Welcome to The Iris House, a historic Boulder home created for guests who want considerably more than simply a place to sleep.

Built in 1890 and rooted in Boulder's early agricultural history, The Iris House is one of the city's surviving historic farmstead homes. We are only the sixth family to call it home in more than 130 years, and we have approached its restoration and design with equal respect for its history and a love of comfortable, modern luxury.

The result is something that feels distinctly Boulder: historic but not precious, sophisticated but relaxed, filled with sunlight, art, collected pieces and spaces that invite you to settle in.

After ten years of hosting more than 800 guests and maintaining continual Superhost status on another platform, we've learned that memorable hospitality comes down to details. We personally prepare The Iris House for every stay and do not use a management company. You will communicate directly with us before and throughout your visit.

YOUR BOULDER HOME

The Iris House offers approximately 3,500 square feet of living space across three sun-filled levels, with room to gather together and equally important spaces to retreat on your own.

On the main level, the kitchen opens into the living and dining areas, along with a private office and full bathroom featuring a vintage claw-foot tub.

One of our favorite rooms is the bright sunroom with its gas fireplace, a cozy place for morning coffee, reading between adventures or settling in with a glass of wine after a full Boulder day.

Step outside and you'll find multiple opportunities for indoor/outdoor living. The expansive covered front porch runs along the house with comfortable seating for 6 and added space for long conversations, morning coffee or an evening drink. At the rear of the home is another porch, gas grill and access to the large fenced yard, surrounded by mature trees.

The second floor offers three bedrooms, an additional office, a full bathroom and washer/dryer. One bedroom opens directly onto its own large private deck and includes a mini refrigerator. The office can be converted to an additional sleeping space with a twin-size pull out or air mattress when requested in advance.

The entire third floor becomes the primary suite, a private, sun-filled retreat with its own bathroom and Jacuzzi tub, separate heating and cooling, gas fireplace and beautiful views toward Boulder's Flatirons.

A DIFFERENT KIND OF LUXURY

Our idea of luxury isn't formality. It's arriving and discovering that someone has already thought about the details.

Expect beautiful linens and bedding, plush robes and Frette slippers, fresh flowers, luxury toiletries, bubble bath, candles, essential oils and thoughtful touches throughout the house.

For longer stays, we can make settling in especially easy. A curated selection of basic groceries can be stocked in the refrigerator before your arrival from a preference list provided prior to check-in.

Planning a special family dinner or celebration? Fine china and crystal are available for your use, and a private chef can be arranged in advance for brunch or dinner for an additional fee.

During the holidays, The Iris House is professionally decorated with seasonal décor and fresh greenery throughout the home. Please let us know in advance about allergies or sensitivities.

We use natural, organic and fragrance-free products wherever possible.

AN EXCEPTIONAL SUNDANCE HOME BASE

For guests coming to Boulder for the 2027 Sundance Film Festival, location becomes especially important.

The Iris House offers something unusual: easy access to Boulder's major cultural, downtown and university destinations while still giving you a genuine home to retreat to when the day is over.

Pearl Street, downtown Boulder, CU Boulder and many of the city's Sundance venues are easily accessible from the house. Spend your day moving between screenings, conversations, restaurants and Festival events, then leave the crowds behind and return to a quiet historic home, mature trees, a fenced yard, fireplaces and room to decompress.

That separation may be one of The Iris House's greatest luxuries during a busy Festival week.

EXPERIENCE BOULDER

Outside of Sundance, the location places you within easy reach of virtually everything that makes Boulder special.

Bike into Pearl Street for restaurants, boutique shops, galleries and cafés. Spend a morning hiking at Chautauqua beneath the Flatirons, explore Mount Sanitas or Boulder Creek Path, or head to Boulder Reservoir for paddleboarding, kayaking and summer afternoons by the water.

At the end of the day, come home.

Make dinner together. Light the fireplace. Sit on the porch. Pour a glass of wine. Watch the light change over the mountains. Or simply enjoy having nowhere else you need to be.

Guests often tell us that photographs don't quite capture how The Iris House feels. There is a calmness here, warmth and a creative and welcoming that has accumulated through more than a century of people calling this place home.

We think that is what makes a stay here different.

The Iris House isn't simply lodging in Boulder. For a little while, it's your home in Boulder and our goal is to make it one of the places you remember long after your trip is over.
