About this property
Epic 6BR Family Mountain Getaway on 40 Acres, Hot Tub, Trails, Panoramic Views
Welcome to Kutsu Point, an elevated VRBO mountain getaway on 40 private acres.
Imagine: panoramic mountain views, miles of marked trails right from the door, sunset s’mores by the fire pit, hot tub soaks under gorgeous starry skies, hours of fun in our iconic 1,000 sqft sunlit game dome. Inside: two kitchens, two living areas, and spacious bedrooms for effortless group stays. Kids stay busy, teens stay thrilled, adults unwind.
This is mountain hospitality done right: serene, curated, unforgettable.
Kutsu Point is a family-owned mountain sanctuary designed for the kind of gathering where everyone gets their own version of a perfect day. It is a 6 bedroom, 3.5 bath ridge-top home on 40 private acres at roughly 9,300 feet, designed to feel like a private mountain resort with sweeping, wide open views and give you a true calming sense that you have the mountain to yourselves.
Life here naturally spills outdoors. Mornings at Kutsu start with coffee on the patio as sunrise washes the ridge in soft color. Afternoons unfold into private trail walks that begin right out the back door, dome games and laughter, and kids rotating between the playground and wide-open space to explore. Two expansive patios make it easy to grill, gather, and linger, with dining for the whole crew and lounge seating for stargazing. Soak in the hot tub with sweeping views and true quiet, then end the night where most groups do: around the fire pit circle in Adirondack chairs, wood stacked nearby, trading stories and roasting s’mores under unforgettably gorgeous star-filled skies. Younger guests love the playground with swings, slides, and climbing elements, plus plenty of open space for running around, playing yard games, and horseshoes.
Just off the main house is the signature space guests talk about long after checkout: a sunlit geodesic greenhouse dome designed for play, gathering, and that “we don’t need to go anywhere” feeling. Kids treat it like their private indoor playground. Adults love it as a warm, light-filled winter lounge or a shaded summer hangout. Retreat leaders often set it up for yoga or group circles.
Full game lineup inside the dome:
Pool table
Ping pong table
Basketball arcade game
HD smart TV
Cozy seating areas
Open space for yoga, stretching, or circle seating
Even when the weather turns windy or rainy, the dome gives you a sheltered place to play, talk, and relax without losing the sense of being surrounded by trees and sky.
Inside, the home was designed so large groups feel comfortable and uncrowded. The main living level features a bright, window lined living room with generous seating and a large TV for movie nights, game days, and relaxed conversation. The chef’s kitchen is a true centerpiece with double ovens, modern appliances, and the kind of cookware and dishware that makes cooking for a crowd feel easy. Cabinets and drawers are thoughtfully labeled, so the house is simple to use even at its scale. A long dining table anchors meals, board games, and late night talks, and the layout flows naturally to the patio so indoor and outdoor time stays effortless.
Sleeping is set up to support multi generational comfort. The primary suite is a favorite, with a king bed, a private balcony overlooking the ridge, and a spa style ensuite bath. Several additional king rooms are spread across levels, giving couples and grandparents quiet places to retreat. There is also a calming queen room, plus a dedicated bunk and kids room that often becomes “kid headquarters” while adults unwind elsewhere. Some spaces include sleeper options for flexibility. For exact beds and counts, refer to the platform’s Sleeping Arrangements section, and please respect the maximum occupancy shown on the booking platform unless you receive written approval.
Meals are central to the Kutsu rhythm, and the home is built for it. You have two full kitchens, multiple refrigerators, generous pantry space, and outdoor grilling and dining for warm weather evenings. Many groups use the upper kitchen as the main social hub, while the lower kitchen becomes a prep zone, snack bar, or second headquarters when kids are in the dome and people are coming and going.
Kutsu is intentionally family friendly. Many parents mention how easy it feels to travel with kids here because the home includes thoughtful essentials like a high chair, pack n play, toddler potty, diaper pail, kids dishes, plus games, puzzles, and books. The dome, marked private trails, and playground create a natural rhythm where children stay engaged and teens find their own world of fun. The property is also a favorite for pet friendly mountain escapes, with private space to walk, explore, and unwind together. Expect a well organized home, clear instructions, and the supplies that make big-group living smoother, including a dedicated workspace for guests who need to check in with work.
Imagine looking out from the main patio, the dome, the primary balcony, and much of the home, over a vast valley toward distant mountains. Sunrise washes the ridge in soft pink and gold. Sunset turns the western sky into a moving show. At night, the dark skies deliver the kind of stargazing most people only remember from childhood. Wildlife is part of the experience, too. You may spot deer, foxes, owls, birds of prey, and the occasional surprise that reminds you this is real Colorado.
Guests regularly describe Kutsu Point as “better than the pictures,” “magical,” and “our favorite place to stay ever,” because the experience is bigger than the home. It is the land, the privacy, and the sheer number of ways to play, gather, and unwind without ever needing to leave the property.

Why they chose this property
Kutsu Point is located in the Florissant and Divide area on a quiet mountain ridge, offering a rare blend of true seclusion and practical proximity to essentials. Guests love that they feel completely removed from the world, yet can reach groceries and supplies in town in roughly 20 minutes. The surrounding region is known for mountain beauty, scenic drives, hiking, and access to classic Colorado destinations. Many groups enjoy day trips to nearby mountain towns and attractions, then return to the ridge for sunset, hot tub time, and the dome pavilion.
The property is also a convenient base for regional adventures. Guests have mentioned access to the Arkansas River area for rafting as a scenic drive, and many explore towns and attractions in the broader Pikes Peak region.
This is real mountain country and weather can change quickly. Winter conditions can include snow, ice, and reduced visibility. An all wheel drive or four wheel drive vehicle is strongly recommended between October and April. Please plan to arrive before dark if possible, drive slowly on the approach, and follow our provided directions closely.
Cell service can be limited depending on carrier. We provide reliable, high-speed Starlink WiFi to keep your group connected for messaging, streaming, and remote work as needed.
