We welcome you to The Knoll Inn, our front-row cottage at Newfound Sands (formerly known as Bungalo Village). Wake to the sound of loons on the water and watch the fog lift from the lake as you sip coffee on the front porch. Then grab your beach chair and head to Cummings Beach just steps from the cottage to enjoy some fun in the sun. In the evening, head out to enjoy a sunset meal at the Ledge Water Steak House or head on over to Kathleen's Cottage, voted best Irish Pub in NH, all within a few minutes from the cottage.
The cabin comes equipped with a queen bed, a twin-sized daybed, and twin trundle as well as Blu-ray/DVD with Netflix and Wi-Fi. There is no cable TV.
This is a traditional "housekeeping cottage", where guests provide their own linens (including blankets, towels, and pillows), paper products, and soaps. There is a fabulous local market (Shacketts) a half mile walk or drive along the lake that offers all essentials as well as meat and seafood for the grill, beer & wine, and locally-famous homemade donuts (fresh and warm at 8 am each morning--yum!).

Due to condo restrictions, there is no boat/utility trailer parking and no tents/pop-up canopies permitted on property. The cabin is equipped with several fans and typically gets a beautiful breeze off the water on warm summer days, but during a serious heat wave, please bear in mind that condo restrictions also prevent us from having window air conditioning units in the property.
We rent from Saturday to Saturday during the summer season. Please call, text or email today--we respond immediately whenever possible to all inquiries and would be delighted to answer all of your questions about the cottage and surrounding area.

Enjoyed Mark and Sarah, they were very prompt and responded to any concerns or issues , very caring and respectful. Beautiful view of the lake .. charming but old and needs some repairs. Easy access to beach. Good food in town easy 5 to 10 minute drive.
New siding and windows on the cabin look great! The Knoll Inn offers all that is advertised. The view can’t be beat! All meals must be eaten on the porch! Mark is always quick to reply to any questions or concerns. Like Mark and Sarah, my family has a long history at Newfound Lake. I will definitely be staying at one of the Knoll Inn cabins in 2026!
Loved our stay, it was exactly as described. We all had a great time and enjoyed beautiful views from the porch every morning. Hope to be back again

Excellent, BEST lake location cottage at Newfound !!! Perfect sized , parking , waterfront and simply appealing. Would stay there always. You can’t go wrong.
My family started going to New Found lake in the 40s. As a Kid in the 60s and 70s we stayed in cabins just like this and why I picked here. I would stay here again for that old time feel. Memories
This is my second time staying in one of the Nolan cabins….and I booked for next year, before I checked out. Just as described. Had everything that I needed. The VIEW is Priceless!
The Knoll Inns never fail me. The Newfound area is so beautiful and this cabin offers a fabulous view! I just enjoy sitting on the porch to relax. Mark is always easy to work with and replies quickly. I will definitely be back again.
Charming cottage was the perfect way to enjoy NH and the Newfound Lake area. Wished we had more time, but the simplicity and location were just perfect. The quiet of the lake was enjoyable. My favorite part of the cottage was coming back after a long hot strenuous hike and enjoying a nap with the fresh air blowing through the cabin. Loved it. We were delighted to find a Keurig so we could enjoy a hot coffee while sitting out on the porch. Our travel plans changed slightly at the last moment and the hosts were both quick and understanding. Highly recommend!
Great little cabin across from beautiful lake. Cabin is equiped with basic needs of dishware and utensils. Bring your own pillows, sheets, blankets and towels. I brought papertowels, toilet paper and cleaning wipes also. Bring extra blanket for chilly nights. Cabin is not insulated. Space heater is provided and did help in the small space. Could have sat on that frint porch for hours! Loon calls at night are very soothing. 100% recommend and hope to return next summer. No negative to report.

This was a quaint and charming little cottage next to the lake. I'm sure it's great during the summer. But on the 2 nights that I stayed here in October, the outside temperature dipped to 32 deg F, and the inside of the cottage was not much warmer due to the doors, walls, etc. not being well insulated or sealed. The cold was very uncomfortable. Aside from that everything was great. So for non-summer months, I'd recommend this property to guests not sensitive to cold weather.
We are a Camp Wulamat family whose generational expansion has exceeded our Wulamat cabin capacity :) This year was our turn to stay "off campus" and this little cabin was perfect for myself, my husband, and our 4-yr old. Queen-size bed, hot running water and a shower in the cabin are luxuries for us on this vacation, so the cabin supplied just what we need. Games & books in the cabin were a nice bonus. Plenty of fans and there were also 2 space heaters for colder months. I will say, it was hard to imagine where the twin size trundle would fit, but we didn't need it and we appreciated the bed layout (different from the pictures) which made it easier to quietly sneak into the cabin after the kiddo was asleep. We will definitely stay again!
Location, location, location is the selling point for this property. Located right across the street from Newfound Lake and a small beach. The property itself was quite “rustic” and not well maintained. There were holes in some of the screens, some dirty dishes in the shelf, cobwebs in the corners, a leak in the middle of the porch roof (making it unusable during the rainstorm that occurred while we were there), the shower is very small and the bottom of the curtain was lined with mildew. When the owner was contacted the response was timely, but simply “I apologize for the inconvenience” rather than trying to resolve the concerns. Newfound lake and the surrounding area are beautiful, but I would suggest finding accommodations elsewhere.
This was our fourth year at the cottage. We enjoyed our previous visits , but this week there was a heat wave with the heat index in the high 90s. The fans supplied were no match for the high heat and humidity so the bungalow was too hot to be in until the evenings. The bathroom window did not open, and the bathroom was extremely hot. In addition, the cleanliness left something to be desired. Items of clothing and towels from the previous tenant were left and the shower had not been cleaned. And one burner on the hot plate was not working. The lake is wonderful and while the weather is not the owners’ fault, we will not be returning because without air conditioning It was a very difficult vacation week. We understand that the condo rules do not allow air-conditioning except for portable units. Perhaps this would be a good investment since the summers are getting increasingly hotter.
Relaxing, quaint, nostalgic. Beautiful views in every direction. The perfect place to step away from the rat race and enjoy the simple things in life. A cup of coffee, a quiet morning, Blue skies, Fresh air, clean water and star filled nights.

I would prefer that this message not be published but simply shared with the owners. The cottage is definitely quaint but some of the amenities were lacking. Our stay included two very hot days and unfortunately, two of the four advertised fans did not work. Additionally, the Keuring coffee maker was quite cranky. Another issue was that the ceiling etc. is quite low making it very unsafe for my 6ft 4in husband. And, the location, although right across from the beach, is on a very heavily traveled road.

We met at Newfound as children, never dreaming that many years later we'd fall in love and, eventually, be married at the church overlooking the same lake where we first met. Our lifelong dream to own a small piece of this beautiful paradise came true in late 2014 when we purchased a cottage here on Newfound Lake that we are delighted to share with our guests.
