Renovated Bungalo Village Cottage on Crystal-Clear Newfound Lake
We welcome you to The Knoll Inn³, a newly-renovated front-row cottage at Newfound Sands (formerly known as Bungalo Village). Wake to the sound of loons on the water and watch the fog lift from the lake as you sip coffee on the front porch. Then grab a beach chair and head to Cummings Beach just steps from the cottage to enjoy some fun in the sun. In the evening, head out to enjoy a sunset meal at the Ledge Water Steak House or head on over to Kathleen's Cottage, voted best Irish Pub in NH, all within a few minutes from the cottage.
The cabin has many modern updates including a galley kitchen with apartment sized oven and refrigerator, sliding vinyl windows, electric fireplace and a tiled shower. The cottage comes equipped with a queen bed and folding futon, as well as a HD TV, and smart Blu-Ray/DVD player with provided Netflix account. There is no cable TV.
This is a traditional "housekeeping cottage", where guests provide their own linens (including blankets, towels, and pillows), paper products, and soaps. There is a fabulous local market (Shacketts) a half mile walk or drive along the lake that offers all essentials as well as meat and seafood for the grill, beer & wine, and locally-famous homemade donuts (fresh and warm at 8 am each morning--yum!).

Due to condo restrictions, there is no boat/utility trailer parking and no tents/pop-up canopies permitted on property. The cabin is equipped with several fans and typically gets a beautiful breeze off the water on warm summer days, but during a serious heat wave, please bear in mind that condo restrictions also prevent us from having window air conditioning units in the property.
We rent from Saturday to Saturday during the summer season. Please call, text or email today-- we respond immediately whenever possible to all inquiries and would be delighted to answer all of your questions about the cottage and surrounding area.

Bungalow was very clean. View was lovely. The only slight problem was the futon was very hard to figure out and as a couch it was very uncomfortable. Another slight problem with the lock box was promptly addressed by the hosts, much appreciated! Otherwise we had a very good time.
Bold it so people know that they need to bring all linens towels soaps etc! It’s advertised as an Inn and the pictures are very deceiving. We came in to run a race and had to shop at Walmart the evening before. Place needs a good scrubbing…everything. Kurig needs replacing and TV never worked. I tried SEVERAL times to reach out to the owner with no answer. If you need photos, I took plenty. Beautiful area and lake! Loved it.
We had a wonderful stay at this location. It is small inside, but the outside view is large. It is a perfect for a couple. The area has a lot to offer if you like hiking, swimming, boating our just finding wildlife. It is a condo community and there are additional rules that need to be followed regarding the common area out front of the unit. The cabin next to us found out the hard way. If you just want to relax like we did, this is the place for you. We intend to return next summer if not sooner.
Second time staying , but this time we rented for two weeks instead of just one. We love it! Bungalow is perfect. Clean, well equipped, amazing views of the lake and right across the street from the beautiful beach.
We had the best time spending quality time on our honeymoon at the Knoll Inn 3.

To keep us cool at night. Along with all of the essentials we needed for cooking etc.
This home is in an Awesome little community with one of the best views. We can’t wait to come back next year!

From coffee and online newspapers in the morning to a glass of wine and a book in the evening the rocking chair on the porch overlooking the lake is a little piece of heaven on earth. Add to that a swim in the lake each day and it makes for a perfect week.
The cabin is clean, well setup. Fans provided to keep the air comfortable. Wifi and a TV provided for indoor entertainment. This year it was the Olympics :)
Can’t wait to go back to the cabin on the lake.

Really cute cottage, beautiful view of lake thats the plus side. Con is couldnt connect to wifi and cottage needs a deep cleaning. Walked in to ceumbs on table and very dusty inside. . To bad cuz cIte cottage and great location.crumbsntable,
The Cottage was Cute and Quaint & My Wife was pleased with the Fireplace Heater that warmed up the little nest really nicely and kept it comfortable all of the stay. The classic DVD collection was a nice little bonus and We enjoyed a few while waiting for the sun to show up. We'll the Sun never did but We still enjoyed our time there very much . We definitely plan on coming back for a stay with some sunshine and warmth the next time . Thank you so much , Stephen & Shannie

Cozy cottage but issues with our stay
The cottage is very cozy and practical with a great location; however, there were some issues with our stay:1. We were unable to use the advertised fan due to large amounts of dust in the vents and had to purchase a fan ourselves 2. We parked our car directly next to the cabin, as instructed, which was on a significant incline. A rainstorm caused mud and pooling water, which resulted in our car getting stuck and needing to call a tow truck to get us out (hassle and inconvenience). The driver informed us he had visited the cottage a number of times for the same issue and said nobody should be parking there due to the incline and pooling. Even if the hosts weren't informed of the need for a tow truck previously, it's their property and they shouldn't be instructing guests to park on what they know is a significant incline with pooling issues3. The porch of the cabin has a direct view to a town porta potty, which isn't shown in the 38 pictures on Vrbo. Definitely misleading.The hosts had a note in the cabin indicating guest satisfaction is "important to us" and asked for a chance to remedy a situation prior to a review. What really left a sour taste in my mouth is the hosts didn't acknowledge or apologize for my experience related to #1 and #2 (until I called them out on it). All I wanted was to be heard and receive a genuine apology and none of this would have been a big deal. Luckily Vrbo was apologetic and made the situation right.
Another great stay for our annual family vacation. Adding a cottage to our other rentals is perfect and my sister and her husband love this one - so cozy and well furnished. And love the front row seat to the lake - beautiful views and an easy walk across the street. Thanks - we’ll be back!
We have been to this village of cabins as kids and were very excited to find some for rent. We arrived to find the same peace and tranquility I experienced as a child. Its a beautiful place.
We asked the owners to have the cabin professionally cleaned prior to our arrival. We paid extra for it. Upon our arrival we found coffee cups that had dried coffee in the bottom, blood on the mattress cover and pots under the kitchen sink and toilet tank to catch drips. The one box fan had a short in the switch and the one kitchen chair has been broken for years and apparently repaired by a tenant several years ago according to reviews. We discussed this with the owners and they reimbursed us for the lack of cleaning.
That being said.....I give this 5 stars for ambiance but 1 star for cleanliness. I honestly feel the owners need to come up more often to make sure the place is kept clean, not once a year as some people reported.
