This beautiful Hawaiian home is located within the Royal Sea Cliff, which has the most astounding views of the Pacific Ocean atop a huge lanai. Maximum occupancy strictly enforced in accordance with local ordinances.

The Space:
We provide 2 beach chairs and 1 cooler for guest use.

The sight from the lanai is stunning with gorgeous palm trees. Plenty of patio seating is arrange for you to indulge in the beauty of the sun setting behind the ocean. This is the quintessential home for your romantic getaway or visit with family as it can house up to 4 guests.

The home has been updated with a kitchen that has deep emerald countertops, and top quality stainless-steel appliances. The kitchen is fully equipped to handle any of your cooking desires. A built-in breakfast bar has seating for two, ideal for any guests who want to keep a conversation going with the chef - dine here or on the lanai with seating for 4 where you can take in ocean views. The panoramic views from the lanai offers a serene snapshot of the Hawaiian life to all whom decide to stay.

There are two plush chairs, a sofa, and coffee table in the living room to entertain guests. WIFI and an HD TV is readily available, as well as keyless entry into the unit. If it's warm outside, you'll stay cool inside with chilly central air conditioning. Catch a movie on TV or just lounge and spend quality time with your loved ones. The sofa functions as a Queen-sized sofa sleeper for additional space.

Around the corner is the master bedroom. The master bedroom showcases a King-sized bed, mounted TV, doors to the lanai, and a bathroom. Leave the lanai doors open to fall asleep to the sound of the waves gently crashing below. The bathroom has a shower/tub combo and large vanity.

Relaxation is very easy at this marvelous home. Spend time inside or check out the other great amenities available. The housing complex has a pool, Jacuzzi, BBQ, open parking, and an elevator.

• For stays extending 30 nights or more, a security deposit and utility fee will be required. The security deposit ensures the protection of the property during your stay, while the utility fee covers essential services such as electricity and any damages that are caused by guests.

This is a nice unit that is central to all necessities and city sights. The furnishings are nice, the atmosphere is comfortable, and what a great lanai. Our host was responsive and respectful, and welcomed us with a text.

Wonderful Experience

The property is top notch and the views are incredible. The location is great in between Kona and Keauhou. Only negatives are bed is a bit old and more HD channels would be nice but who's watching TV when you're in Hawaii. I would 100% stay here every time I come to the Big Island.

Loved the deck. Perfect place to watch the sunset. Super location. Do the snorkeling at Captain Cook - it amazing! Only complaint, bed and pillows were too hard for my liking.

Spectacular Balcony with Ocean Views

You could spend your entire time stretched out on the balcony listening to the ocean. This unique unit is just amazing--right in front of the complex by the ocean. Awesome sunsets! Very quiet and private. We loved it!

Couldn’t have picked a better spot!

We absolutely loved this rental! What can I say. Great location in Kona. Parking was never a problem. The unit was very clean and had everything we needed. The best thing was the wrap around lanai! We beautiful sunsets almost every night. Left the bedroom windows open to the sound of crashing waves below. Very satisfied stay.

It was in a beautiful location. The only issue we had was that the elevator near our room was broken. And, there was no map in the binder in the room so we didn't know if there was another elevator or not. My husband had really bad mobility issues. It would have been nice if someone had let us know that the elevator was broken and that there was another one down the hallway. It really impacted our first day there - unloading all of our items was a BIG pain.

Unbeatable views

The westward views from the large deck are amazing! Unobstructed postcard views of sunsets every evening. The unit itself was spacious but a bit outdated and weathered. The deck is really the best part of the unit. The location was great and about a 30 minute stroll into downtown Kailua Kona.

Wonderful Lanai!!

This place was fantastic! The property overall was really nice. The lanai was an absolute dream. We ate breakfast out there daily and spent tons of time watching whales and could even see fish in the breaking waves. Bring your binoculars! The furnishings inside were very tasteful. The kitchen was equipped with the cooking supplies we needed. We didn’t have a chance to use the pool and hot tub but they looked great from the lanai. I would definitely stay here again!

Yes, the lanai was worth everything! The view, the quiet, so clean. The kitchen is very well equipped with new appliances. The unit is very well maintained. Nothing broken, damaged, or not repaired. We will be back!

location , location

this property is amazing. no better view of the ocean! no obstructed views & patio was very spacious and private. multiple seating options. condo had everything needed to make meals. lots of beach toys & chairs no cooler. condo had beach towels for use. close enough to town if you wanted to walk but it is not as close as you would think. we took uber about $7-10 one way but parking starts at 25.00 so uber was a great deal!

Oceanfront in Kona

This is a very comfortable condo. We chose this property for its large oceanfront outdoor space. We were not disappointed. Most of our time was spent outdoors on the patio. The condo had everything we needed. We had an issue with a defective fan on the building next to ours making a horrible noise ever 5 minutes or so. We contacted building management and the problem was taken care of.

Beautiful View from a Beautiful Location!

I truly enjoyed my stay at Royal Sea Cliff and would definitely considering staying here again! This unit was a perfect fit for my needs. It was nicely appointed with comfortable furnishings and stylish decorations. The kitchen was more than adequately provisioned with all that was needed for cooking and eating within the unit. The lanai provided a gorgeous backdrop for meals as well as plenty of space and furniture to enjoy the day. The only thing I would have liked is the ability to cover part of the area by a shade or awning as much of the lanai received direct sunlight from late morning through the remainder of the day. I was only on the Big Island for a few days, and did not get a chance to enjoy the pools at Royal Sea Cliff, though I could see them from the lanai and they looked very inviting. All in all, a great place to stay on the Big Island!

Amazing Sunsets on the Lanai!

We thoroughly enjoyed our 6 night stay at this oceanfront condo. The lanai is very large and private and affords breathtaking views of the sun setting over the ocean. The unit has been updated, except for the bathroom, which is showing its age. It's functional, but we had difficulty with the bathroom sink clogging and not draining. Management dispatched maintenance within 24 hours, so we found that service to be very responsive. That said, the sink was better, good enough for the rest of our stay, but not fully properly functional either. The place is very convenient to restaurants and shops and the buildings and grounds are well maintained with beautiful tropical landscaping everywhere. Overall a really great experience and if/when we return to Kona, we're looking for this place first!

Lovely views

We enjoyed our stay at this condo and enjoyed the ocean views and pool every day. Liked the upper floor location and parking garage was good. Nicely decorated with Hawaiian style art and very well cleaned. A few small things could have been better: no coffee provided and kitchen supplies were sparse. Headboard brackets broken so had to put towels behind it to not make noise anytime moving on bed. AC had a rattling noise that was pretty loud. Too bad the lanai sun shade system didn't work since it was very warm while we visited. The rental management Co used was not easy to communicate with. We got locked out on the last day after extending our checkout and they could not get us helped. We finally got in touch with the owner through the resort office who was helpful, but we almost were late getting to the airport. Overall was a good stay though.

Good sty

The best part of this unit is its lanai, its huge and has a great view. The unit is mostly updated, except for the bathroom and the doors/windows that are still original 1982 vintage that took away from the rest. The bed and pillows are also very old and uncomfortable. The outdoor furnitures ate also need to be replaced, although still functional. But the main reason for low score is the management service, their answer to every question was a polite no. We visit one of Hawaiian islands annually, and have always been able to check in early, check out late or at least hang out by the pool, but none were accommodated, and they even said no beach chairs or umbrella is in the unit, which was not true. If not for the poor service, i would have rated the lanai 5 stars, the unit 4 stars. The complex is also a mile away from town and 10 minutes from a open market, both are walkable. Very little noise from Alii, which is a busy street, so overall we enjoyed our stay, and loved the great sunset views.

Nice Unit, Terrible Property Manager, VRBO Support Great

The unit is lovely. The bed is a little hard for my preference. The patio and outdoor furniture are great. The management company is TERRIBLE. We arrived on a Saturday and discovered the bathtub drain was clogged. I tried to clear with the plugger, which only brought up a bunch to black gunk. I texted the management company at 9:44 pm. They replied that they would advise the local team. At 2:47 am, they texted that a plumber out later that day. Upon returning to the unit Sunday afternoon, the shower was still clogged. At 1:55 pm, I texted and called to check on the status of the plumber. Finally, at 4:59 pm, I received a text saying that a plumber would not be available until the next day. They only communicate via text. Despite asking multiple times to have a supervisor call me, I never received a call. They offered me a $100 refund, which I declined. Then they offered me $175 and offered to move us to a unit at another property with a golf course view. I declined both. They asked me to email my pictures of the tub. When I emailed, I copied VRBO. VRBO was great!!! They refunded me the cost of the two nights I could not shower without standing in sewage. I never received any additional communication from Grand Welcome. Luckily, the plumber came on Monday morning.
