Relax with the whole group at this peaceful retreat! Situated only minutes from the renown Higgins Lake, this home offers 4 bedrooms, 2 on the main floor, 2 on the upper level, a full bathroom on each floor, full kitchen, main floor laundry and a basement with entertainment! The deck delivers serene views of woods, wildlife & the perfect place to grill your meals! Minutes away from trail heads, convenience store, fuel and ice cream. Plenty of parking too! Stay & play all year around w/ heat/AC!

While we can't accommodate your pet to ensure allergy free experience for all our guest. Happy Dog Acers.
We are right off US-127 and I-75; with easy expressway access we are on your way to all your Up North adventures!

Ashing & cigarette disposal is not permitted on the deck or anywhere on the property for safety, cleanliness, and fire hazard prevention. Please do not empty ashtray into any trash receptacles, the host will take care of disposal.

-If you are utilizing the bonfire pit- please ensure fire is completely out prior to departing from the firepit for any length of time. Examples include but are not limited to leaving for the evening or going to bed.

-If you will have a child with you...
* We need to be made aware at the time of booking
*They must be under active supervision by you at all times
*All responsibility and duty of care for them must be provided by you, including their personal equipment and needs.
*We recommend you close doors to rooms not being utilized to ensure the safety of the child and to prevent unnecessary damage.
*We expect you to pay for any damage. Keep in mind- while children may do very well at home... while traveling they are out of their element, therefore acting out is common. We are confident that strictly following this guideline will ensure a happy, relaxing, safe and damage-free stay :) We have never had to pursue damage charges and would like to maintain that :)

The cottage was excellent; everything was as described. Our Family of 11 enjoyed every part of it. The layout was great; the back deck was nice and the firepit area was wonderful. The location of Higgins Lake was perfect. We rented a Pontoon for two days from B&B very close to the cottage and they were awesome; we also rented a Wave Runner from Go Fast for the 2 days and they we great as well.

Great stay!

Had a great time at this home. It was clean, the beds were comfy and the location was great. We had four families staying here and it was well suited. The kids, all very young, had a blast, as did the adults. Would recommend!

A Great Quiet Family Getaway

Plenty of room here, comfortable and cute. We rented a pontoon from nearby B & B Marina and enjoyed a couple days on nearby Higgins Lake. Good communication from hosts and nice amenities.

Pleasant Retreat

From the moment we stepped out of our vehicles we found the property to be very inviting! The neighborhood is very tranquil and we were greeted by the resident ducks. When we opened the door we were greeted by two baskets full of snacks and sweets. The property handled our range of ages and our number (12) well! With one full bathroom on each floor there were no traffic issues at anytime during the week. And it is a great starting point to step off to other day destinations. We took advantage of both Higgins and Houghton Lakes! Truly a great destination and great host!

Had a great stay, house had nice finishes with many extras that most houses don’t, was clean, plenty of tvs and games , grill was awesome, easy access to North State park, quiet area, would definitely stay again! Ron was a great host.

We had an enjoyable weekend at this Home. Great layout that fit our group well! It was nice to have 2 bathrooms (one for the upstairs room and one down stairs). Ron (host) was very easy to talk to and very responsive. Neighborhood was quiet and friendly.

We had a wonderful stay! The home was very clean and comfortable, with a well-stocked kitchen and more linens than we needed for our group of 14. The communal spaces were so inviting—we loved gathering together and truly enjoying the space. All the rooms were cozy, and everyone, from the 10-year-olds to the teens and adults, felt right at home.We especially appreciated the thoughtful extras like board games and additional beds (a rollaway and air mattress), which allowed us to configure the sleeping arrangements to fit our family dynamic. It created a fun, custom space where the cousins could spend more quality time together.Although we didn’t get a chance to use the outdoor area, we were very pleased with how it was set up and could easily see how enjoyable it would have been. Overall, it was an excellent experience, and we truly enjoyed ourselves. Highly recommended!

This property was a home run for us! We're a group of nine 60 aged college roommates who get together for a week each year. This was our fourth such reunion, and we all agree that this was the best place so far. I can't say enough about the setting, ideally located at the confluence of the York River and York Harbor, with stunning views from many rooms. The large sunporch and dining room quickly became our hang-out spots, with their water views, breezes, and heady fragrance of lilac wafting in from the garden. The setting was so special that it was hard to get motivated to leave the place for activities!The rooms are spacious, comfortable, and QUIET! In fact, we were surprised that you could not hear what was going on in neighboring rooms, and we're a noisy group. Yet it was easy to find a private spot when someone had to address work or home matters. Having two kitchens was a major plus: we often served drinks and apps on the sunporch using the full fridge, stove, and microwave in that room while the chefs in the group were in the main kitchen working their magic. This kitchen has two fridges, two cooktops, and two sinks... features that proved to be important to us. Our experience was so positive that we're already talking about returning to this rental next year. What words come to mind when I think about our amazing week in York Harbor?...comfort, amenities, quiet, views, location, breezes, and garden fragrances. You can't go wrong here!
