About this property

Rooftop Garden Oasis in the Heart of Old San Juan

Welcome to our unique three-story home in the heart of Old San Juan. With its colonial charm, industrial touches, and thoughtful design, this open-air residence offers a comfortable and memorable stay for groups and families. The home spans 8,000 square feet, with high ceilings and living spaces arranged around a central courtyard. Common areas are open to natural light and breezes, while all bedrooms are equipped with air conditioning for your comfort. Sleeping Arrangements LayoutOn the second floor, you'll find:A fully equipped industrial-style kitchenA large living area with a comfortable sofaTwo bedrooms: one king, one queen each with a loft area that includes a full bed and a private bathroomA small fitness area with equipmentThe third floor features the master bedroom, with beautiful exposed brick, its own living space, and soaring high ceilings that give the room an airy, grand feel. The AC in this room provides a comfortable cooling sensation, though due to the open height of the space, it may not feel as brisk as in the other bedrooms perfect for guests who enjoy a more naturally tempered environment. From here, you’ll have access to a private rooftop terrace, a peaceful green garden with herbs and planters and offers city views, a lawn, a grill, and an outdoor fireplace perfect for relaxing or gathering with friends. Eco-Friendly Solar-PoweredThe home runs entirely on solar energy, including water heating. Afternoon showers benefit from the day’s sunlight, making for a refreshing experience. While this setup may differ from traditional systems, it's part of our commitment to sustainability. Perfect LocationLocated in the center of Old San Juan, you're just steps from historic sites, restaurants, and local shops. Whether you're here to explore the city's culture or simply unwind, this space offers both comfort and convenience. Things to NoteDue to the building’s historic limestone structure, Wi-Fi signals may be weaker in certain areas of the home. The open-air design allows for lovely breezes but can also bring in some outdoor dust, and you may occasionally spot tropical bugs, especially near lights at night. Street sounds are part of the charm of Old San Juan, so light sleepers might prefer to bring earplugs. Please also note that Puerto Rico can occasionally experience brief power or water outages. Lastly, there is another Airbnb unit on the first floor, so we kindly ask guests to keep voices down in the shared hallway. We're excited to host you and help you enjoy the best of Old San Juan!

Family Reunion

Had an amazing time staying here with my adult siblings and their partners. The location was ideal. So much to do, and so close to the beach. Easy Ubers to Viejo San Juan, and the rental place downstairs adds an extra convenience and feeling of safety. Sandwiches across the street were delicious. Things to keep in mind:No parking, street can get quite noisy at night (bring noise cancellation if you’re sensitive). Front area and porch can get quite warm during the day, we kept the room doors open so that the AC cooled the rest of the house. Not issues if you’re ready for them (we were) just found the details helpful when planning so thought I’d share.

“Luxury” Stay: A Creative InterpretationThis place should honestly win an award, for best imagination. The photos sell you on a luxury stay. The reality? More like a DIY survival camp where every room gets its own ironic nickname. The “steam room”? Four fans desperately spinning, trying to trick us into believing the air was moving. The AC? Broken all week. The thermostat said 62, but that was clearly just for decoration. The “cryo room”? Basically a second bedroom that felt like a walk-in fridge. Dark, windowless, low ceilings, and a healthy dose of mold to top off the ambiance. The “sand room”? Cute idea, tragic execution. It was literally falling apart, brick dust everywhere. Every time the ceiling fan moved, more rubble joined the party. Romantic, in a post-apocalyptic kind of way.The rooftop terrace? A real jungle experience. Forget El Yunque, just hike through the knee-high grass up there. Add in a filthy grill that looked like it hadn’t been cleaned since 1492, free of charge. The kitchen was “open concept”, which I think means open to rusty appliances and not enough trash bags for a group stay. Showers? Dirty, with hot water making a cameo only after a few days. Found dirty Q-tips under furniture (because nothing says luxury like someone else’s earwax). No bathroom rugs, odd-smelling damp couch, and mosquitos that turned the living room into an acupuncture retreat. (Pro tip: bring citronella candles, because unfortunately that wasn’t part of the “amenities.”)
