean water to swim in, sand games, volley ball and hammocks)
We were a 3 generation family, total of 8 people.
The house is piger than expected. The master bedroom and its on suite, the living spaces, indoor and out are very large.
You are directly on the beach as advertised. This is a private comunity of around 20 houses, but most days we were alone on the beach.
The kitchen is very well equiped, micro-wave, toaster oven, instint pot and rice maker.
The BBQ works but is a little scary, the botton is all rusted out.
We did find 4 restaurants that we can walk to.
A small gas station with some drinks and snacks also within walking distance.
The bulding manager is always available and did get us a trusted taxi driver.
Only 2 things we disliked.
1- only 1 loundge chair available for the beach, so if you like to get a tan by the beach, no chairs. But the beach is raked every day, it's always very clean.
2- If you like walking in the ocean to enjoy the water, not possible. There is turtle grass and you will sink in the mud to your calfs.
You can go at the end of the pier, they are steps to go in the water, but not suitable for kids.
On a very possitive note, the coral reaf if accessible if you swim out to it. It is very worthed! But do bring an inflatable boey, you will cross a navigation channel but it's not very busy.
We did meet a few other people at the pool, everyone was very nice, visitors like us and owners.

Nice, but wouldn't return!
Upsides: The property is on the beach and has a beautiful view of the ocean with access to a shared pool and dock. The location is not close to West Bay or West End, so you should arrange for some kind of car or taxi service to visit areas with restaurants/nightlife.
Downsides: The owner of the property is not the person who is on-site. We had an issue with the SUPs and kayaks, which are available for rent but at pretty steep prices, and payment is due upfront.
We ended up not being able to use them because the water is not as calm as in other locations on the island and due to the wind. It was clear that using the rentals was unsafe after our initial go. Our on-site host did not inform us of the risks with the wind and seemed unconcerned by our negative experience. When we asked for a partial refund on day three due to the water conditions, we were rebuffed, and the owner was unresponsive.
The life preservers offered with rentals are blue and black and cannot be seen by boats. Beware if you choose to use them in open water or to swim to the reef. Also, three people who used the life preservers in the water as floats had large patches of bites on their legs. The host, again, was defensive and unconcerned when we brought this up to him.
The water is very shallow, and the beach is not ideal for swimming or using equipment. The dock is the primary access point for water recreation.
There is a distinct sewage smell on the property--something to note if you're sensitive to smells.
The home doesn’t include any written instructions, so you must rely on the host to share information.

Well I am glad your issues had zero to do with the house, as the house is as advertised including location from West End and West Bay, So I am really confused why that location was a issue. So let's dive into the other part shall we? A large group of friends rented both the upstairs unit ( Villa) and downstairs unit ( Casita ). Upon check in they saw the SUP boards and Kayaks that are available to be rented to all of my guests , ( I have 6 other units in the area) and rent them for a substantial discount . They inquired about the rentals, and my property manager informed them of the 1 day price and the 3 day price. Just as a reference, my 3 day price for a Kayak is less that 1/2 the price for a kayak for 1 day in the surrounding area. The fact that it was mentioned in the review that it was "Steep prices" confirm my later conclusions. They rented 5 SUP boards and 2 kayaks for 3 days, and chose their Life jackets ( This is also important) from various sizes and colors. They chose brand new PFD that still had the tags and plastic on them and immediately went into the water. They spent about an hour on the water and came back and said it was too windy at the time and wanted to change over to heavier kayaks, which my manager did. After the three day rental and one day before their departure , they said they wanted a refund as it was "too dangerous" and we should have warned them etc. They also said the were bitten by "creatures " in the life jackets around the legs that they used for floaties. My manager refused the request for the following reasons 1. People SUP and kayak in the bay everyday inside the reef, it is safe IF you know what you are doing 2. Life jackets. We have various colors and sizes to choose from, all of US Coast Guard approved . Also Life jackets are not made to wrap around your legs to use as 'Floaties" 3. Those 'Critters" they are called sand flies or Sand fleas that can and will bite your legs if you are not using protective lotion. Anyone that has been around a beaches knows this 4. If you have never used a SUP or ocean kayak before, a smart move would be to rent it for a day to see if you like it, then rent for longer 5. Don't wait until well after the rental period to ask for a refund, do it immediately , which they didn't. That allows the availability to other people that want to rent and have the skill level. And "Pay at the end" nobody does that for obvious reasons Finally and MOST importantly ,Neither my property manager or myself , are , Babysitters, Swim Coach, SUP or kayak instructors . IF you are an adult ( Which all of them were ) personal responsibility is the key. IF you are new to SUP boards ( because is is more challenging than its looks) stay close to shore and go at the time of day when it is calm. It isn't my property manager's job to babysit or be a trainer. It was clear that they had no idea what they were doing, so they didn't have the experience that they were looking for, which while unfortunate does't rise to the level of a refund. The Kayaks and SUP boards are provided for rental, you are not forced to rent them, but giving the house a bad review because of the users lack of experience should speak volumes of the renter.
