Features a super comfy king bed, handy kitchenette & vaulted ceilings for an airy feel. Enjoy the sweet shared patio w/ grill & fire pit (heads-up: shared w/ main house guests unless you book both!). Welcome to your little slice of Sebastian! This studio might be cozy, but it's packed with personality and everything you need:

Main Area: It's your bedroom and living room rolled into one bright, airy space thanks to the vaulted ceiling! Features that super comfy King Bed everyone loves (with storage drawers!), a leather futon for lounging (or an extra guest in a pinch), beachy decor, a ceiling fan, and the essential window AC unit (with a handy 'dry' function for that Florida humidity! ). There's also a small desk if you need to catch up on emails.  

Kitchenette: Compact but mighty! White cabinets, cool tile backsplash, sink, coffee maker (priority!), toaster, electric hot plate/cooktop, and a mini-fridge. We've stocked it with essential utensils, cookware, and yes, bowls! Perfect for simple meals or prepping beach snacks.  

Bathroom: Clean, modern, and has what you need – shower, toilet, sink, fresh towels (we provide plenty!), and starter toiletries.

The entire studio space (main area, kitchenette, bathroom) is all yours privately.

The fun outdoor zone – the covered patio, fire pit, outdoor shower, and grill – is a shared space with the guests staying in the main house next door. It’s usually a friendly vibe! The separate container home has its own private outdoor area.

Just a few more helpful details for a smooth stay:

Noise Reality Check: We want to be upfront! Being conveniently located means you'll likely hear noise from the nearby road and the 7-Eleven, especially during the day. We aim for a comfy stay, but if you're seeking total silence, this might not be the spot.  

WiFi: We provide WiFi suitable for Browse, email, and general use. While some guests work or stream okay, heavy-duty streaming or gaming might be spotty sometimes.  

Beach Access: Just to be crystal clear, the beach is a quick 3-minute drive (2 miles) away – perfect for hopping over anytime!  

Shared Space Smarts: The outdoor area is shared. Please be mindful of parking (we'll clarify spaces!) and the shared gate. We keep the grill/fire pit propane stocked, but let us know if anything needs attention!  

Comfort Touches: We provide plenty of towels and a lighter blanket option if the main comforter feels too warm. We've also added hooks and mats based on guest feedback!  

Check-in: 4:00 PM / Check-out: 10:00 AM

Pups Considered: Well-behaved dogs are welcome ($100 non-refundable fee per dog, per stay). Let's chat first!

No Smoking Inside: Please take it outside.

Quiet Hours: Shhh from 10:00 PM to 8:00 AM.

Convenience: That 7-Eleven next door is super handy for snacks and forgotten items!  

Safety: Exterior security cameras cover entrances for peace of mind.

· Pets: Max 2 pets allowed with prior approval. $100 fee per pet, per stay applies. Please inform us when booking.

· Plumbing: Only flush toilet paper.

· Air Conditioning: Please keep doors & windows closed when AC is running.

· Damages: Please report any accidental damage, big or small, so we can address it. We understand small things happen, but guests may be responsible for the cost of significant damage.

· Security: Lock doors & windows when leaving.
