WE have just installed a Roku TV that is so awesome! So many Free Movies, shows, news & sports to watch! we cannot guarantee that all subscriptions will be available, however & No Refunds for lack of subscriptions will be given.


Our Rates vary from $179/Night to $225 per Night, depending on the Season & Number of Guests. 4 Adults Maximum! No Children or Guests under 25 years of age allowed.
***** We strongly advise that you take out Cancel for Any Reason Travel Insurance to insure that your stay will be reimbursed due to some unforeseen event above & beyond our own Cancellation Policy.
We do NOT accept ANY Children & no Guests under 25 .
We are Dog Friendly( NO Puppies or Cats) & they must be Potty Trained & kept off of Beds or Furniture. There is a $75 Pet Fee for each Dog, Only 2 allowed.

Plz. Note that we are not Handicapped Accessible. There are stairs & uneven rocky surfaces .

There is a 2 Night Minimum stay on Weekend Nights. & 3 Nt. Min. Stay during Holidays.
NO other Persons allowed on the property or overnight other than the Guests on the Reservation!

Buzzard's Roost is a wonderful, whimsical, cozy cottage perched right on the edge of Lookout Mountain. Around here, they call it 'the Bluff'. We are on a winding, mellow, dead end road with little or no traffic, making it perfect for walks. Buzzard's Roost is a special place for you to let your hair down, relax & rejuvenate your Soul.

The NEW, 3 Person hot tub is perfect to erase stress & to melt away your aches, pains & STRESS! The Cottage has 2 bedrooms & 2 bathrooms & can sleep 4 comfortably.
The main floor is made up of a Bedroom with a Local Artisan crafted Queen. Hickory , Log bed, closet & the main bathroom with shower & tub just a few steps away. The mirror in this bathroom is also handcrafted by a local artist & made of local woods & branches. Also in this bathroom is a washer, dryer.

Moving on to the full kitchen, that has a NEW, full sized, side by side refrigerator/ freezer with ice maker, electric range with oven & toaster oven. all pots, pans, dishes, glassware & silverware & service ware. Also, for your added relaxation is a brand new dishwasher. No drudging away over dirty dishes. You are here to relax. The dining area seats 4 & is also perfect for a game of cards or puzzles or board games that are all here.

The living room area with an entire wall of windows & pine cathedral ceiling is perfect for relaxing with a book, or to enjoy a Movie on our 43 inch, flat screen, Roku TV. The corner electric fireplace/heater is just what you need during cool times to take the chill off. In warmer times, use just the flames to feel as though you are sitting by a campfire. We have central Heat & Air as well . The stairs lead to the loft bedroom & another wonderful local Artisan Art piece is there to greet you. It's an iron railing designed with a family of Buzzards to delight & protect you from harm.

The loft is made up of a private bathroom with Shower, a full sized closet & another handcrafted, Queen Hickory log bed. The view from this perch is beyond belief. It goes on for miles.
Out on the back deck is a wonderful relaxation area with a table for outdoor dining , Chairs to Relax & the NEW, hot tub. The view from out here is amazing. You can actually see 4 States from here. To the right, just off the deck is the BBQ area, & a trail that leads to our glider, Adirondack Chairs ,Rock formations & more beautiful views. The front yard is full of trees & boulders & great for exploring. The front deck can be a private get away if too much activity out back leaves you needing some alone time.
Plz use extreme caution on stairs, decks, & rocky surfaces throughout the property. Not a good fit for persons with mobility issues.

We hope you enjoy our Mountain Retreat & take advantage of all the wonders of this Mountain Paradise. 35 minutes away, are many Cultural, Recreational, Gourmet Dining & Shopping opportunities. We are 5 min. from the 2nd largest Canyon in the US, Cloudland Canyon. The Hiking is amazing & there are several waterfalls there for you to enjoy. Ft. DeSoto State Park, in Alabama, is about a 50 min. drive. That Park also has many Hiking trails, camping, & even an Olympic sized swimming pool. Also just 10 minutes away is the World Famous Canyon Grill for your dining pleasure.

After a scenic 30 minute drive away, in Tennessee, you can enjoy all that Chattanooga has to offer. You can see Rock City, Ruby Falls, The Tennessee Aquarium & The Inclined Railway & Chattanooga Choo Choo, & many more venues for some extra thrills.
Of course, if pure & Simple Relaxation is what you are after, Buzzard's Roost is the place to be without any traveling at all. Soak up the Peaceful atmosphere & wind down from the hustle bustle of daily life. Take a walk, read a book or magazine, watch a movie, take a nap, cook a meal, listen to the wind in the trees & the birdies singing.
Of course, the Hot Tub is waiting for you at the perfect Temperature, too!

3 Night Minimum stay required during all Holidays.
Rates quoted here are for 2 Guests. Additional Fees charged for parties over 2. There is a $50/night extra Guest charge.
Remember, if you want to bring your Pet along, WE ARE Pet Friendly! GOOD Dogs, Only, ha ha ~~ & No Cats or Puppies. Please let us know that you are bringing your Dog ( 2) maximum, when inquiring about your Reservation & what breed & age. Your Dog must be Vaccinated & on Flea protection.

No Refunds at all for poor weather, lack of or interruption of internet, Satellite TV service, or Utilities that are beyond our control. Also any Hot Tub difficulty.
There will be additional charges if any evidence of Indoor Smoking is found or if there is late unauthorized Check Out.

**** Regarding our Good Dog Policy. We know you LOVE your Furry Children & LOVE to take them with you on Vacation. There aren't many Properties like our's that enable you to do that , especially with the amenities that we offer & on top of Lookout Mountain.
We DO ask that you bring along your own Dog Bed, Crate. & keep your Pet OFF the Furniture & People Beds, & furniture. Please do not leave your Pet alone at the Cottage at any time.
Also please clean up after Potty Breaks in consideration of future Guests, & of the Owners. Many Thanks!

Our Cottage is very well stocked with linens, washer & dryer, a well stocked Kitchen, dishwasher, full sized oven & brand new side by side Fridge with ice maker. Guests are required to only bring food & their own toiletry products.
We are very serious about our No Smoking Policy & will be charging a $250 Fee if any evidence of indoor Smoking is found.
