GUEST RENTAL POLICY
Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you. Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.
Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.
Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.
BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. We try enjoyed our stay! Steps from 12South and close to downtown! Beautiful condo very well maintained and very responsive and welcoming host! Highly recommend!!
Super fun place. Host was really responsive. The main thing I didn't realize was that the road this is off of is a super super busy road in Nashville so every noise was leaking in through the windows. Overall I would stay here again, but prefer somewhere a little quieter.
Family of three couples stayed here and we loved it. Great place to hang with a comfortable sectional and chairs in the family room. Bathroom adjoined to each bedroom. Very safe!
We were pleased with the layout of the townhome allowing both privacy for each couple yet having a common living area for comfortable socializing. Kitchen was well equipped for meals, although we dined at Nashville’s fine restaurants.
Nice house, great location. Only downside was some road noise in the bedroom facing the road. We had a lot of rain unfortunately during our visit. Suggestion: A key code on the garage would have saved us a lot of walking around to the front door in the pouring rain with suitcases, groceries, etc.
Some things should have been cleaned better (such as the half bathroom). Check in was very easy, and communication with the host was amazing. The listing was confusing and made the cute ping pong area seem bigger, but there was still plenty of room to hangout in the living room. We enjoyed our stay, and it was a great location with a short Uber ride home from Broadway!

Our 4 year old grandson was thrilled. There was a game room with a ping pong table and many games to play with . This home was very close to everything we wanted to do.

Overall nice stay
The location was close to downtown and the place itself was mostly well kept with a lot of beds. However, the property management was very lacking with communication. First code didn’t work on check in and the WiFi NEVER worked and they didn’t answer our communications through the VRBO app anytime during the weekend
We chose this property for the location across the street from Belmont as we had a student returning to college. Needed 3 bedroom, 3 bath which we ended up only needing 2 but didn’t know that when booking. It fit our needs perfectly. All the conveniences of home. 2-3 minute walk to dorm. Didn’t need to worry about parking. Close to 12 St. South with a variety of restaurants. We will be visiting again throughout school year and plan to use this rental again. The host was very helpful and prompt reply with questions that were asked. We were very pleased. The game room pictured would be a plus, but we were too busy getting student settled.
The place was very clean. We did run into some minor problems such as light bulbs being burned out, lights and fans spontaneously turning on as we were all sitting there or in the middle of the night. The kitchen was very poorly stocked (no microwave safe dishes to cook or heat things up in, no potholders)The largest problem is that it was right on wedgewood (busy road all hours) and the noise made it difficult to get to sleep in the master bedroom.Beds were comfortable and plenty of room to spread out.
This was our first VRBO and we are hooked. The property is very centrally located - we had a car and just about everything we wanted was within a 10-15 minute drive: Downtown, Belle Meade, Radnor Lake, the Opry, Music Row, Centennial Park, and the Airport. Easy access to I-65 and I-440. We discovered the 12 South area just a few blocks away and spent way more time than we had planned, but far less time than we would have liked. There’s always next time! The house is clean and has plenty of beds and bathrooms for mid-sized groups. Every amenity we needed was available. It stayed cool during some fairly warm days. The game room and the guitar were nice touches. The only minor complaint I’d have is the traffic can be a bit noisy in the rooms facing the main drag, but gets much quieter between 11pm and 6am. The neighborhood is busy, but nice, with the sprawling and beautiful Belmont College directly across the street. There are some grocery stores within a few blocks and of course the aforementioned shopping and dining in 12 South.As this was our first VRBO experience, I had a few questions for the hosts, who were very attentive. Check-in and check-out were pretty much flawless. It was a great experience and we would definitely recommend it to others. We’ll be back!
The townhome was clean and just as described in the listing. My teens loved the ping pong table in the basement garage…and so did the adults! The rooms were nice and clean but the mattress in the primary bedroom kept us up all night with back pain. The mattresses were super firm. The townhome is also on a busy street and we heard sirens and cars allllll night. The ceiling fan wasn’t working and our sound machine didn’t drown out all the street noise. We messaged the hosts the first night bc the WiFi info left in the house and on the QR code was not accurate. The first number I messaged (that was left at the house) said they had not worked for them in 2 years. The other number I messaged never replied. I finally got someone to message back through VRBO. They replied halfway through the next day. Overall it was a great trip. Just be ready to climb lots of stairs! 😂

Nashville Trip
To start, the check-in process was seamless and the owners allowed for an early check-in, which was great! The house had plenty of space and provided more than enough towels. However, the WiFi did not work, the showers/tubs upstairs had mold, the sink in one of the bathrooms would not produce hot water/a useable stream, the other bathroom’s toilet continued to run the entire stay, the mattresses and pillows are very hard, and the garbage disposal was backed up with what appeared to be coffee grounds. The windows sound very thin and you can hear everything outside. One of the light remotes didn’t have battery so it could not be used. The dishwasher is filled with rust and there was only 1 dishwasher pod. We contacted management to have someone come fix the faucet, toilet, and garbage disposal; however, only one of those were fixed. Lastly, there are no tissues provided and some of the ping pong balls were destroyed. Unfortunately, the photos do not match the appearance in person. The management was very nice and accommodating, but we do not plan on staying here again.
