Welcome to your home away from home! Our updated 3 bedroom home will easily sleep 6-7 guests. Located in an amazing family friendly neighborhood and loaded with modern amenities, this is a delightful and welcoming space complete with a backyard oasis minutes to restaurants, shopping and bars.Access to surrounding areas such as Prairie Village, Leawood, Overland Park, the Kauffman /Arrowhead Stadiums and downtown Kansas City will only take minutes once on the highway.

The Space:
This space was designed for comfort and ease, where you'll notice we've done our best to provide a homey experience for our guests. We aim to please with cleanliness and convenience, and always welcome feedback to improve the home even more.

Inside you will find a cozy living room and dining area. You will also be able to pepare meals in the fully stocked kitchen with modern appliances.

As you wake in the morning you can enjoy the peaceful outdoors with a cup of coffee! This neighborhood is nice and quiet! Early morning jog??Stepping off the patio you'll have the sidewalk hit your feet and a large neighborhood to get your steps in!

This is a family neighborhood and full courtesy is extended to surrounding residents by strict adherence to quiet time between 10:00pm-8:00am as well as no parties or large gatherings permitted.

Guest Access:
The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.

The Neighborhood:
Our neighborhood is very walkable. Our home is located on tree lined streets of Prairie Village—one of the most charming neighborhoods in metropolitan Kansas City.

Getting Around:
The neighborhood is walkable. Most other areas require a short drive. Uber/Lyft is also very accessible.Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.

Other Things to Note:
HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if these rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.

LOCAL guests - please send us a message before booking. We cannot host local guests without prior authorization or preapproval. We have the right to decline guests who refuses to go through our pre screening or disagrees with our house rules.


Disclaimer- We have EXTERIOR Security camera located in the entrance of our home that record activity when somebody comes enters and leave the area of residence. The exterior security cameras are in place to ensure we are in compliance with our House Rules. Footage remains private and is used to monitor occupancy, No Unauthorized Animal/Pet Policy, No Smoking Policy, No Party/Guests or Visitor Policy, and for liability purposes.

PETS- This property welcomes well-behaved pets and their responsible owners. There is a pet fee per stay. Please let us know in advance if you are bringing a pet.
The yard is fully fenced and the neighborhood is great for walks. Guests are responsible for picking up after their pets.
Evidence of excessive pet waste or damage is subject to a fine.

Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
