This house is located on the Guadalupe River, 15 minutes from downtown New Braunfels and Gruene. There's plenty of fun to be had in the chute located right by the house climbing around on rocks or renting a tube from a nearby outfitter. After a few hours on the water there's nothing better to do than to sit back and relax on the porch that runs right down by the water, offering you a wonderful view and relaxed atmosphere. Great for a family or group of friends looking for a weekend getaway.

Perfect spot directly over the shoots. No need to take a long float here. We just posted up on the rocks and in the yard. Highly recommend this property

Perfect place

Great spot on the river to just sit and watch everyone float by. The kids just ride the chute over and over again so no need to float. 2nd time staying in the house and 3rd time renting from these people. Real easy process, highly recommend.

Great Location!

This is in fact a 3 bedroom house and had plenty of space. It was clean except for the air vents they could use some cleaning. The first night the AC didnt work but they let us stay in another hosue till it was fixed the next night. This is right at the Chute and you can just float right to the house and right outside the house. Great location!

Great River House

This house is in a great location, right on the chute. A couple of things that we wished we would have known ahead of time. There are 3 outdoor chairs, so take your own. We went and bought some cheap camping chairs the next day. Also it is sparsely equipped. In addition to bath towels and sheets, you will need kitchen dish towels or over mitts, hand soap for the bathrooms and possibly serving/mixing bowls if you plan to cook. The beds are not comfortable, but most rental homes arent, so we endured. Overall we had a great stay and it was a very nice property.

Dirty!!!

While the the location of the house was excellent, the home itself was dirty and needed attention and updating. The sheets weren’t changed from the previous group. We found a sanitary pad in the sheets (thankfully unused) and they were stained. There are no window coverings in the bedrooms so it’s extremely bright in the morning. Overall, it was disappointing for the price.

Excellent Host

She was quick to respond to messages, even stopped by to make sure things were going okay. Great location. The river is amazing, and in the backyard. The house and property could use some maintenance, but they are working on that. For example, brand-new washer/dryer. Dishes, utensils are a bit sparce. Depending on the atmosphere you're after, check the "party calendar" if you can and don't want a party next door or all around you. I think we were there the week before local Spring Break as it was very quiet around us, but the last night we were there 9 cars showed up next door with loud music past 2:00 AM. Also, depending on what you're after, ask about the or check into the river level. When we were there, the river was maybe 12" deep in most places. Enough to float and use a SUP, but you'll do a lot of lifting your butt to get over rocks.

Do Yourself a Favor and Stay Elsewhere with a Different Host

Wanted to love this place. The only thing good about it was the river location. - Septic overflowing outside next to grill/patio area. They sent someone to repair it but they only repaired halfway then never returned to cleanup/cover the septic. Feces and toilet paper spilling out everywhere. Smelled awful so we couldn’t enjoy the porch/grill for the entirety of our trip. No reply from host when we followed up- Mold/sediment all over concrete wall from septic. It’s the wall along the stairs to access the river so no way to avoid it. Cracks in the wall and leaking out sewage. It’s obviously been there a while yet they still rent it out. Health hazard- Beds are awful. Mattresses lined with plastic, super hard, squeak so loud with the smallest movement- Bare minimum in amenities. One roll of toilet paper per bathroom. Be prepared to bring all of your own items- Listing was for 8 people but nowhere near enough dining chairs. Had to bring in our coolers to sit on- Only a couple of patio chairs available for a house that’s supposed to host 8 people. Bring your own chairs for everywhere - Deck is a dilapidated hazard- Our reservation was only 5 days after the tragic Kerrville flooding an hour up river. We tried to get the host to reschedule for another date (plenty were available on his calendar) but he had zero empathy and would not accommodate- VRBO requested partial refund on our behalf for septic issues. Host denied- Worst VRBO/host experience by far
Had to cover overflowing feces/toilet paper with this bucket all weekend. 10 feet from the permanent grill and next to the outdoor seating. Couldn't enjoy the patio/grilling due to the overwhelming smell of septic all weekend.
This is the wall next to the septic system. It is cracked, moldy, and actively leaking. This is stairway to get down from the house to the river. Ground was soggy from leaking septic.

Great location, needs to be cleaned!and needs lots of maintenance !

This property could be great because of the location if it were cleaned and maintained properly. The floors were filthy so we cleaned and then wore socks the entire stay. The outside of the house, the baseboards, lights, fans, windows, and the vents are covered in dirt and spiderwebs. The bathtub is not useable since it appears to be dirty and cannot be cleaned. (Our 4 year old would not step into the tub). Half of the light bulbs are burned out or missing, the can opener was broken, there was only one trash can in the whole house, the road noise is terrible, and one of the dining chairs is broken. The upper decking appears to be unsafe, it is not level, sagging in some areas, and the signs on the railing stating not to sit or lean on the railing are clues that safety is an issue. Some of these items were addressed in earlier reviews but the reply that the issues were addressed and corrected convinced us to book anyway. We now regret that decision and hope these issues are addressed before the next booking.

An Ideal place to call home base

The location was great and exactly as advertised. The location is THE choice spot to stay on the river. It was so great in fact our group simply opted to stay put In that river out from all day, the access to the chute, and a nearby waterfall was pretty awesome. B/c of this we completely ditched the idea of a 5+ hour river float. That said, the house, albeit fit for purpose, was a little bit dirty as were mos all of the few supplies it was furnished with (cups mugs etc). The house and deck are also pretty “rickety”. Although not a concern, it seemed really strange that the guest bathroom shower drained water directly under it. That is, it’s drain piped gray water from the shower directly from the drain onto the concrete slab under the house (the driveway) Any vehicles parked there got a dirty bath. You could actually see ambient light coming up from the shower drain. There is also no lighting under the porch (all downstairs) which made it a challenge to bbq (bring a lantern). Lastly, it was a bit of a pain to have to bring everything with us as there are no sheets, blankets, towls etc. All in all, even considering the above, this place is worth the fees and an idea rental house. Highly recommend this place. Lastly, the house has WiFi which is a must if you want cell service (etc.). The owner will provide a password for WiFi but did not indicate the actual name of the network to log into. as there are 10+ networks in the area I had to try 5 time to get connected to the right one. The passcode provided will work for the wireless signal named “savall” (Note: the network name and passcode given on the wifi modem is not correct) Again, this is a great place to stay on the river!

Everyone had a great time!

Everything worked out great! We wanted to stay right on the chute for the fun and people watching and this location is perfect! We loved sitting on the deck at night with the cool (ish) breeze coming down the river. Enough space where we weren't bumping into each other all the time. It was just perfect.

Great Location!!

Plenty of room with 3 bedrooms plus 2 full size couches. We had to used air mattress on both pull out beds on couches. Kitchen was nice with large Keurig coffee pot. Table is small so may need to bring folding tables and chairs. We had a great time and hope to return next year!

Great fun on the river

House is in a great location. Views of the river were amazing. Tube chute directly in front of the house provided hours of fun for the family. Property manager was quick to respond to my questions. The main bath tub had some staining that was explained by the property manager but the kids didn’t feel comfortable in it. The company that does the cleaning between guest needs to do a better job.

Best Place for rapids

Everything the listing stated and more, the perfect spot to have, drive up river road to get dropped in with your own tubes and have the best float down ending with the best Rapids. Have your meals ready for when you get back and the day is done with more rapids if you like, or just relax on the rocks in the water. The house was awesome.

We really enjoyed staying at this location. Beautiful home, right on the water. It's in the best location. You really don't have to go anywhere, just hangout in the back yard. We also had awesome neighbors next door. That was a plus.

Great location and had a great time! The only complaint is the house was very dirty upon arrival. If the owner uses the $100 cleaning fee for a cleaning service she should fire them.

Would Definitely Rent Again, Just Beautiful!

The outside of this house is amazing. Could not ask for a better view. The only recommendations would be the beds are not comfortable or broken, the microwave sounds like it's going to explode when you turn it on, the washer works great but is dirty, be careful of bunk beds if you sit up in the top bunk you'll hit your head on the fan, the cleaning person really needs to do alot better job especially for the cleaning fee charged, bring light for the yard downstairs because there is no lighting down there, there is only one tv in the living room and it's small so if you have to have tv in your room like me bring a portable. But with all that said please don't let me deter you because we would rent it again in a heartbeat. The A/C works great, plenty of hot water, on the chutes with plenty of room to play, beautiful yard and decks, two huge grills for cooking, ample parking, gorgeous view and lots of room. We had 10 people and no one felt cramped. There is no dresser or chest in the bunk room just an fyi. Only reason i said anything is that I thought the owner might not know about some of the issues. The neighbors are amazing too, very nice people. We got zero cell service so the Wi-Fi was a lifesaver. If your tubing we used Bezdeks which was amazing, we only rented cooler tubes and they still shuttled us and our personal equipment at a reasonable price. This house is definitely worth renting and I would recommend it. The pictures don't do it justice. Hope this review is helpful, we are looking forward to returning next year.
