About this property

Living the Dream- Lakefront-Dock

LIVING THE DREAM –That’s life on Lake Chatuge in the North Georgia Mountains This wonderful home is back on the rental market after a remodeling of the kitchen, master bath, and other areas of the house. With a mixture of rustic and modern charm, this home features four bedrooms and three and a half baths. Inside amenities include a pool table, ping pong, foosball, high speed internet, fireplace, games, and books. There are five smart TVs…one in each of the upstairs bedrooms, one in the main living room, and one in the terrace level living area. TVs in both living areas have DVD players. Be sure to bring your favorite online streaming app, stick, or casting device. Feast your eyes on the gourmet kitchen equipped with an oversized island that seats eight. The dining table in the adjoining sunroom also seats eight. This kitchen is built for gathering with a six-burner gas stove, double oven, large farmhouse sink, and wet bar with beverage cooler. The pool table is just off the kitchen so it’s easy to sit at the island and watch the action. The main living room has a gas fireplace and furniture made to lounge in. Upstairs is the master bedroom with king bed, ensuite bathroom, and private balcony overlooking the lake. The second bedroom has a king bed and a private balcony overlooking the front yard. The third bedroom has a King bed and a comfy window seat. There is a shared hall bath. The terrace level of the house has a bunkroom with four XL twin bunks, a queen bedroom, and a living area, and a full bathroom. There is also a ping pong room and a foosball table. Outside amenities begin with the porch where you will find a large Webber grill and 2 tables which each seat six. Grab a rocker or lounge chair to hang out and breathe the fresh mountain air or supervise the kids while they play in the yard. The gently sloping yard leads to the owners’ “favorite room in the house”, the oversized fire pit with nine rockers. Anytime of the year, the fire pit is cozy and lends itself to conversation, a hot cup of coffee, the perfect cocktail, stargazing, or a delectable s’more. Continue to the sundeck and dock where you can jump right in or bring a fishing pole to while away the afternoon casting a line. There is ample parking for cars and trailers in the driveway for you and your guests. Although you will feel like you are far from civilization, the town of Hiawassee is less than one mile away. In town, you will find grocery shopping, Starbucks, and many quaint specialty shops and restaurants including a local coffee house and ice cream shop. If you’ve never been to this area, there’s something for everyone. Just a few of things to consider are: • 3 golf courses within a 30-minute drive. • If you like walking or hiking, you have plenty of choices. You can access the Appalachian Trail just outside of town. Other hiking opportunities include Jackrabbit Mountain Rec Area right up the road in North Carolina. The park offers trails for hiking and mountain biking. Another option is a stroll across the Chatuge Dam to enjoy the amazing scenery. Take time to visit Brasstown Bald Visitor Center to see if the day is clear enough to see the Atlanta skyline! Then drive up Bell Mountain (the mountain you can see from the front yard). It gives you a great view of some of the 132 miles of shoreline on Lake Chatuge. If waterfalls are your thing, they are all over the place in north Georgia. Plan to see several while you are here! • For something less strenuous, visit one of the local wineries. Both Crane Creek and Hightower Creek Vineyards are within 20 minutes of the house. Hiawassee Brewery downtown has a great view of the lake and a good selection of craft beers, food and games! Whether you spend time inside, outside, or exploring the area, this home is the perfect place to make memories with family and friends.

Why Do You Need A Buyer's Agent?
First of All Having a Buyer's Agent Does Not Add to your Cost.
The seller along with the seller's agent pays the buyer's agent fee. Many buyers mistakenly believe they would get a better deal if they do not use a buyer's agent. They assume that since the seller has to pay the agent a commission, they would be willing to pass those savings on to the buyer if they do not use an agent. This is NOT true. In fact, seller's agents charge the same price regardless of whether or not you use an agent.

Here are a few things a buyer's agent does:

Helps you through the negotiating process. This is probably the most important part of having an agent represent you. The agent working for the builder or seller has one job and that is to sell you a home – maximizing the profits for their seller. You have to understand everything you're signing including addendums to the contract, possible delays, what would happen if your current home doesn't sell, etc. The most important thing to remember is that a buyer's agent helps walk you through everything step by step and works FOR YOU, not the seller.
Makes sure you don't overpay for a home. If you buy your home directly from the seller's agent they are only looking out for the seller's interests. A buyer's agent will provide you with valuable comparable properties and five you their opinion of the value.
Much, much more!
A buyer's agent is a valuable asset to any home purchase and should never be considered an unnecessary part of the process.

Respectfully,
Robbyn Allen
