This property is centrally located on 44th Street North of Newport Pier. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.
For those of you with kids, West Newport Park is just a few blocks away with basketball, tennis, and racketball courts along with a full playground making this home an ideal location for families.
IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
- Primary guest must be 25+ years old and present throughout the entire reservation. - City of Newport Beach Quiet Hours 10 pm - 7 am. - No Patio Access after 10 pm - Please review house rules regarding noise, day/nighttime occupancy, etc. - Noise from surrounding homes, adjacent units, and beachgoers should be expected. - Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Great location, comfortable space. Half our team stayed here for a tournament and we all rested well. Slight hiccup on check in but the property management was easy to contact and sorted us out quickly.
We had a lovely trip in Newport at this home! The property was perfect for our group of 10-11 with plenty of places to sleep! We loved the garage door window in the living space of unit A!
Wonderful property. Plenty of space for the family to spread out. Kids loved all the beach items, which made their stay more special. Accommodations were very clean.
Communication with the host was great! Would like to stay here again in the future.
The property exceeded our expectations. It was conveniently located a short distance from the beach and the bay. There was a playground and grassy area close to the property. It fit our large family very well.
We had a great time. Location was perfect. Paddleboarders in our group were happy because the SUP loading area was great!!! Loved the park and surfers in our group were also very happy. Our group was 12 with ages 2-50 and it was plenty big… great bedroom to bathroom ratio.
I had to call the host once. They were very accommodating. This was perfect for our family as we used both sides of the Beach House. The location is great and its rare to have such a large garage on a beach house on Balboa.The only negatives, and they are very minor is that the furniture, especially on the lower level is quite beat up and dated. And we never could find the TV remote for the upper small condo master bedroom, so that TV could not be watched. I would rate this a 4 if I had that option.
This home does not disappoint . From the exquisite taste and decor to the proximity of the beach. It’s everything you would want to fulfill your vacation needs my family and I felt at home. We would definitely consider renting again.

An amazing location and a great family vacation spot during the week. In addition to spending time at the beach, we went to the nearby park, went paddle boarding in the marina area and had lunch and ice cream at lido village. Road noise at night was high in case you are sensitive to that but otherwise it was an excellent rental. Highly recommend and would go back.

Had a group of 7 for a work meeting at this property. The house was perfect for our size, everyone had their own room. A block from the beach and walking distance to the bar/dining area in Newport. Property was clean and neat, well-stocked with all kitchen utensils and needs to make the stay comfortable and productive. We really enjoyed the roll-up door at the front of the property as well as the front patio. The owner was responsive to all of our my questions and easy to get in touch with. Tower 17 Property Management handled our check-in; Lori was great to deal with and quick to respond to my phone calls and questions. On my list of houses to rent again!
