Fees:
Resort fee - $6 per day for unlimited use of the arcade, fitness center, sauna, mini golf & more. Resort also requires a $100 hold on a major credit card for incidentals. They will release the hold when you check out.


Some other amenities/activities are available at an additional charge.

I do require two night minimum and sometimes during peak season a three night minimum is required.
In order to make a reservation, a 50% deposit is required at the time of booking the reservation, if more than 45 days out. The remaining balance will be due 45 days prior to arrival. If you make a reservation less than 45 days prior to check in then I do require full payment at the time of confirming the reservation. I also require a completed rental agreement on file with all reservations. I cannot hold any reservations without a deposit, unless arrangements are made with owner.

Fall Getaway

We were extremely pleased with the accommodations. The whole process was extremely easy. We did not have any issues during our stay. The host was extremely helpful with recommendations. I would certainly recommend this host/resort to others.

Williamsburg Trip

The condo was great and the resort was perfect, only downside was the resort still has not opened the restaurant and poolside bar because of covid?? The pools, hot tubs, game room, and theatre were open though and the kids had a blast when we weren't out at the amusement parks. Great location close to Busch Gardens, Water Country, and Colonial Williamsburg. Great family trip and great stay at this property!

Check in process involved sharing personal data with the Wyndham property

After checking in, in order to get a parking tag for the car the check in counter send you to another desk where sales are trying to get your personal data about your invoice age ethnicity to get you to signup for the Wyndham property time share. This was a horrible experience where the guest is held hostage until to share details. On declining to give details and asking for the check in staff to intervene the parking pass were issues. The property needs to relook at this procedure. Overall checking staff was amazing and especially Tiara who make the check in process pleasant.

Not a 3-bedroom unit

This unit was listed as a 3-bedroom unit. Instead, we got a 2-bedroom unit that was connected to a one-bedroom unit. From the listing and the fact that we had to ask the owner permission to rent the space, our impression was that we were renting someone’s personal property, instead this is a timeshare-like situation and the property is in desperate need of updating. The one-bedroom unit of the space we rented had a faulty toilet and when we first arrived the carpet in the bedroom was very wet on one side of the bed, making the overall impression of the place unclean and old. Property amenities were nice - although the pool was very crowded - and personnel were professional and friendly. Management also was astute enough to realize 3 different reservations with the same last name were all family members and we were put in the same building for our stay - a pleasant and welcome surprise!

Please get off my plate

I found getting to the property excellent it was located in the area that did not present a problem. I found the rooms on the property very comfortable and roomy but from the first day that we got there until we left there was an ant problem not just in the kitchen but in two of the bedrooms so you were constantly watching anything you put down. I must share that guest services offered to have someone come over and spray but we had to leave the property for an hour that presented a problem because who wants insecticide spray in an area where they will be preparing food the second issue was all of us never wanted to leave the units at the same time . Also I don't know if I misunderstood or what the situation was but I did not realize that the three-bedroom request would be 2 units a one-bedroom bedroom and a 2 bedroom unit. The issue with the one bedroom was that it did not have a individual door to make it private so the hallway that connected the two units enter into the bedroom of the one bedroom then there was the kitchen which also entered into that one bedroom unit it made it awkward for the couple who stayed in that bedroom to have complete privacy from the rest of us. Thank goodness we were all family . the one thing I would say is that the amenities were excellent it provided quite a choice of activities for the adults and children to enjoy. Minus the ants and confirming that all bedrooms are individually secure I would return. All staff that we had interaction with we're pleasant and respectful.

Loved the area so close to Busch gardens, water park and many restaurants .our unit was clean but

Our unit was well equipped but corridors were not. On the main floor was a coffee filter that was used and the grounds were scattered, thinking it would be cleaned the next day but was still there when we left even with that I would stay there again

We had a 4 bedroom lockout unit Upon arrival the one unit had such a horrific and pungent Oder (like curry or something not cleaner) that we didn’t even use it instead the five of us stayed in the 2 bedroom unit which was fine for us Overall not the cleanest place ever but acceptable for most

Owners of the condo were quick to respond, very easy to work with!

Although the listing is for Kingsgate, my responses are for the unit that we actually stayed in, at Governor's Green (same owners). The condo was spacious, clean, plenty of towels, pool towels, pretty much anything we needed. The pool (s) and activity area are a short walk away (or you can drive - but it's a really quick walk). Parking is plentiful and location of Governor's Green is perfect, close to Colonial Williamsburg, Jamestown, Busch Gardens and more. We had a great family weekend and definitely would look to book this condo again when we return.

Family vacation

The property was very clean, we had a wonderful time, would definitely stay again . One down fall no basketball court for boys and the time share meeting, very pushy and nasty when you refuse to purchase . Basically they kick you out iof the meeting if you don’t buy in to the scam ... i don't care what they offer you to go not worth the $150 we saved on park tickets . DO NOT DO TIME SHARE MEETING

We love Wyndham Kingsgate. We have stayed there for years and are always very happy. This was the first time we had booked with this owner though. The day of check in he sent confirmations that were incorrect and for a different resort than we had booked. He was very responsive and easy to reach by phone but getting to actually check in was kind of a mess. The check in clerks at both resorts were helpful and worked it out and we ended up staying exactly where we had originally booked. I would still highly recommend this place I would just suggest triple checking with the owner and resort in the weeks leading up to your trip to make sure there are no last minute surprises.

Fantastic Property - Perfect for family vacation!

We had a wonderful family vacation at this property. There were so many activities including swimming, golf, tennis, game room - we were able to spend quality time with our family.
