BEFORE CONFIRMING YOUR RESERVATION, WE WILL NEED YOUR AGREEMENT TO ABIDE BY THESE RULES:
* Our home is NOT for parties. That includes bachelor/ bachelorette, Guys or Girls getaways, Quinceañeras, or any other loud, adult gathering. If you or anyone in your group likes to make loud noise late into the night, please choose another home. Right to cancel reservation without refund.
* No smoking or vaping of any kind inside or outside the house. A $1,000 fee will be applied if any evidence is present to treat air and scrub walls.
* NO PETS ARE ALLOWED! THIS IS A COMPLETE PET FREE PROPERTY!
* No loud noise or music BETWEEN 10PM - 7AM. After 10 PM we kindly ask all conversation and activity be moved in indoors to respect our neighbors.
* No moving / Rearranging of the furniture.
* No unplugging of the electronics like TVS, lamps, etc.
Check-in time is after 4:00PM Check-out time is 10:00AM
*** Please plan your arrival between 4:00 PM – 9:00 PM for check-in. Messages or requests sent late at night may not receive an immediate response ***
* Upper Unit has 2 car parking spaces. Space letter A & B. Street public parking is also available on first come first serve basis. Owner and host are not responsible for guest’s violation.
* Please be sure to unplug all unused appliances, hair curler, laptop chargers from socket when leaving the home. As well as turn off stove, oven, AC or heater.
* Adult supervision of children on the property at all times.
* The minimum age of the person renting/ booking shall be 25 years old.
Guest Count & Visitor Policy:
* Only registered guests are allowed on the property!
* Our nightly rate includes up to 6 registered guests. There is an extra guest fee of $79 per guest per night for any guests over 6. One (1) Infant under 2 years old stays FREE.
* Please ensure the correct number of guests is entered at the time of inquiry or booking so we can properly prepare the home and avoid any misunderstandings.
* All guests and visitors must be disclosed in advance. Exterior security cameras monitor arrivals for safety and occupancy verification. Unregistered guests may result in additional charges. Our home has a maximum occupancy limit. Thank you for your cooperation.
* This property has camera or recording device by the front patio, stairs and outside the car porch for security purposes.
* There’s no mailbox at the property. We’re not responsible for any lost packages or mails you may have delivered to the property.
* BBQ Grill: Feel free to enjoy the BBQ grill during your stay. Guests provide their own propane tank and are asked to clean the grill after use so it’s ready for the next guests. Additional cleaning fees may apply if it is not cleaned at check-out.
* Please be mindful that there’ll be guests living right below you, at the lower unit. Our curfew hour for both units is between 10PM-7AM. Upper unit and lower unit both have the same house rules.
* NO SUBLEASE ALLOWED!
*** Notes to our valuable guests: We’re delighted to have you stay at our beautiful home! In the event that you need to shorten your stay for any reason, please note that refunds are generally not possible. Our bookings are often made well in advance, and it can be challenging to accommodate last-minute changes or find replacement guests.
In some cases, we may be able to offer a partial refund if we can secure another reliable guests for the same dates. However, this will depend on availability and other factors. Thank you for your understanding!
*** Please note that last-minute date changes may not always be possible and are not guaranteed approval. All cancellations must follow the listing’s cancellation policy, with no exceptions. It can be very difficult for us to secure replacement guests when dates are close, so we truly appreciate your understanding and cooperation.
*** No-show policy: A no-show will be treated as a completed reservation and is not eligible for rescheduling or refund. No exceptions.
*** Release of Liability: This home is privately owned; the owner/host and cohost are NOT responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are NOT responsible for the loss of personal belongings or valuables of the guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
