OTHER THINGS TO NOTE:
*Please read through the entire listing before booking, including house rules.

* We provide trash bags, toilet paper, and paper towels to cover the first three days. After that, guests are responsible for replenishing their supplies.

*Decor and linen is subject to change from pictures.

* To ensure a seamless experience for everyone, we conduct a thorough inventory before each guest’s arrival and after departure. This helps us maintain all amenities in great condition and ensures nothing goes missing. Any damages or missing items may result in additional charges. Thank you for your understanding and cooperation in helping us keep our space fully equipped and ready for every stay!

* Per POA regulations, trailers with boats or jet skis are not allowed to enter the neighborhood to launch at our marina or to store overnight. If you plan to dock a boat at our dock at anytime (even for brief periods) during your stay, please check with host prior to doing so. We want to help reduce damage to your boat, and our dock. Lift usage is One hundred for the entire stay, and requires a three night minimum stay.

*Please note there is not a gate between the yard and the lake. Young children should wear a life jacket at all times. We provide life jackets. Young children should also be highly supervised.

* This property is a duplex and we do share one wall with the neighbor, however we do not share the same yard. Each yard is private property and separate.

*Please be advised that there is a spiral staircase in the unit leading up to the loft, which may not be ideal for toddlers.

* By booking, you acknowledge that the homeowner and/or host will not assume liability for any accidents or injuries incurred during your stay.
*Being this is a lakefront property, there are lake bugs flying by the lights at night during warmer months. Please keep the sliding doors closed or use the screen doors at all times to prevent them from coming inside. We do not reimburse for early checkout due to any type of insects.
*Dogs are welcome with a maximum weight of 20 lbs. Pets must be approved prior to arrival. Pet owners will be responsible for any damages the pet causes in home. We require all pets to be crated when they are left unattended. We have provided a basket displaying 🐾 with couch covers and (sheets for the bed) please use them if you will be snuggling with your furry friend on the couch or bed. Please do not allow your pets on the couches when wet, and please dry them off completely before entering the house. We provide a basket with old towels for the dogs. Kindly clean up after your dogs in the yard, and keep them on a leash at all times, while outside.
*The lawn may maintenance normally comes on Wednesdays. I’am not notified prior to their arrival, and thus won’t be able to notify you. I can assure you that they will be done in less than 15 minutes.
*Refund Policy:
We strive to provide every guest with a clean, comfortable, and enjoyable stay. While we work hard to maintain the property, no home is completely free from the occasional minor maintenance issue or inconvenience.

Partial refunds will not be issued for minor, non-essential issues that do not significantly impact the habitability, safety, or major functionality of the property. Examples include, but are not limited to, cosmetic imperfections, insects, weather-related conditions, temporary utility interruptions beyond our control, minor appliance or amenity issues, or other inconveniences that do not prevent guests from reasonably enjoying their stay.

If you experience any issue during your stay, please notify us immediately. We are committed to responding promptly and will make every reasonable effort to resolve concerns as quickly as possible. Guests who do not report an issue during their stay and instead wait until after departure will not be eligible for any consideration.

Partial refund requests will only be considered when there is a significant issue that majorly affects the habitability of the property and after we have been given a reasonable opportunity to address the concern.
*Water Supply Notice
Our home is located on Lake Conroe. Following periods of heavy rainfall or utility maintenance, guests may occasionally notice discoloration of the water. This is a normal occurrence in the area and is typically caused by naturally occurring minerals or sediment in the water system. Unless otherwise advised by the local water provider, the water remains safe for bathing and normal household use. Water discoloration is not considered a basis for a refund.

* Travel Insurance for Peace of Mind
We’re so excited to host you and want your trip to be stress-free from start to finish! Because unexpected things like illness, weather, or travel delays can happen, we strongly recommend purchasing travel insurance. It can help protect your investment and reimburse non-refundable costs if plans change. Please note: Your reservation will not be subject to refund in case of cancellation due to a Hurricane, natural disaster, or other "acts of God". We strongly suggest that you purchase hurricane/travel insurance.
