We had a really great time! The property is so complete! It has everything that you could possibly wish for! The river is so beautiful!perfect for fly fishing! Richard was absolutely super to us! We cannot thank you enough for such an awesome time! We are coming back next month!
Only 7 minutes from the Keystone Soccer Complex for the Cherry Cup tournament and the Broadman nature trails are just as close! Great for a family looking to shower, sleep with the sounds of the River, and eat nutritious home made meals in the fully functioning kitchen. Highly recommend for soccer families! The nature trails offer a great destination before, between, or after games. We found so many cool rocks and were enthralled with the beauty of nature.
Wonderful location and amenities! John was super helpful and even talked with me the day before we came up to make sure the gps didn’t take us to the wrong place! Cannot recommend staying here enough!
It was incredibly clean, with high end features and beautiful decorative touches. The beds were very comfortable. The hot tub and steam shower were a luxurious feature and the view was incredible.
We had the best time on our girls trip here! It was perfect place to come back to after a day of exploring and we spent a whole day just relaxing in the river. I highly recommend this place for a stay in this area.

Despite being told multiple times that the hot tub was functioning, it was not and was never fixed while we were there. 90% of the reason we picked this house was for the hot tub. Also the air conditioning and internet were down the first day there, but those problems were eventually fixed. Had I known the hot tub wasn’t working, I would have switched properties. It was our first vacation in two years and I couldn’t be more disappointed. The host was kind, but I deserve a substantial refund.

Thank you for your feedback. We sincerely understand the disappointment surrounding the hot tub, especially since it was an important part of your vacation plans.
For transparency to future guests, the hot tub issue was the result of unprecedented flooding in our area shortly before your arrival. Repairs had already been completed the day you checked in, but during final testing our technician discovered an additional controller failure that could not be resolved during your stay because replacement parts were unavailable immediately. While the hot tub issue was ultimately beyond our ability to fully resolve in time, we remained in constant communication throughout your stay by phone, messaging, and in person.
We also want future guests to know that the other concerns mentioned were addressed very quickly. When an unexpected air conditioning issue arose after we accommodated an early check-in request, the system was repaired within approximately one hour. As an apology for the inconvenience, we arranged and covered dinner and drinks at one of Traverse City’s premier restaurants. Additionally, when a temporary neighborhood-wide Spectrum outage occurred, we personally delivered our own Starlink internet system to ensure there was no interruption in connectivity for our guests.
Providing an exceptional guest experience is extremely important to us, and while we regret the hot tub was unavailable, we are proud of the responsiveness and care we provided throughout the stay. Since then, the hot tub repairs have been fully completed, and we continue to proactively maintain all home systems to provide the best possible experience for future guests.
Smooth check in and check out, I have to agree with the guests who say the pictures don’t do it justice, we swam and tubed right from the house, the host was so responsive, from dining options to where to get off the river after tubing!! We had a blast and can’t wait to bring the rest of our family back up!!

We had a wonderful stay at River Falld Cottage! The location is perfect—peaceful and scenic, yet convenient to everything we needed. The house was well-equipped with everything to make our weekend comfortable and relaxing. We especially enjoyed the hot tub, steam shower, and the beautiful views of the river right outside the windows. It was the perfect spot for a refreshing getaway, and we will definitely stay here again.
Had such an incredible stay at the River Falls Cottage! Perfect blend of seclusion and city access with a quick 15 min drive into downtown Traverse. House was very clean and updated, the hot tub and steam shower were amazing features to have after an adventure filled day on the river or visiting wineries. My family and I stayed at this property for the cherry festival in Traverse City. It’s in a perfect location just outside of town far enough away from the hustle and bustle of the city, yet close enough for a few minute drive in town. The pictures don’t do it justice it’s very modern and clean with amazing views off the river. The host John was very knowledgeable and accommodating with anything we needed. Would love to stay at this property again.
Cozy home with a beautiful view! We enjoyed the backyard the most. The firepit right by the river made for a very peaceful night with good star gazing on the clear nights. The hot tub was perfect for the chilly evenings after spending the day in Traverse City. Large windows provided great views from inside. Inside was compact, enough room for 2 adults and 1 kid. The steam shower was amazing!! We really enjoyed our stay. We would love to come back when it is warmer and enjoy the river!
Amazing place, great spot on the river. The house was very nice. Great location for fishing and kayaking. Short drive to downtown tc and close to stores. We stayed for work and stayed at places in tc, but this was way nicer because its a great spot on the river with great amenities. For about the same price. Much better than an apartment. The host was great. Would absolutely stay there again
Everything about this property was perfect. House was clean, looks fairly new but still it looks to be well taken care of. Location was great, coffee in the morning while watching the river out back, sitting in the hot tub, or relaxing around the fire. This is one place we will definitely stay again and would bring my kids next time to enjoy the property. The shower was amazing and the steamer/sauna in the shower was great. I think the only thing I would change is going to kings beds for a little bit more sleeping room. But they were comfortable so that was good.
