Welcome to Summer Breeze, a stunning new construction retreat in the charming Village of Grand Beach. Bright, welcoming, and thoughtfully designed for comfort and connection, this home is the perfect place to relax, recharge, and enjoy Harbor Country with family and friends.

The home is filled with natural light and offers a spacious layout that makes gathering easy, whether you’re cooking together, sharing meals, or winding down after a day at the beach.

Step outside and enjoy the screened porch, perfect for morning coffee or dining outdoors. The highlight of the home is the large private heated pool, offering endless fun for kids and a relaxing escape for adults.

Inside, Summer Breeze features four beautifully appointed bedrooms plus an office with a queen pull-out sofa for additional sleeping space, along with three full bathrooms for comfort and convenience.

When it’s time for a break from the sun, head to the game room for fun and friendly competition. Enjoy a ping pong/pool table combo, Pac-Man, Pop-A-Shot basketball, and a variety of board games.

One of the best features of Summer Breeze is the location. You’re just a short walk, or an easy ride to the beach in the included luxury 6-seater golf cart. The home is also close to the Grand Beach 9-hole golf course, playground, and tennis, pickleball, and basketball courts, making it easy for every age to find something they love.

RENTAL RULES – SUMMER BREEZE

Thank you for choosing Lake Concierge Vacations. To ensure a safe, comfortable stay for all guests and neighbors, please review and follow the rules below. Guest is responsible for ensuring that all members of the rental party and any visitors comply with these rules at all times.

1. CHECK-IN / CHECK-OUT

* Check-in: 4:00 p.m. EST
* Check-out: 11:00 a.m. EST
* Times are strictly enforced to allow housekeeping adequate time between guests.
* Early check-in and late check-out are only available with prior approval from Manager and cannot be guaranteed.
* No late check-out requests submitted after 4:00 p.m. EST the day before departure will be granted.
* Guests must inspect the home upon arrival and report any issues directly to Manager within 24 hours.
* Please text Gina once you have vacated the property on departure day.

2. LIABILITY & ASSUMPTION OF RISK

* This property is privately owned. Neither the homeowner nor Lake Concierge is responsible for accidents, injuries, or illness that occurs while on the premises or its facilities.
* The homeowner and Lake Concierge are not responsible for the loss of personal belongings or valuables.
* Please keep doors locked when you are not in residence.
* By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

3. AGE REQUIREMENT

* Booking party must be at least 28 years of age and provide a valid driver’s license.

4. OCCUPANCY / PARTIES

* Guests may not exceed the maximum occupancy of 12 people.
* No parties or events are permitted, including bachelor, bachelorette, or prom parties.

5. DAMAGE / PROPERTY CONDITION

* Please inspect the home immediately upon arrival and notify us of any damage.
* Keep the property and all furnishings in good order.
* Doors and windows must be closed and locked when the property is not occupied.
* In the event of anything broken or damaged, notify Manager immediately.

Additional note:

* Linens for the pull-out sofa are located in the dresser drawers in the lower level bedroom with the daybed.

6. SMOKING

* Smoking is not permitted anywhere inside the home.
* Any evidence of smoking found in the home will result in an additional $500 cleaning fee.
* If you choose to smoke outside, all cigarette butts must be picked up and disposed of properly.

7. PETS

* Pets are not allowed at this property.

8. NOISE / QUIET HOURS (VERY IMPORTANT)
This home is located in a residential neighborhood and guests must not create excessive noise that disturbs neighbors.

The Village of Grand Beach has a noise ordinance and imposes fines up to $5,000 if police are called due to noise or parties. The Grand Beach Police Department can and will issue tickets with fines and will notify us of any violations. In addition to fines, if police are called because guests are not adhering to quiet hours, guests will be asked to vacate the property and no refunds will be given.

Quiet hours are:

* 10:00 p.m. – 8:00 a.m. EST Sunday–Thursday
* 11:00 p.m. – 8:00 a.m. EST Friday–Saturday

9. PARKING

* Designated parking is limited to 5 vehicles total.
* Vehicles must be parked in the driveway and garage only.
* There is room for 1 of the 5 vehicles to be parked in the garage.
* Any illegally parked cars are subject to towing; all fines/towing fees are the sole responsibility of the vehicle owner.
* Parking rules are strictly enforced by Grand Beach Police Department. Failure to comply may result in additional fines.
* No recreational vehicles.

10. FURNITURE

* Please do not move furniture.
* If furniture is moved, it must be returned to its original location to avoid additional fees.

11. SEPTIC SYSTEM

* This home is on a septic system.
* Do not flush feminine products or wipes of any kind.

12. HVAC / THERMOSTAT

*Keep windows closed when the A/C is on.
*Do not set the thermostat lower than 68°F in summer months. Per our HVAC vendor, setting the thermostat lower than 68°F may cause the unit(s) to freeze up and result in loss of A/C.
* During winter months, do not set the thermostat higher than 72°F.
* Thermostats must remain in AUTO mode.

13. APPLIANCES & SAFETY

* Use appliances only for their intended purposes.
* Do not leave grills or stove/ovens unattended.
* Fire extinguisher is located under the sink.
* Do not tamper with smoke detectors.

POOL RULES

* Use the pool at your own risk.
* No diving.
* Only adults may operate the electric pool cover. The switch is in a keyed box on the back deck stairs railing post.
* Do not leave children unattended in the pool area.
* All non-toilet trained children must wear swim diapers at all times.
* No food or drink allowed in the pool.
* No glass on the pool deck. Please use plasticware.
* Please allow pool maintenance crew to perform duties while on site.

GRILL RULES

* A charcoal grill is provided for guest use.
* Never leave grill unattended.
* Do not dispose of ash in the garbage can.

FIRE PIT RULES

* We hope you enjoy the fire pit at this property.
* Never leave the fire pit unattended and make sure the fire is out before retreating inside for the night.
* Only burn paper or wood in the fire pit.

HOUSEKEEPING / LINENS / BEACH ITEMS

* Linens, bath towels, and beach towels are provided for your stay.
* Daily housekeeping is not included.
* Additional housekeeping may be available for an additional fee upon request.
* Beach towels are located on hooks in the hallway at the top of the stairs, and also in the wicker basket by the screened porch.
* Beach chairs are located in the garage.

GARBAGE / RECYCLING (IMPORTANT)

* All garbage must be placed in proper garbage or recycling receptacles located inside the garage.
* Garbage pickup is early Monday morning:
*Receptacles must be pulled to the street Sunday evening with lid opening facing the street.
* Failure to have garbage out for Monday pickup will result in an additional pickup fee that will be passed on to Guest.
* Garbage cans must be pulled back from the street no later than 12:00 p.m. EST the day after pickup.
* Additional Friday pickups occur from July 1 through Labor Day:
*Receptacles must be out by Thursday evening for early Friday pickup.

SIDEWALK CHALK

* Sidewalk chalk is not allowed.
* Additional charges may apply if housekeeping must remove sidewalk chalk.

MANAGER ACCESS / SERVICE PROVIDERS

* Guests shall allow Lake Concierge access to the property for purposes of repair and inspection.
* Lake Concierge will exercise this right in a reasonable manner and provide prior notification.
* Please allow landscapers to perform their duties while on site.

BEACH SAFETY & LOCAL RULES

* You may have a bonfire at the beach by obtaining a fire permit online at the Village of Grand Beach Website. Go to Committees/Departments, click on Police Dept, and fill out the form.
* No glass bottles are allowed on the beach.
* Please make all members of your party aware of rip currents in Lake Michigan. Although a wavy day may seem like the perfect day to body surf, rip currents are extremely dangerous.

WEATHER / POWER OUTAGES

* Weather or beach conditions cannot be guaranteed, and no refunds will be given for storms.
* No refunds will be given for power outages that are out of our control.

DEPARTURE INSTRUCTIONS

* Check-out time is promptly 11:00 a.m. EST.
* Leave all beds that were used unmade.
* Leave all dirty towels in bathrooms.
