Fees:
Resort fee - $6 per day for unlimited use of the fitness center, sauna, mini golf & more.
Some other amenities/activities are available at an additional charge.

I do require two night minimum during non peak times and during peak season a three night minimum is required.
In order to make a reservation, a 50% deposit is required at the time of booking the reservation, if more than 45 days out. The remaining balance will be due 45 days prior to arrival. If you make a reservation less than 45 days prior to check in then I do require full payment at the time of confirming the reservation. I also require a completed rental agreement on file with all reservations. I cannot hold any reservations without a deposit, unless arrangements are made with owner. I require a $99 payment for via Master Card, Visa, Amex or Discover for the guest certificate to the resort and the remaining payment due via Paypal.

Perfect Place

This property was perfect for our needs. We had a group of 6 kids and 2 adults. There was enough room for everyone without feeling crowded. The location is convenient for a base camp as the property is near all of the tourist attractions. Check-in process was smooth, rooms were clean and well appointed. The kids in our group enjoyed both pools. I especially appreciated the washers and dryers which came in handy after pool/water park days. Overall, we were very pleased with our stay here.

Historic Triangle trip

This was a wonderful lock-in condo arrangement. One family stayed in the two bedroom side, and the other was in the one bedroom side. We were able to have privacy, but be connected via the adjoining door. This condo was beautifully decorated, and the photos on the website must be from a pre-renovation/paint job. The beds were very comfortable. The kids loved the arcade game room and we all enjoyed playing miniature golf. The kitchens sure helped us save money on meals by cooking at the condo. I would definitely stay here again.

Be wary - my experience wasn't good

This is my family's experience - the good and bad. The property listed wasn't available so we were offered two adjoining condos at the Wyndham between Williamsburg and Jamestown. It turns out these are timeshares. Bad: - A downstairs neighbor threw a New Years Eve party with excessively loud music until 3:30am. We were trying to get the kids to sleep. I called the front desk and eventually had to find security myself after the quiet hours had begun. The people at the front desk was not willing to do anything about it. Security got the renter to come talk with him and me. The timeshare owner wasn't available and didn't return my calls. - The units are equivalent to outdated hotel rooms with kitchens. Good - There is a large outdoor heated pool and jacuzzi. There are other on-site activities such as mini-golf and video games. - It's close to Colonial Williamsburg, Great Wolf Lodge, Busch Gardens, etc.

you can do better

Got an email from “owner" that my reservation was accepted and I'd get a check in email the day prior. The week prior I emailed about a change request. I got no response. The day prior, I had not received a check in email. I emailed the owner. No response. I called the owner on the phone and left a voicemail. No response. I called Kingsgate...they said I had to go through VRBO. They knew "owner" as a 'mega renter' who was not reliable in providing check in info to his clients but usually came through in the end. About 9pm the night prior, I called VRBO. They put me on hold, and called him. Then a lady called me with some excuses and gave me the info. The rental was fine. I would just recommend maybe renting through Kingsgate's rental number rather than VRBO. Also, it's a downstairs unit and you can hear every step the upstairs tenant makes.

Great stay!

This property worked well for our multi family vacation. Plenty of space for all. Close to Busch Gardens, which was our purpose for this trip. Location is close to plenty of restaurants and shopping. Amenities were great and staff was very accommodating and helpful. Like other reviews have stated, the decor is definitely dated, but it didn’t bother us or interfere with our stay. We would definitely go back.

Clean, big, great location

We had a great stay. Location was perfect, unit was large and clean. Could use a little updating but no big deal. Only downside was some of the amenities were closed (arcade) or required advance reservation (pool). Otherwise two thumbs up great place.

Outstanding Family Destination!!!!

We took a family vacation with the 5 kids and wanted to visit the Williamsburg area. This property was absolutely wonderful for a family our size. There were plenty of rooms/tv's for the children to spread out. It was very clean and well stocked in the kitchen. There was a great dining room table next to the kitchen to enjoy family meals. We were thoroughly impressed with the entire Wyndham Kingsgate property. The staff was very helpful and friendly and the amenities that came with the club were an added bonus, especially for the kids. The property is in a great location and close to all the main attractions.

Great location! Great for families.

Overall, we did have a great stay and getting the combo of the 2 bedrm and 1 bdrm units gave us tons of room to sprawl. We could watch TV at night in one living room while the kids slept in bedrooms in the other unit and the connection between the two kept us close to hear the kids if needed. We did have an issue with the 1 bdrm not having heat the 1st 24 hours. We had to call for assitance 3 times before they finally got someone to fix it. The night maintenance person pretty much ignored our concerns so we are thankful for the day shift person who finally took it seriously enough and get the heat working. Luckily the kids side heat worked great and they never knew! The place is a little dated and the carpets inside and outside could use a better vacuum and cleaning but the convenience of the fully stocked kitchen, the washer dryer and not needing to eat out for every meal makes this place worth it. Plus if you want a top location to Colonial Williamsburg, Busch Garden AND Jamestown this is really great - especially when you are dragging young kids around. I was also impressed at the heated outdoor pool and how many people were swimming in it. We stuck to the indoor pool but the year round ameneties are a cool addition. If your not super picky about updated decor and furnishings, this is your place!

Wonderful Stay

my family and I had a wonderful stay here. The resort was huge with lots of things to do and very convenient to both the restored area and. Busch Gardens. Everyone at the resort was friendly and professional. The unit was as pictured and had everything we needed. It was large and comfortable, yet it gave us all the privacy we needed. We wish we could have spent more time there. We will definitely go back.

July 4th Family Vacation

This was an excellent facility. The 3 bedroom condo was perfect for our 3 couple vacation and a small family reunion on the 4th. We especially enjoyed the pools, putt-putt, and video games in the on-site center. Everything was better than expected. The staff was top notch in handling questions and sight seeing recommendations.

The property provided everything we needed and so much more.

There was an issue with the air conditioner when we first got there. It was so cold in the condo and the maintenance folks came immediately and fixed it and then followed up the next day to ensure everything was running smoothly.

Wonderful, better than we expected
