Best Beach Location On The Island-Families and mature adult groups welcome.



I am usually not interested in 2 night rentals during the high season (May-September) and holidays, but you are welcome to make an inquiry (sometimes I make exceptions based on scheduling and market conditions). July and August are normally 1 week rentals only. It is at my discretion to determine number of days, so please check with me before you make solid plans with your group and put in a reservation.

This is the premier spot & home for a family or friends vacation (convenient to everything). A new renovation in 2016/2017 with all new furnishings, granite counters, new appliances, mattresses and furniture, pool table. Fresh paint, some new furniture, and hardwood floors refinished in 2021. Park your cars in the driveway and walk to beaches and restaurants. House has 5 king beds and 7 twin beds/sleeps 12-16 (with kids). Custom kitchen table seats 12 w/addition seating for 4 on deck. 60" TV, leather sectional furniture and pullout sleeper sofa.
This Ocean/Beach view home is a just 100 feet from 1st beach, and a short walk (for anyone) to 10+ bars and restaurants including The Atlantic Beach Wedding venue, Flo's Clamshack, Tickets (the only Sportsbar on the island), and the Atlantic Grill (best breakfast on the island) Soliciting Mature adults and Families with children for Vacations, Weddings, Reunions, Friends Getaways etc. , but please (NO ROWDY GROUPS!) Walking distance to all the island has to offer, steps to the beach and The Atlantic Beach Club, and 1 mile to downtown Newport. This is a classic New England Beach Home with all new furnishings.

House features 7 Bedrooms, 4 Baths, including 5 King Beds, 7 twin beds including a bunk room with (4 twin beds) and a pull out couch. Furnishings throughout are newer, with some antiques. Here's the layout.

1st Floor-Kitchen, Dining, Living Room, Full Bath, 2 Bedrooms (King in bedroom 1 with full bath, 4 twin beds in bunk room - bedroom 2), deck off kitchen with beach and ocean views.
2nd Floor-Kitchenette/bar (coffee/Fridge), pool table with ocean view, Full Bath, 3 Bedrooms (King bedroom 3, King bedroom 4, King/twin bedroom 5), deck off kitchenette/billiard room with beach and ocean views.
3rd Floor-Kitchen 3, Sitting Room, Full Bath, 2 Bedrooms (King Bedroom 6, 2 twin beds - Bedroom 7), deck off kitchenette/sitting with beach and ocean views.

The exterior of the property has a large private yard surrounded by hedges. There is parking for 5 cars, and the house also has a charming farmer's porch facing the driveway, ocean and main road. Please check out my other 5 high end homes on the island. Thank you.

Very nice house and excellent location a block from the beach. Chris (the owner) was easy to reach. Whenever I e-mailed him, he got back to me within five minutes. My family loved the pool table and the views from the upstairs balconies were beautiful. No complaints!

We had an amazing time at this beach house! The walk to the beach was super quick—just about two minutes, which made it easy to go back and forth throughout the day. The yard was perfect for hanging out, relaxing, and enjoying the outdoors. The host was also super responsive and helpful, which made the whole experience even better. Location is amazing!!

This home was clean and spacious. Great for our family reunion. Blessed to have had the opportunity to come back to the area and this home made it all possible. The owner was amazing and even came to the house to change out a detector when I called. Would visit again.

Great location! Tons of space!

Our group (4 families with 5 kids aged infant-12) had an amazing time! Chris’s house is spacious and exactly as described. Kitchens on every level! And lots of king bedrooms! There was room for everyone and the location can’t be beat! Steps away from the beach and Middletown restaurants. And just a few minutes to Thames St in Newport. We loved our stay and are already talking about when we’ll be back!

Property and locale was great. Only snafu was the red seaweed that made the water at first beach the whole time not appealing. We had to drive to other beaches and pay and the big draw to this property was the walk to the beach 😞

This house had plenty of space for my partner and I and our wedding party on our wedding weekend. We were able to get ready on separate floors and have down time in separate areas with all of the space in the home. It was also walking distance to the beach, restaurants, and the cliff walk. Great location, lovely house

This home is exactly as advertised. It is old, but charming. And the location and views are fantastic. We had three groups of family members with us and there was room/space for everyone. The beds are comfy as well. FYI: the garbage disposal is a little tricky: it's an in-sink-erator cover that has bar-handle that you use to twist and activate the unit. Last, we walked the cliff walk everyday - it's just 10-15 minutes away and you get to it by paralleling the walking path along Easton Beach. Thanks so much for a wonderful stay!

Needs TLC

The location of this house is great. The road is a little busy but the noise wasn't bad and the hedges kept the house feeling secluded. The house is big with lots of beds. The bunk room is cool (but if you have little kids be aware there are no rails on the bunks). There were 11 of us and plenty of space. That said, the house needs a lot of repairs. It was in much worse condition than I thought based on the reviews/pictures. The manager said they were aware of the issues (leak/mold in 1st floor bathroom, many windows that were inoperable, leak from sliding door) and were going to fix after the summer. In addition to things that need repair, there is a bunch of painting/cosmetic work that would make the house feel nicer (paint chipped off kitchen cabinets, windows really dirty). The cost was too high for a house in this condition. I would rather stay further from the beach for a house in better condition. I would not stay here again.
